Perfect location & beautiful place

Loved our week long stay. The condo was clean, nicely decorated, and you cannot beat the location. Close to the beach, indoor pool, and all the fun in OOB. Highly, highly recommend!

Fantastic Stay

We had the most amazing beach stay. Check-in was a breeze, the host and property manager were super kind and helpful, and we met some wonderful neighbors. The location can’t be beat! We are excited to stay again next year!

Consistently a wonderful stay

This is our third stay at Kara's Grand Victorian Condo. It is always clean, and so very nicely appointed. Kara is a wonderful host. She responds, with an answer, promptly to any questions. Bill, the property manager, is also very accommodating and willing to help the guest learn the property.

Beautiful Condo to watch the waves come in 🌊

Very spacious, updated condo with huge deck steps from the beach and waves on 7 mile Old Orchard Beach. Everything you need and more, walkable to shops & restaurants. Grand Victorian is a beachfront complex, secure bldg, private designated parking, elevator. On-site mgt. The owner Kara, was more than helpful and available .

Great stay at OOB

This condo is beautiful-exactly as pictured! No bad surprises. It was very clean and comfortable. Bed was very comfortable and appliances are top of the line. Bathrooms are gorgeous and the entire place is well maintained. We loved the balcony so we could people watch while we weren’t busy going other places and you can’t beat the view! We would definitely rent this place again and recommend it to others. You will not be disappointed!

Ladies Getaway in Old Orchard Beach

Our stay in Old Orchard Beach was good. Kara was very responsive when I reached out to her. The property is as described/shown in the listing. Nothing specific about the property but the town does seem to pretty much shutdown after Labor Day so many businesses and restaurants were closed. I would be happy to stay again.

Beautiful condo

The condo was immaculate and had everything we needed. The location is steps from the beach and directly across from the amusement park. Great for people watching during the day but a bit noisy at night.

Perfect!

Kara’s condo is beautiful, comfortable, and larger than pictures depict. Everything was clean and well maintained. The beds are super comfortable. The location is amazing! The staff and Kara are super responsive and extremely helpful. We would definitely stay here again and again.

Perfect spot!!

This property was amazing! Great access to downtown OOB and to the beach. We loved the view of the Palace Playland and of the beach. The train that went through town was awesome to hear. Kitchen was extremely well stocked with any necessary utensils for cooking and drink-making. 10/10, would stay here again! Property owner was quick to respond when I had questions prior to our stay and very helpful.

On the Pier

Great location if you want to be close to the action. The condo is very spacious and comfortable. The deck is great place to people watch and listen to the ocean. Great communication from Kara and coordination for check in. Only unknown is the ability to accommodate late night check-ins.

A fun start to summer

Overall a great stay. We would have felt better if there had been a physical indoor lock. The property was basically clean but walls could use more attention or a fresh paint job. Location is wonderful and it was fun seeing OOB ramping up for summer. Also, the Pier Fries on the strip are awesome.

Great location but…

The parking lot was closed. Had to park on the street or approximately 1 mile away in a parking lot. The noise of the construction was annoying. It was disappointing having to deal with parking and noise. The fob didn’t work for the pool. The manager took care of unlocking it for us. He was quick to respond.

Labor day getaway!

We absolutely loved everything about the condo! The location is perfect! The condo was clean, comfortable, and had everything you could possibly need. We had 2 families. We've been going to OOB every Labor Day weekend for the last 7 years now. And we're planning to book this property for next year!! The balcony is great for sunrise and sunsets as well as people watching 😊. It can get loud so if you have little ones you probably already know that sound machines are your best friend! I highly recommend this condo and encourage you to book your Old orchard beach stay here!

I purchased this condo as a second home for my family and spent some wonderful summers here. I used to be able to see my kids in Palace Playland from the deck of my condo while sipping a delicious cocktail in the sun with the ocean breeze keeping me cool. Heaven! This condo was decorated for my own personal use, not for use as a "rental unit", so you will find quality materials and attention to detail you will not find in other units in this building. I hope you and your family love it as much as I do!

Lovingly decorated as a second home, not a "rental unit". Located in the coveted Grand Victorian, this is the best location in all of Old Orchard Beach! PRIME fireworks view every Thursday night in the summer.

Best location on the beach! 4th floor location has unbeatable view without weird ceiling lines of units on the 5th (highest) floor. Has a HUUUUUUGE deck! Only unit with completely renovated (larger) bathrooms, custom cabinetry and luxury furnishings.
