This is a NON SMOKING unit. Smoking is allowed on the balcony only. This will be strictly monitored by housekeeping. PETS are not permitted in rental units under any conditions unless agreed upon prior to arrival. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. DAMAGE DEPOSIT- A damage deposit of $200 is required. This deposit is NOT applied toward rent; however, it is fully refundable within (7) days of departure, provided the following provisions are met: a. NO damage is done to unit or its contents, beyond normal wear and tear. b. NO charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in proper garbage bins outside the door, and soiled dishes are placed in the dishwasher and cleaned. d. All keys are returned to Rainbow management and unit is left locked. e. All charges accrued during the stay are paid prior to departure. f. NONE of the condo owner’s possessions, including but not limited to all linens, kitchen items and electronics, are lost, stolen, or damaged. Linens are not to be used as rags. Paper towels will be provided. Please note that the maid will take inventory upon guest departure and report any missing or damaged items. g. NO Early check-in or late check-out unless agreed upon prior to arrival. h. Parking passes are left inside the unit upon departure. No parking passes are being issued at this time. i. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by My Complex. PAYMENT - Payment shall be made through VRBO. Return of the damage deposit will be made via personal check mailed to directly once inspection is complete and there is no damage or loss to the property. CANCELLATIONS – Bookings canceled at least 60 days before the start of the stay will receive a 100% refund. Bookings canceled at least 30 days before the start of the stay will receive a 50% refund. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to four (4) persons. FALSIFIED RESERVATIONS Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance. USE OF PREMISES. The Premises shall be used and occupied by Occupant and Occupant’s immediate family and disclosed friends, exclusively, as a private single family dwelling, and no part of the Premises shall be used at any time during the term of this Agreement by Occupant for the purpose of carrying on any business, profession, or trade of any kind, or for any purpose other than as a private single family dwelling. ASSIGNMENT AND SUB-LETTING. As the Owner is allowing the Occupant to use their condo, Occupant shall not assign this Agreement, or sub-let or grant any license to use the Premises or any part thereof. HAZARDOUS MATERIALS. Occupant shall not keep on the Premises any item of a dangerous, flammable or explosive character that might unreasonably increase the danger of fire or explosion on the Premises or that might be considered hazardous or extra hazardous by any responsible insurance company. INSURANCE. Owner, Owner’s agent or manager, or, if applicable, the Condominium or Homeowners’ Association, are not responsible for insuring Occupant or Occupant’s personal property. QUIET ENJOYMENT. Occupant’s observance of all rules and regulations, shall and may peacefully and quietly have, hold and enjoy said Premises for the term hereof. LOSS OF WATER OR ELECTRICITY - Due to the nature of the island of St. Maarten, the Owner of T208 cannot be responsible for loss of electricity or water during the Occupant’s stay. The Owner will provide several bottles of tap water under the sinks for washing and rinsing in the event that there is loss of water. The Owner has provided emergency flashlights. Given the nature of the island, the Owner advises that the Occupant purchase several bottles of flat water to be used for consumption in the event of loss of water. Water bottles under the sinks are not to be used for consumption. In the event the bottles under the sink are used for rinsing, they should be refilled once water pressure has been restored. In the event that electricity is out for more than 24 hours and the occupant needs to find alternate lodging due to health issues, owner will prorate and refund the occupants for what the remainder of what their stay would have been based on the nightly rate agreed upon, without penalty.

Wonderful Condo in Cupecoy!
Vicki's condo is absolutely perfect for a relaxing vacation in St. Maarten. My wife and I enjoyed it thoroughly. It comes fully furnished with all the amenities you could want, including good wifi (I was able to attend all my telecons), US phone number, AC, full kitchen, balcony with view of the sea, comfortable bed, TV, very convenient keyless lock on the door, and nice bathrooms with big showers. I was also really happy with the way they have a "take something, leave something shelf" for bug spray, sun block, and other items that you might have forgotten or don't want to bring home with you. Likewise, the kitchen is clean and has some of the basics that are for common use, we left a few bottles of water for the next guest ;) We really enjoyed visiting our favorite beach spots, but also spent a lot of time at the small beach at the bottom of the spiral staircase behind the Rainbow property, it was perfect for a quick swim without driving anywhere. There was plenty of parking and the security guards were super friendly (as are most people in St. Maarten). Lastly, Vicki is super responsive, organized, and helpful. She gave us so many good recommendations and helped update us regarding what has changed since hurricane Irma. I would certainly rent this condo again and recommend it highly.
The property was wonderful, truly a home away from home, and the owner is simply the best!

Nice clean condo near the beach
Vicki's place is well cared for in a condominium complex easily accessible from the airport (less than 10min away). Vicki goes above and beyond to be helpful to you prior and during your stay -- she really wants to make sure you are comfortable. We were thankful for her help and suggestions.
The beach at the condo complex is fine -- no real need to go to other beaches unless you want to. For food, the kitchen is good and there are two Carrefour grocery stores very close to the complex.

From the moment we booked Vicki was very helpful in ensuring we had a great trip. She provides recommendations on restaurants, excursions, beaches, and where to shop on the island. We’ve been to the island before and found some great experiences that we didn’t know about due to her recommendations. We would definitely recommend this unit to anyone heading to St. Maarten or anyone needing a beach vacation getaway. We’re looking forward to coming back!
Spring Break in St Maarten
This is our first time renting Vicki and Rick's lovely condo at the Rainbow Beach Club in St. Maarten and we will definitely return in the future. The location was perfect for our family (2 adults, 2 teens) with pools and private beach access for plenty of fun in the sun. There were numerous restaurants to appease the picky palates of our teens (Mexican, Asian, Italian, etc) and Vicki's fabulous booklet included suggestions for activities such as snorkeling, diving, horseback riding, and jet skiing. We did everything but the diving and had a great time. The amenities of the condo exceeded expectations (A/C, beach towels, washer/dryer, fully-equipped kitchen, flat screen TV, books and DVDs, Vonage phone allows free calls to the US and Canada, hotel quality safe). Vicki even sent us videos to assist our travels around the island. We truly enjoyed a stress-free, relaxing week in a fabulous condo on a beautiful island.
We have rented from Vicki and Rick for several years, Vicki had become a friend I've never met. Every time we have rented from them there has never been any surprises. When we arrive the unit is clean, the unit has all the amenities you would ever need and many extras, and is very well maintained. The beaches are beautiful and sunsets are lovely, I enjoy watching the cruise ships depart the island with all of their many lights while sitting on the balcony and the stars from the balcony are a extra. Vicki is a wealth of information about the island she always informs me of the new restaurants (pastry shops) and any new spot we should see. The condo is in a great location for visits all over the island, with the three pools and the beach you may never want to leave the property. We highly recommend this condo you will be spoiled with the overall rental experience and how uneventful it will be. I can't forget the housekeeper it has been the same sweet lady ever time we visit she has become a part of our family she even ask about our children by name and I always feel my things are very safe while she is taking care of the unit. I know on the day(s) she visits I will return from my day out and everything will be fresh and clean once again. Enjoy!
