Nestled in one of the most desirable areas of the Newport/Balboa Peninsula, this cozy upstairs rear unit is just steps from the sand'tucked behind an oceanfront home with direct access to the beach via a private breezeway. While the unit itself does not offer ocean views, it provides the added privacy of a rear location, along with the beach lifestyle right at your fingertips. You'll be perfectly positioned between the Newport and Balboa Piers, surrounded by the area's vibrant energy and countless nearby attractions. This is one of three fully furnished units on the property, which can also be booked together (when available) to accommodate larger family groups throughout the year. Here's what you'll find:
LIVING/DINING AREA:
- Sofa set
- TV (streaming)
- Dining table w/ seating for 4
KITCHEN:
- Fully stocked with dishes, utensils, cookware, bakeware
- Large and small appliances (no dishwasher)
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOMS:
Bedroom #1: Queen bed
Bedroom #2: Queen bed
BATHROOMS:
- One full bath with step-in shower
EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.
LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee.

- Two back-to-front carport parking spaces, which can accommodate most vehicles (76" clearance for one space, no height restriction for 1 space).
- There is also general neighborhood street parking (metered, unmetered and pay-station).
LAUNDRY:
Shared coin-operated washer and dryer on-site
LOCATION:
Optimally situated between the Newport and Balboa Pier, our home is also a short walk to full access of Newport's beautiful bay and pleasure harbor for boating, kayaking, paddling and sight-seeing, along with multiple restaurants and other casual eateries and shops. Nearby Marina Park (one block away) is a must-see on the bay any time of year, but also the best spot in town to view the world famous Christmas Boat Parade.
ALSO:
The other two units located on the property (both are 3 bedroom/1.5 bath) can also be rented simultaneously, when available, to accommodate larger family or business groups on the entire property. See separate listings or contact our office for more details.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, rollaway twin beds, and much more! Contact us for more information

A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
