The Space:
**Building 2 is under construction August 2025 through Spring 2026**

THE SKINNY: This condo is situated directly oceanfront, within Building II of Sand Dollar Condominiums. Panoramic ocean views abound from the floor to ceiling living room and master bedroom windows and open air balcony patio with high top table seating for two! Amazing morning sun is available in gobs out there, overlooking the ocean. Soak it all in! Enjoy immediate and easy beach access to the sandy beach with a dedicated building beach walkover/stairs, a stunning oceanfront pool, grill and lighted tennis courts! The beach is very private here. On the first floor of the building is a locker room where we have set up 4 chairs and an umbrella for your convenience. A very nice bottle of wine hand selected by the owners awaits you upon your arrival!

THE LAYOUT: 'Ocean Panorama' has a solid 3 bedroom / 2 bathroom layout.
Primary bedroom and Bath: An oceanfront bedroom with a comfy King size bed and en suite bathroom with shower/tub combo.
2nd Bedroom: Queen size bed.
3rd Bedroom: Two double beds.
Guest Bathroom: Within the hallway, the guest bathroom has a beautiful walk in shower.
Bathrooms are outfitted with 2 rolls of toilet paper each, soap, shampoo, conditioner and body wash. Towels are provided.

OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.

PATIO DECK:
Adjacent to both the living room and the master bedroom, this patio has slider doors with screens that can be opened or closed on 2 sides so you can bring feel the ocean breeze! Outfitted with a seating set, this patio is just perfect for enjoying the sunrise with your morning coffee, observing the wildlife in the dunes in the afternoon or sipping on a little bubbly in the evening while watching the waves roll in.

LAUNDRY: We offer a laundry room with washer and dryer, starter laundry pods, iron and ironing board and some basic cleaning supplies for your convenience.

HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 20 minute drive north on A1A is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine Beach. This condo complex has a private beach access walkover which we can guide you to after booking confirmation. You can also drive to one of the public beach accesses at St. Augustine Beach or Crescent Beach to park and walk on.

TURN IT UP: Want to live on the edge? Local adventures abound! There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.

*SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $149. This fee acts as insurance for minor damages and covers you up to a max of $1500 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.

Guest Access:
Entire space is included in this rental. Please, make yourself at home.

Only 2 parking passes provided per group, per stay. Guest is responsible for taking the passes and putting them on the left front dashboard of their 2 vehicles for the duration of their stay and then leaving the passes in the condo before check out for the next guests to use. Guest is responsible for making off-site parking arrangements for any additional vehicles.

Garbage must be bagged and deposited immediately in the Building II dumpster. It cannot sit out overnight.

There are no pets allowed whatsoever, no exceptions.

Please note, we have exterior cameras that monitor the front door and back patio.

There is no smoking or vaping allowed within the condo or on the condo patio. Smoking and vaping is also prohibited in the pool area, elevator, walkways, restrooms and all stairwells.

The Neighborhood:
There are great restaurants a 5-10 minute drive north in the Treasure Beach area! Many are local favorites!

Getting Around:
We recommend renting a car.

Please be aware that certain vendors, such as lawn care, pool and other routine maintenance providers, may visit the property on a weekly basis. Their visits are scheduled based on weather conditions and other factors, so they do not have a fixed schedule.

Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

Pets are not allowed in this property.

LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.

Interaction with Guests:
I am here for you during your stay, but our level of interaction is up to you. I'm only a phone call/message away. You will be able to self checkin upon arrival.
