River Pointe Lakefront 3 BR Ranch Home with Heated Pool

This beautiful River Pointe lakefront ranch home with almost 1700 sq ft has lovely views of the lake and its abundant wildlife from the backyard pool, outdoor patio, living room and master bedroom. Blue heron, sand hill cranes, egrets, and roseate spoonbills are just a few of the birds that make frequent appearances at the lake, while fish, turtles, ducks, and squirrels visit as well. It is a very peaceful setting to enjoy relaxing and observing.

The interior of the home is light-filled and decorated in tropical hues throughout. The home features a GermicidalUVC System to help disinfect the home's air 24hours a day. It kills up to 99% of bacteria, mold and viruses. The comfortable living area has two sofas, one queen sleeper and not, a chair, and wood side tables around the main tv. There is bar seating in the kitchen with three bar stools as well as a dining table accommodating six. On the opposite side of the kitchen is a breakfast table and chairs, perfect for morning coffee or a workspace. The kitchen has granite countertops, new stainless steel appliances (electric smooth top range with oven, microwave, dishwasher), refrigerator with ice and water dispenser, and all that you need for dinners in. There is also a table and chairs for eating poolside. The laundry area with washer, dryer and utility sink is located just off the kitchen. Entertainment is available with multiple flat screen tvs with cable and wifi internet for all of your wireless devices. Wifi is provided free of charge.

The outdoor pool area has a table with six chairs, a new propane grill (June 2022), as well as several other chairs and lounge chairs. A pool heater was added May 2022. The pool is beautiful and is the highlight of the house overlooking the lake.

The master bedroom has a king-sized bed (new Oct 2022) and bedding, dresser, smart tv with cable, and an en-suite bath with dual vanities, jacuzzi soaking tub, shower, and large walk in closet. The split floor plan offers privacy with a second bedroom at the front of the house with a king size bed and bedding, dresser, smart tv with cable, and walk in closet. The third bedroom has two twin beds (new Oct 2022) with bedding, smart tv, and a bifold closet. The two front bedrooms share the second full bath with tub and shower.

There is a double garage which you are welcome to use during your stay. The neighborhood also has a canal access point where you can paddleboard or kayak the canals to the Manatee River.

The property is conveniently located close to Publix grocery store, Walmart, Starbucks, Costco, and many other retailers and restaurants. The many Gulf beaches make for wonderful day trips. Gorgeous Anna Maria Island is just 12 miles west with landmark Anna Maria pier, or beautiful Siesta Key 19 miles SW. Enjoy a pleasant stroll on the downtown Bradenton riverwalk just 4 miles away. The home is located minutes from I-75 with convenient access to the Prime Outlets Ellenton in 10 min, mall at University Town Center in 10 min, Tampa in 45 min, or Orlando in 90 min. Golf the many courses throughout the area. We know you will enjoy your stay at this River Pointe retreat pool home where sun, fun, and the ultimate Florida life abides.

Beginning home essentials are provided for guests upon arrival including two rolls of toilet paper, one roll of paper towels, trash bags, dish detergent, dishwasher pods, hand soap, two boxes of bar soap, coffee filters, salt and pepper.

Maximum of 4 adults and 6 guests total. The noise ordinance for Manatee County is 10 pm until 7 am which includes any outdoor noise. We ask future guests to be respectful of neighbors who are either retired or going to work and not on vacation. Please do not request to book if you cannot follow the rules, as you will be evicted. We do not allow third party bookings. The guest who books is the only one allowed to check into the home.

Though this home is new to us, it has been an established short term rental for five years with superior reviews. I intend to maintain that high standard of hosting and for you to enjoy a wonderful stay. The photos are not yet updated for the recent home improvements.
