Sleeps 10 with one king bed in the master bedroom which also has an ensuite bath and shower. The 2nd room has a new twin, twin daybed & a queen bed. The views from The 3rd room are worth fighting for! This room has a queen bed and if you leave the blinds open, you wake up to the beautiful river flowing by. The living room area has a pullout sleeper sofa. All mattresses are new memory foam mattresses, new comforters, pillows and sheets! Kitchen is fully stocked with blender, toaster, utensils, silverware, plates, glasses, new pots and pans and much more! We have a small coffee bar, and a regular bar with fully stocked glasses for wine, Champs, beer mugs, cocktails, just bring your favorite drink to enjoy! New 65 inch Smart Tv with WiFi hung above the beautiful gas fire place! (need to use own accounts for smart TV) washer and dryer room available for use. Water levels vary throughout the day and time of year. Typically lower in the mornings in the summer and lower in the winter months all together. River flies (gnats) are harmless yet they are annoying and we have no control of when they come and go. Also, please do not park on the empty lots across the atreet as they are private property and the owners will tow! We have a 3 car driveway for parking. No garage access.
