Property Description:
Ground level: Upon entering the home, the open concept living room and kitchen give you plenty of space to gather and spend quality time with family and friends. The modern decor and furniture give you a warm coastal feel. With extra touches provided, this immaculate home is the perfect place to spend your vacation. The 1st floor offers a spacious living/kitchen/dining area all with new furniture, a 65-inch smart TV, vinyl plank flooring, and elegant lighting over the farm-style kitchen table. The fully stocked kitchen includes a Keurig coffee maker, and breakfast bar and overlooks the living/dining area. A half bath and laundry room equipped with a utility sink and a washer and dryer are located in the main living area. Kick back and soak up some fresh air on the fully furnished front and back porches!

Second level: As you enter the 2nd floor you will find the master bedroom offering a king-sized bed and en-suite bath. This bath offers a shower/tub combo, double vanity, and a walk-in closet. There are two guest bedrooms, one with a queen bed and the other with 2 twin beds. The Jack-n-Jill style bathroom offers a shower/tub combo and a double vanity.

Beach gear and recreation equipment: Some of our properties typically have beach gear (chairs, umbrellas, toys, etc.) on site. However, there is no guarantee as these items tend to come and go throughout the year.

Linens and Supplies: All bed and bath linens are supplied as well as all cookware/dinnerware/glassware in the kitchen. A few essential items are provided upon arrival: Dawn dishwashing soap, one sponge, two dishwasher pods, one garbage bag, one roll of paper towels, one roll of toilet tissue per bathroom, two individual/small bars of soap per bathroom, one laundry powder and one fabric softener.

Age Requirement: Minimum age limit to rent this home is 25 years old.

Credit card fee: All payments processed are subject to a 3.25% credit card processing fee.

Rental Agreement: A signed Rental Agreement is required upon booking.

Pet Policy: This home is pet-friendly, and allows up to 2 dogs. If you choose to bring a pet, a charge of $140 will be added to your reservation after you book.

Cancellation Policy: We strongly encourage our guests to purchase the optional travel insurance to protect your vacation investment. All reservations include an administrative fee of $35 (plus taxes) upon booking which is non-refundable in the event of a reservation cancellation. Credit cards processing fees will be charged upon cancellation which is equal to 3.25% of all payments made.

Reservations canceled at least 60 days before check-in date will receive a 100% refund, minus cancellation fees. Reservations canceled between 30 to 60 days before check-in date will receive a 50% refund, minus cancellation fees. Reservations canceled less than 30 days before check-in date will result in forfeiture of the full advance rental payments and any other payments.

Area info: The small beach town of Mexico Beach is known for its excellent fishing, laid-back lifestyle, beautiful white sandy beaches, and emerald green waters. Located just a few short blocks from the beach you can jump on the golf cart, take a stroll, or drive to the Gulf of Mexico where miles of sugary white sand and sparkling water awaits you. For the fishing enthusiast, the public boat ramp is just a few miles away, and don't forget there is parking for your boat.

Visit nearby Port St. Joe for shopping, restaurants, grocery stores, and entertainment. Downtown offers cute shops and restaurants along Reid Avenue. Don't forget to check out the historical Lighthouse and Sea Turtle Museum. We love our sea turtles!

When you are ready to hit the beach you will find miles and miles of natural beauty for you to explore. Grab a pole and go shore fishing, stroll on the beach looking for shells, splash in the refreshing salt water, relax and soak up some rays, there is something for everyone.
