Links 13B is a light, bright, and spacious three-bedroom, three-bathroom villa located on Barony Golf Course in Port Royal Village. Newly furnished and decorated, this home is a tastefully furnished home-away-from-home with a designer feel.
Enter the home up the eight steps into the foyer where you will appreciate the vaulted ceilings and luxury vinyl flooring that can be enjoyed throughout the common areas. The living room includes comfortable furnishings that include a wet bar/coffee bar with a quartz countertop, a large wall-mounted flatscreen smart TV, an electric fireplace, and high-speed WiFi.

The screened-in porch and primary bedroom overlook the Barony Golf Course. The screened porch is furnished comfortably for enjoying the golf views and the Lowcountry landscape. It has a table that seats 4 where you can enjoy your morning breakfast before you head out on the day’s adventures.

The kitchen has recently been completely updated with new cabinets, high-end quartz countertops, and new appliances. You’ll have everything needed to prepare daily meals in this well-equipped kitchen. The dining area is off the kitchen and open to the living space. The dining table seats six guests and the adjacent breakfast bar offers seating for two.

The spacious primary bedroom features a wall-mounted flatscreen smart TV and en-suite bath with double vanities and a glass-enclosed walk-in shower. The second bedroom has a window seat, a flatscreen smart TV, and a private bathroom with a shower/tub combo. The third bedroom has a flatscreen smart TV and is connected to the hall bathroom featuring a shower/tub combo.

The laundry room, located at the back of the kitchen, has a full-size washer and dryer. A three-burner gas grill (located in the carport) is included for easy outdoor cooking. The property features a carport and the use of a golf cart, when available, that can be driven to nearby Islanders Beach Park. It’s just a 2 minute ride to this beach park where there is a designated golf cart parking area that is free. There is also limited metered parking (if you wish to take your car over to the beach). Islanders Beach Park also has a playground and restroom facilities with showers.

Things to Know
The Links is a gated community within Port Royal Village featuring a community pool that is not heated and is open seasonally April-October. The community pool is just a short stroll from the villa with comfortable furniture, restroom facilities, and a shower.

The Westin Resort, with restaurants, shopping, and resort facilities is just minutes away by car, biking, or walking.

Family get together

The house is very up to date. Obviously, it has been remodeled and everything was well done. All the beds were comfortable and the linens clean and fresh. We continue to rent at the Links because we love the golf carts and easy access to the beach. We will definitely come back often.

Nice place

The Golf cart is a great touch. The place is dated in bathroom and spare bedroom. The floor is weird to walk on up and downs, uneven flooring, but that is nitpicking. The location is very convenient to ocean with golf cart or 10min walk. Golf course literally in backyard, matter of fact a few golfers on different days were in backyard looking for golf balls. On site pool in small but nice, went several times due to to weather. I think what you get for the pricing and amenities is well worth the place. We will prob consider staying in future. Places to eat and shop were convenient too.

Family time

Wonderful time with family. Boise was perfect and very clean. Hard to communicate with property manager was hard to communicate with due to evrribeing done via an APP on phone. Very hard to speak with a local manager. However, home is very delightful.

Awesome Stay at the Links

The property was very clean, well-stocked with cookware and dishes/utensils, and super cozy in the Port Royal community. The rooms were spacious, mostly bright and airy. All the beds were comfy and inviting. We especially enjoyed the screened in patio, which was very private and faced the golf course. The golf cart was a great bonus, which made the 5 min drive to private Islanders Beach easy to access. The beach was not crowded, like Coligny beach. The property is very spacious and located in a quaint gated community with only approximately 15 units all on the golf course. You have to drive through other communities to get to this community. There are only two units per building, one on each side, separated by carport/garage, which made it very private. The area is wooded with beautiful moss trees. The unit was updated with higher-end appliances, hardwood flooring, and beach decor. Bring your own beach gear. There is none available for use. Shopping and dining is nearby outside of Port Royal along US 278. We would definitely stay here again!!

In general, a good choice. Some specifics are missing.

This unit is clean and well equipped with most daily essentials. It is relatively close to one of the nicest beaches (Islanders Beach), perhaps a ten or fifteen minute walk. However, use of a golf cart for the week made a very big difference for our family, which included two very young children. We could easily make multiple runs to the beach park each day as we needed. The cart had a current sticker which allowed us to park free. Three comfortable bedrooms, a pull out couch, and three bathrooms served us well. Beach chairs were old but serviceable. Specifics? No instructions in the unit to explain anything, nada. For example, TV/cable, trash/recycling, pool location, local attractions, etc. The Vacasa welcoming instructions, other than the gate and door codes, were exceedingly unhelpful, including directions to the unit. Our phone GPS got us to the unit after some missed turns. Example: under their heading ‘Outdoor Recreation’ they say just ‘Playground’. No name or directions to any playground. For trash and recycling it says ‘Dumpster’. There are no dumpsters anywhere; mid-week the big trash truck backed down the lane and collected the trash from our bins. Every heading was similar. No real info provided. But in the end, we figured it all out and had a good week.

Beautiful, comfortable home

Loved everything about this home, great layout, well stocked kitchen, comfortable beds, temperature was always perfect especially on the very hot HH days. Easy ride to the beach in the golf cart, and the pool was a short walk within the complex. Most important, the neighborhood is very quiet, making the vacation very relaxing. Perfect week.

Great house

Everything was as advertised and better. The house was very clean. We had No issues at all. The house is in a quiet, gated area. Great pool with very few people. Center of the island, close to a lot of areas. Would definitely book 13B again!!!

Love the new updates. We had a lovely stay. The bedrooms are spacious. The kitchen is adorable! They had everything we needed in the condo which was great. We loved the golf cart, especially since the unit is near the back of the development. The only thing we couldn’t find were check out instructions or any info sour the area (ie-how to get to beach from condo, which pool to use).

Pleasant but frustrating

Upon entering, we suspected odor from a dog. The carpets did not appear vacuumed. There were spot areas and lint on carpet throughout. I checked the vacuum cleaner which had a large wad of hair not allowing it to suction and roll. I cut out the hair and the vacuum then ran well. I spot treated the carpet and then looked great. The outdoor patio very pretty but nothing cleaned. There was pollen and leaves all over everything. 2 days later, a cleaner came over and bleached everything down in the patio and around the entire villa and then all looked great. That would have been nice to have been done before our stay. He also was in and out of the patio and around the villa most of the day and my daughter was trying to work remote. The oven wasn’t cleaned and there was a dirty soiled pot holder in a drawer. The carpet in front of the master toilet and the plunger made the bathroom smell like urine. I washed the carpet and put plunger in a plastic bag and placed under the sink and then the bathroom smelled good. The throw on the couch did not smell washed so I washed it and smelled great and comfortable. The twin bed mattresses sound like springs /mattress worn and that shower tub was clogged. I would remove the shower head and get a $20 from Lowe’s as that one sprays out unevenly. Easy fix. I cleaned all toilets as not cleaned to my standards. The dishwasher is loud and was leaking. I did I report all these concerns to vacation rental company as well as my other concerns and they were very apologetic and willing to make things right. . The microwave is loud and Fan loud. The microwave didn’t work after a few days and I unplugged it and plugged back in and worked. On the positive side, the master bed and queen bed very comfortable. The master is very spacious and comfortable as is the queen bedroom. . The washer and dryer are very nice. The furniture in main living area and on the enclosed porch very comfortable. The kitchen bowls and plates/cups and pans all were good ! Loved the designs of bowls/plates/cups! The golf cart was a great positive as it was fun and easy to get from place to place. We really enjoyed eating at the Westin restaurant and outdoor bar area. Biking around port royal was very fun as well. I am disappointed that the owners did not make an attempt to make things right for us or even offer discount our stay as I spent 3/4 of a day making things nice in the villa for my family.
