Condo Room 411 3 Bedroom Luxury Condo in the Heart of Old Orchard Beach

Grand Victorian 14,89 square foot ocean/beach view 3 bedroom unit with amazing Ocean and park views! Private deck overlooking the ocean. Great deal for families! Sleeping for 10. Central heat and a/c, but a great cross-breeze with windows facing the ocean as well as on the opposite side. Washer/Dryer, ironing board with iron, hairdryer in the bath. Kitchen fully equipped with service for 11, plus coffee maker, blender, ice bucket, barware, and lobster pot. Rental includes two parking spaces, one on-site and one in parking lot down the street. This is standard in this building.
Events: Weekly Concerts in Town Square this Summer. Free shows from Capricorn Productions every Monday and Tuesday night at 7pm in season. Fireworks: Starting June 28 every Thursday evening through Labor Day at 9:45 pm on the beach next to The Pier. Sponsored by Palace Playland, The Pier, and other local businesses. Also July 4th! Ocean Park Music Festival Sunday evening live music at the Temple on Temple Ave (7:30pm). Chautauqua Weeks inspirational services. July 4 – Fireworks In The Square… On the beach next to the Old Orchard Beach Pier.

The condo was nice place for us for the week. In a good location to walk to places. Even though it was off season it was very loud at night time. Didn’t know about the train being a stones throw away.

clean place, nice location

Excellent location overlooking palace playland from the balcony. Awesome spot to view the fireworks as well. The place was clean and big enough for me, husband, my kids (16 & 21 years old) and my in-laws.

This place is wonderful! It’s right on the beach beside the pier and playland! Plenty of space for a large group. There was 10 of us. Bill at the front desk was very helpful and accommodating.We would definitely stay here again!

The condo was beautiful. I was impressed that the side of the building near the Playland Amusement Park seemed to be sound proof. The only downside was that you have to listen to Amtrak blowing its whistle all night long along with street sweeper noise. But on the upside the view of the ocean is a huge plus! My family, there were 10 of us, had a fantastic time.

In the heart of OOB

Overall, we had a good experience at the Grand Victorian. Our condo was well maintained and immaculate. The facilities, fitness room and pool, were clean as well. The front desk staff was friendly. The location was second to none. Our only complaint was it was EXTREMELY loud throughout the night & early morning hours, making sleep difficult.

Best OOB experience yet

My parents and I booked the property for us and then me and my husband and 2 boys. The place was large and spacious, including the common areas and bedrooms. The kitchen was open and had everything we need in it. We were able to watch the fireworks 2 nights in a row from out our balcony, we also could see the rides. The beach accessibility is the best part. We couldn’t have asked for a better experience!

Great Trip Overall, Unit needs a little more love though

Loved the location but the unit could've been cleaner. Mold on the shower curtains, a rusted shower rod, dust in the vents, 3 of 4 TVs didn't work, barely any toilet paper or cleaning supplies in the unit itself. Little things that could've very easily been done. Especially now since they're raising the cleaning fee which is a little ironic.

In the heart of OOB

Beautiful condo with plenty of space for all. Very clean and nice furnishings. The location is ideal if you want to be where the action is in Old Orchard Beach!

Wanted to love it

The condo was very nice. Was very spacious for my family and had what we needed since we cooked most meals. Hard to find a decent place to eat that’s not amusement park food close to the condo. It was super close to the beach which was great for our kids. The biggest downside of the property location in general is that it’s super super loud at night. None of us could sleep really at all. We brought noise machines and fans and it didn’t help. The train being a road over was great for my 4.5 year old son during the day, but the train runs all night and is extremely loud. I will come back to OOB again, but would need to find a place a bit more quieter so we can get some rest!!

Fantastic for families!!

My family and I just had a wonderful vacation here. Lots of space, kitchen has everything you need- and then some! - and the location is literally right next to everything. Whether you're at the arcade, the beach, the park, or any of the shops or restaurants, you're always just steps away from home which was incredibly convenient to grab a snack or drink, use the restroom, or just cool down in the central air. We had pretty much the best seats in the house for the fireworks, and lots to see and do here. The property itself as well as this condo were impeccably clean and having laundry on-site was awesome! A couple small downsides are the noise, which is to be expected given the location, and a slight mustiness/dampness inside which is par for the course on any oceanfront property. Overall, this was the nicest place in OOB I've ever rented, and highly recommend!

Family Vacation

Perfect Condo to accommodate adult children and 2 toddlers. Able to walk easily to beach, dining, stores, and especially gelato on the first floor! Perfect viewing from the balcony of the weekly fireworks.

Great choice!

Honestly it was an amazing property! We would come back in a heartbeat. I can't praise the manager at the front desk more, so helpful and nice. It was absolutely beautiful. No hidden surprises for us, I expected the noise from the streets to be on the loud side from reading other reviews on similar properties so I wasn't in shock. However, for our stay it was only really loud on Friday and Saturday night. The one suggestion I would give is to have a fan or noise machine in the bedrooms to help drown out some of the noise.... But it wouldn't stop us from staying again, it was amazing.
