Heated Pool | Hot Tub Near River & Tourist Spots

Summary:
ON THE GUADALUPE RIVER! 2 shared Pools, 4 Hot tubs! Shared Pool in the park is heated in winter months. Huge park with large trees, great view from the balcony. Complex is down the street from Schlitterbahn, and just minutes from downtown New Braunfels or historic Gruene. Nestled on a quiet part of the river, and right by where the Comal and Guadalupe merge to make either river convenient! Hosts have lived in this area for 15 years and provided amazing insight and recommendations!

The Space:
2 bed, 2 bath, 1 king, 1 queen, 1 sofa pull out sleeper and air mattress. We keep the unit stocked with coffee, shampoo, conditioner, body wash, and have the essentials: Iron, hair dryer, first aid, fire extinguisher. Unit on second floor and is not far from the elevator! We will make sure you have access to our best recommendations for things to do, where to go, bars, restaurants, etc

Guest Access:
Guests have access to entire condo unit which includes - 2 bedrooms, 2 bathrooms, living area with pull out sofa, full kitchen, washer & dryer, balcony... with one reserved parking spot and access to an open lot next to the building

Guests have shared access to- elevator to get to the unit, the hot tubs and 2 shared pools on site, large green space / park with multiple barbecue pits and picnic tables, direct access to the Guadalupe river in the park

★ Communal Pool - The shared pool is heated during the winter and is shared with the other condos in the area. Please note that shared pool is not heated during summer
★We provide Smart TVs for your convenience; however, cable service is not included. Please remember to bring your own streaming password for access. Thank you!

The Neighborhood:
This complex couldn't be in a better location, you are right down the street from schlitterbahn, and just minutes from downtown and gruene. You can be at any New Braunfels destination in 5-10 minutes.

Getting Around:
Uber and Lyft both operate in New Braunfels if you do not want to drive. We also have an elevator and a large balcony if you want to bring bicycles and historic Gruene is a 5 minute drive! The unit is at waterwheel condominiums if you would like to map it.

Other Things to Note:
Unit was recently updated with fresh paint, new furniture, smart TV, and anything you could need in the kitchen! Unit overlooks the park along the river so it has a beautiful and peaceful view from inside or the balcony. Schlitterbhan

Features Description:
• Access: The front door is equipped with an electronic keypad. A unique door code will be sent to you a couple of days before check-in, no need to meet anyone for keys.

• Quiet Hours: 10 PM - 8 AM. Please keep noise levels down to respect our neighbors.

• Age: All guests must be 18+ with the exception of children with their parents.

• Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.

• Trash: Please dump liquids into the sink and not into trash bags. Place all trash into trash bags and secure them in the trash containers next to the driveway.

• Pets: Please note if pets are not previously approved before check-in, a charge of $400 per pet will be charged to unauthorized pets.

• Check-In/Out: Check-in at 4:00 PM. Check-out at 10:00 AM. We charge $25 per hour for all requests for early check-in & late check-out, based on availability. Please note we may not be able to accommodate early check-ins/ late checkouts. Please message us for more details.

• Please bring your personal toiletries like toothpaste, deodorant, etc. A starter supply of the items listed above will be provided. Guests will provide their own supplies after depleting the starter supply of these items.

• Smoking, of any kind, is strictly forbidden inside the home, and all trash needs to be properly disposed of.

• We will email you a Rental Release Agreement after booking. This agreement must be signed within 48 hours of booking. Reservations may be canceled if the agreement is not signed. This correspondence will occur through our Channel Manager Guesty.

• A Security Deposit, of $300, must be paid before check-in and is refunded within 7 days of check-out, provided there are no damages to the property. Security deposit & rental agreement will be sent after the booking is confirmed.

• We can host a maximum of 6 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests.

• All amenities including outdoor furniture, wifi, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays.

• We look forward to hosting all our upcoming guests. Our cleaning team is going above and beyond to provide top-notch services, giving special attention to high-touch areas, using commercial-grade anti-microbial agents, and having bed sheets and bath towels professionally laundered between each guest's stay. However, no guarantee will be made that our properties are "completely sterile" or "COVID-free", just as no other business can reasonably make that claim. Guests are advised to travel and stay with us at their discretion.

• We do not offer rescheduled stays or refunds on cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose to not purchase travel insurance can be a burden, however, we are required to uphold our owners' cancellation policies to protect their only sources of income and keep their properties in the business. Please book responsibly and we appreciate your understanding.

• Please note that we’re using a residential refrigerator, which can take several hours to cool, especially if it’s fully stocked.

• Any noise complaints or law enforcement calls to the home will result in immediate termination of your stay without a refund. A NoiseAware noise monitoring device is used to monitor external decibel (DB) levels as outlined per City/County Ordinance.

• Interaction with guests
We encourage our guests to communicate via their booking platform! We are typically very responsive on the platform and will answer quickly. If there is a time sensitive matter, guests will be provided a phone number as well after booking.

Hosts provide detailed information after booking including check in instructions, a digital manual, and local recommendations. Hosts prefer all contact come through airbnb messaging before and during the stay.
