The popular restaurants, shops, & nightlife in the Downtown area are all walking distance from the house, or a short Uber or taxi ride away. OUTDOOR AREAS

The front yard displays desert palms & cacti, while the backyard pool offers complete privacy and amazing views of the mountains. Relax in the chaise lounge chairs and soak up the sun next to the crystal blue pool and spa. Comfy seating areas provide ample room for evening meals al fresco on warm, desert nights. There’s also a gas BBQ grill for that perfect outdoor meal.

LIVING & KITCHEN AREAS
The home features nods to a bygone era, with throwbacks to the colorful history of Palm Springs and old Hollywood stars like Marilyn Monroe & Judy Garland on prominent display.

Amenities include a fully equipped kitchen that opens to an elegant dining and living room area with a gas fireplace, large windows showcasing the mountain views, and French doors leading to the pool and lush backyard oasis.

BEDROOMS & BATHS
The primary bedroom features a brand new, plush California King bed, a large ensuite bathroom with a sexy, walk-in shower. Pop out of the side door in the morning for direct access to the pool.

The second & third bedrooms each have a comfy Queen bed and fun, local artwork. The second bedroom has a dedicated hall bathroom with walk-in shower, while the third bedroom shares a full shower/tub bathroom with the fourth bedroom. These bedrooms also have direct, private access to the backyard and pool area.

The multi-functional fourth bedroom is a great retreat for two in your group. It is equipped with a brand new, premium-quality queen sofa bed, WFH office space with desk & monitor, along with workout weights and a yoga mat. Connected yet independent, the fourth bedroom is
accessible through the third bedroom, or through its own private outdoor entrance - perfect for those on their own schedule.

You can expect soft, premium cotton sheets, comfy comforters, 6 pillows per bed, fluffy bath towels, and pool towels to make your stay comfortable. Tons of closet space is available for your personal belongings. Shampoo, conditioner, and body wash are also included.

They will take care of everything from hosted check-in to departure, and will be available for anything you need along the way. They are also available to handle any special or a-la-carte requests, including pre-arrival grocery shopping and arrangement of transportation and/or tours.

The house is a quick Uber or taxi ride from Palm Springs International Airport. It’s also surrounded by an endless array of restaurants, nightlife, and shopping options. Grocery stores and gyms are all close by, and we provide recommendations for anything you might need.

**No parties or large social gatherings of any kind are permitted at this location!**
Neighbors have been notified that this property is a vacation rental and are encouraged to call a hotline to dispatch authorities to investigate any disturbances. If the city issues a violation, guest will be responsible for payment of any fine(s) and may be evicted with no refund.

- Minimum age for primary renting guest is 25.
- Daytime occupancy is 12 people.
- Overnight occupancy is 8 people.
- Maximum of 3 vehicles allowed.
- The City imposes a strict noise ordinance for vacation rentals. No music is allowed outside at any time, including music coming from inside that can be heard at the property line, and no noise at all is allowed outside after 10pm.
- The City requires a signed written contract for all guests, as well as a copy of the primary renter's government ID. This will be taken care of during check-in.
- The City requires each guest to pay an 11.5% Transient Occupancy Tax and a 1% Tourism Business Improvement District assessment for stays less than 28 days. If your stay is 28 days or more, taxes do not need to be paid.

ARRIVAL/DEPARTURE
- Check-in time is 4PM, and check-out is promptly by 11AM.
- Our onsite greeter will meet you at the home and give you a tour.
- Late check-outs without prior approval with incur a $250 fee, as we need time to get the house ready for the next guest.

PETS
- Pets are NOT ALLOWED at this property. Any signs of pets on the property without our knowledge will incur an additional $500 fee.

NO SMOKING
- We have a no smoking policy. Any signs of smoking in the house will incur an additional $250 fee.

POOL HEATING
- Optional pool heating is recommended from October to April for an additional fee of $75 per day (includes spa heat).
- The pool heat must be turned on for the duration of your stay.
- Spa heat only is $25/day.

CLEANING
Final cleaning after your checkout is included in your reservation quote. For stays longer than 6 weeks, guest will be responsible for the cost of a mid-stay clean every 30 days. Funds for mid-stay cleanings will be collected from guest as they occur.

INSURANCE FEE for Vrbo & Direct Bookings (does not apply to Airbnb bookings)
Guest is responsible for the service fee below, depending on length of stay:
● $99: 1-29 nights
● $450: 30-59 nights
● $150: each additional 30-night block
