Enter our 40 acre Orchard Manor through a private gate leading atop the rolling hills of an apple orchard to the magnificent 19 room custom built estate. The home is designed for entertaining with expansive views, tennis courts, basketball, heated pool, lower level game center with movie theatre and fitness center. Take a walk through the orchard and find the perfect apples for picking or work up a sweat on the tennis courts. Spend sunsets on the front porch with unobstructed views.

This five bedroom home has an open floor plan with high ceilings, family room with stone fireplace adjacent to the gourmet eat-in kitchen. Along side is a formal dining room and living all with views of the horizon. The upstairs contains 4 bedrooms with an additional kitchen and the lower level is an entertainers heaven. Pool table, ping pong, skee ball, poker, full bar area and the movie theatre room. 12,000+ square feet of living!
*Outdoor pool and hot tub are one unit and are open May 1- September 30 only. No exceptions
*Town does NOT allow events so please don't ask about weddings, small or large, or any type of event.

A great place to reconnect with family

Amazing home. We enjoyed a perfect 5 days with daughter and family from California and Washington. We had a bbq with family and friends mid stay. The home had everything you could want. Definitely looking forward to another stay in 2025!

Just as advertised

Just finished my stay here at this amazing property and we were not disappointed. 7 of us stayed here for our annual golf trip around New England and we loved every minute of it. I was a little skeptical prior to the trip because of past experiences as I know pictures can be deceiving. This one was just as advertised. The place was very private and very clean. The theatre and outdoor patio/pool area were a big hit for us. When we weren’t golfing we were in one of these two spaces. The amount of privacy, the pool, the theatre, and tennis/ basketball has everything you could need for a guys trip. I highly recommend this place and would love to stay there again. 5 stars

Wonderful property in East Lyme

Our family of nine had a great time using the pool, hot tub, tennis court, outdoor fireplace, game room and movie theater. There was something for everyone. The grounds were wonderful and great for taking a leisurely walk. Two thumbs up.

Great place for the whole family!

We visited with the whole family--grandparents, aunts, uncles, and kids. Everything was perfect and exactly as described. Everything in the house is of very high quality, from the pool and hot tub to the kitchen and game room. Highly recommended!

Beautiful home but….

This is a beautiful home. However, it needs some upkeep. We visited this home in March and then again in July. Some things that were broken had not been fixed. Such as the floor heating grates (broken and dangerous for small kids) and the toilet roll holder in the master suite (that fell off the wall both in March and July). Some one broke the doors between the office and the master bedroom but it was just left for us to deal with. The game room in the basement is nice. But one of the skeeball machines was broken. Which kinda takes the fun out of competing against another peron. The pool is amazing and we had no problems with that. I expect the home to be well stocked for the amount that we pay per week. It was not well stocked. We had to purchase paper towels and toilet paper. There was no coffee or oil. Lastly, the recycle bins were full the whole time that we were there. We had no choice but to put all the garbage together and we did not have adequate storage for the trash we accumilated. That said we still had a good time being with the family.

Beautiful retreat

Perfect location of privacy with the convenience of close restaurants, stores, and activities for our family gathering. Ages ranging from 76 to 8 years old. This property offered a great variety of activities onsite for both our sunny and rainy days. The kitchen was equipped to cook and feed our group of thirteen. The sleeping accommodations worked for our family. Some bedrooms required sharing a bathroom (not an issue for our family, just something to know depending upon the group). The twin beds are either in a hallway or through another bedroom, which the kids loved. We would definitely rent again as the house offered plenty of retreat areas for our large group. Thank you Kerri and John for being excellent hosts during our stay!

Too many positives to list!

Our large family usually does our summer trip to the Cape. This year we decided to venture off the beaten path and holy cow am I glad we did! The photos alone do not do this home justice. They show the basics but there is so much more. The closet space in this home could easily have been used for another 6 bedrooms. All bathrooms were gorgeous and the shower pressure was better than a five star hotel. Don't bother bringing any kitchen utensils or anything for grilling. There is more than enough of everything. The beds in the upstairs rooms are queens (other than the full bed in the pink room). We had gorgeous weather so spent most of our time outside. We fully utilized the pool house covered area, lounge chairs, couch set by the fire place, rocking chairs and wooden dining table. The pool is glorious! It truly is heated (if you choose). Hot tub was great too. The pool house has a stereo system that covers the entire back of the house. You can Bluetooth to your phone and listen to whatever you choose in surround sound. Need extra refrigerator space? You've got a sub zero kitchen fridge, upstairs regular size fridge, full fridge in the pool house, mini fridges in the game room and upstairs bar area. We used them all! Having laundry upstairs and downstairs was great. John, the groundskeeper, is very responsive and addressed any issues that arose in a timely manner. We loved this home so much that we booked for 2025 before I stay was even complete.

Wonderful home

The amazing game room, large movie theater, and terrific pool and hot tub were the high points for our grandchildren, ages 10 - 18. The adults also enjoyed the tennis court and the beautiful grounds. The house is super close to shopping, restaurants, and all types of entertainment. The property manager and caretaker were very responsive and helpful. We couldn't have found a more ideal setting for our family reunion.

Great property with lots to do on-site

This was our second stay at the property. We had a wonderful time. Lots of space to spread out and hang out. The pool and hot tub are great on a sunny day. The caretaker, John, is extremely responsive and pleasant to work with. Would definitely stay again.

Family reunion

Our family came together at this gorgeous spot for a milestone wedding anniversary. Grown ups, teenagers, and children alike had a wonderful time enjoying all the amenities (tennis, basketball, pool, game room, movie theater). There was so much to do and the estate was emaculate. 5 stars.

Birthday Celebration

We enjoyed our stay at Orchard Manor. Everything was as described and very spacious even with all the beds used. The game room and movie theater were awesome and one of the primary reasons we booked the house. The popcorn machine featured in the photo no longer exists but we made do with a large pot on the stove. Kerri was extremely responsive and the caretaker super helpful. Property is gorgeous and much prettier in person. Sunsets from the family room were spectacular. Great value for the money, would definitely stay again.

Family weekend

Orchard Manor was the perfect home for our family weekend. There was something for everyone. Game room, theatre, gym, and outdoor basketball court. Then plenty of space in the kitchen living area to gather for food and drink ! The sleeping areas were very comfortable. We will definitely return next year !

Family gathering

There are not enough superlatives to describe this magnificent home. Our family gathered to celebrate a birthday, and we could not have picked a more perfect home. From the kitchen to the game room and everything in between, the house was absolutely spectacular, just off the charts. Kerri and John were fantastic and responded quickly to any questions.

Awesome place!

We wanted a place close to Mystic and close to the casinos. Eight friends from CT, MA, and GA getting together for a weekend to see a show at Mohegan Sun. We ended up passing on Mystic to hang out in the basement to play poker, pool and check out a late night movie in the theater room. We will have this place as a first choice if we ever do a weekend again.

Ladies weekend

What a wonderful property. This is the 2nd year we spent our annual ladies weekend at Orchard Manor Estate. There were 14 of us and you would never know it. Plenty of space for everyone.

Beautiful and perfect in every way

This was the most beautiful property me and my family of 12 have ever stay at. With a group of adults, teenagers, and young kids. It is always hard to please everyone- this house did just that. We spent most of our time down in the game room that had literally everything. Night times were spent outside by the fire pit or in the movie theater. The kitchen was well stocked with everything you could ever need. The beds were cozy and comfortable, and every room of this house was clean upon arrival. The property itself is beautiful and we did not want to leave. Thank you so much for having us, we will definitely rent again!
