This was a prefect solution for our family stay in Crystal River. The layout of the property. Inside and out, was ideal for our needs. The check in process could not have been easier and it was very close to restaurants and attractions. I would definitely recommend this property!
Spent a few days here for spring break with our adult sons. The house was spacious, clean and stocked with all the essentials. I would stay here again and 100% recommend to others
Peaceful relaxation in a very comfortable home. Loved the spacious kitchen and all the recreation extras. We cooked, kayaked, grilled and had a campfire!

We enjoyed our stay. Dock is deep enough for an offshore boat. Everything is clean and nice in the house. Plenty of parking for trailer and vehicles. Easy to get in and out of the property. Nice place. Boat ramp on site for smaller boats.

First off, Phil was outstanding and was very responsive from the time of booking to the very end. Couldn't ask for a better Host, very Hospitable.
The property was better than expected. House was plenty big enough, very clean, and stocked with plenty of needed items and then some. washer and dryer for use with detergent which came in handy after being on the water all day.
Boaters, Not a single issue using the on-site ramp or dock. water is about 3.5-4' deep at low tide. the ramp is a bit steep but no issue with my 4x4 truck and 23' tritoon. there are some limbs from the tree over the ramp that might hit if you have a tall Center console.
The Stay and accommodations were top-notch and one of the best vacation rental experiences I've had. we will be back next year.
Not cleaned from previous tenants. Out of state owner who was unhelpful. We had to hire a cleaner.
First off, check in is at 4 and out at 11 am and he made a big deal about not checking in early because of the cleaners. We got there right at four and found all towels, bedding etc dirty and piled into the laundry room. The floors, kitchen and bathrooms were dirty and the bath mats on bathroom floor had clearly not been washed for several days. There was a box of tissues on the couch and used tissues next to it left by the previous guests Since we had small children and one crawling infant we contacted the owner and left to go eat. The owner said he would "try to contact his cleaner". Offered nothing else, I had to ask that he refund the fee. I threw a load of sheets in the washer before we left so we had one bed done. We wound up doing laundry (5 loads) until 9 pm that night. We found a local cleaner who could come immediately and cleaned while we were at the restaurant.. about an hour after our "check in" the owner said that the cleaner was trying to "contact us".. Why I needed to deal with it is a mystery. In any case, I never answered an unknown number while dining out with family in a noisy restaurant. The Cleaning fee for this house is expensive. We had to hire another cleaner just to get the floors, kitchen and bathrooms clean and to make the beds with the sheets that were dry (ONLY ONE SET OF SHEETS IN THE HOUSE PER BED)
The owner never reimbursed us for this expense and ignored my message to him that we had been washing the laundry well into the evening. The next day we were scalloping and launched our boat the the ramp. He not only started calling for us to be out at 11 am because he had a "photo shoot" there and wanted our cars out of the side yard, but said we had to be out by 1 o clock at the latest. We left the house with all towels washed and dried and were gone by 11 am. Apparently, it was more important to him that his side yard not have a vehicle in it for his "photo shoot". than being accommodating to guests that spent the whole time washing laundry and paying another cleaner. The stress I felt while trying to scallop with my family was terrible because he kept texting us to be "out by one o clock at the latest"
This owner lives out of state and it clearly only interested in making money. This is my first time making a one star review and I have stayed at many VRBOs, not only is the owner a bad host, but he has no local knowledge of this area except, of course, how he can monetize Florida.

Great property right on the water. We used the kayaks to go out on the River and cleaned our scallops on the dock. Beds were comfy. Kitchen was well stocked with supplies. Only downside of the whole stay was there was no shampoo/conditioner/body wash provided. Charcoal was provided, though, which was nice for grilling steaks one night. Would def stay here again!
Wonderful location, awesome communication, and everything you need! This truly was a perfect, quiet spot on the Crystal River. Having kayaks, paddle boards, and life jackets free of use was another added perk. House was clean and cool - will definitely stay here again!
Clean and comfortable, with plenty of room. Kitchen fully equipped and we enjoyed kayaking right off the property! Perfect launch point for snorkeling with the manatees in Crystal River!
We booked this house so we could do the manatee swim. Super close (about 7 minutes), quiet location. Caught several fish off the dock. Perfect little retreat!
I stayed at this property with a few friends for a fishing tournament in Crystal River. Everything at the home was just as advertised and the owner was quick to communicate and assist his guests. The home is close to the heart of Crystal River and is very well set up for fishermen. The home has its own boat ramp and dock, so we were able to do everything from the house and skip the craziness at the local boat ramps. I would absolutely return and stay again.
The house was perfect for our family. I loved sitting on the deck and listening to the fish jump in the river. Super quiet street - just the escape we needed - yet close to everything. We enjoyed the kayaks and the large yard. We had trouble with the front door keypad but Phil was super apologetic and took care of it immediately. We would definitely stay here again!
This was our 2nd time staying here for scalloping season and while the scallops were lacking, the accommodations weren't. Nice home, had everything we needed, the dock and the ramp worked great for our 24' center console boat, and Phil was an excellent host. See you Again next year!
Every year our group of friends goes to Crystal River to go scalloping and this place was perfect for us. We take our John boats up and the owner was very accommodating allowing us to park our boats and trucks on the spacious property. The private boat launch was very convenient, and made it easy to hit the water without dealing with the headache of using the public ramp. Although most of our time is spent enjoying the springs and gulf, we enjoyed the tranquility of the property. The home itself was beautiful and clean, we plan to book again.
