Updated owner managed (not a faceless management company) 3 Bedroom-2 Bath Beach house in Beacon Hill FL next to Mexico Beach, a few miles from St. Joe Beach & Port St. Joe in Eastern Time zone - with 2 bedrooms-1 bath upstairs, 1 bed-1 bath on main floor - new downstairs flooring Jan 2024, freshly painted exterior Dec 2022, new kitchen quartz countertops, tiki deck/bar; completely fenced yard for your dogs with fire pit and new Adirondack chairs, beaches also dog friendly at all hours for visitors - no permit required see https://www.visitgulf.com/things-to-do/beaches/pet-friendly-beaches/
9 beach chairs/recliners in storage box, 2 carts, 3 umbrellas and a 2 person sea kayak with wheels /vests supplied along with air pump, boats OK; sleeps up to 9 (max 6 adults) - guest room upstairs has twin over queen bunk beds, master bedroom upstairs has a king bed, queen sleeper sofa in living room, and futon queen bed (new mattresses Nov 2021) in downstairs 3rd bedroom; updated kitchen and lots of extras plus 5 TVs - 1 block/3 minute walk to beach. All TV service is Internet streaming with free Netflix, YouTube TV, Prime Video, MLB, etc. There is a Ring doorbell at the front door so if you have any issues getting in you can contact us directly from there. Upgraded outside with wooden deck table & chairs plus bench and nicer chair cushions, changed bar countertops to quartz, upgraded barstools and added a full cabinet with drawers for sink (hot & cold water) - wonderful outdoor covered entertaining area with 43" smart TV - Weber gas grill plus a small charcoal grill so you can choose! Keurig K-cup coffee brewer along with drip coffee maker for ground coffee and a coffee grinder, Nespresso cappuccino-espresso machine; makeup mirrors in both bathrooms, smoke and CO2 detectors in all rooms. Outdoor chair cushions for new Adirondack chairs Mar 2024 in fire pit area now kept in storage boxes by swing plus storage area on left side of bungalow by bikes (for weather protection).

There is a small 1 bed/1 bath mother-in-law suite/bungalow at rear of property that is NOT part of the house rental, last 11 photos show this bungalow, but it may be available for rent at an additional cost if you need more space (rented offline). This has 3 rooms with total approx 325 sf - living area/full kitchen and 51" Smart TV, sofa is a full bed, bedroom with queen bed and 32" Smart TV, desk and printer, and bathroom/closet with shower, toilet, washer/dryer and vanity, plus covered rear deck and outdoor shower with hot/cold water and a small fenced yard for dogs, charcoal grill as well, plus 3 beach chairs and cart. Ask us via VRBO for rates and fees that are charged separately offline. There may be owners-friends staying in this unit separate from your rental of house but never other renters - they do NOT share any part of house amenities but do have to walk on north side of house thru gate to get to the bungalow. Mini split AC-heat unit installed 2021. This has a ground coffee brewer and a Keurig K-cup machine plus milk frother for cappuccino. If you rent the house you understand there may be people in this bungalow and accept this chance - we will advise when someone is staying there.
There are 2 security cameras outside - 1 on each side of the house aimed to the back yard - they cannot see inside house or into the outside shower, and are there for protection of our property, especially when the house is not occupied. There is also a Ring doorbell at front of the house that looks towards the street. We have a 50 amp outlet to run your RV if you are driving one to the beach - is room on south side of house for up to 32' size RV or trailer (but no waste facilities)! Golf cart by bungalow is NOT included with your rental as is only for owners use.
If more than 2 dogs there is a $25 extra non-refundable fee per dog per stay (the $50 pet fee only covers first 2 dogs) to also cover extra costs - max 4 dogs. We allow large dogs such as Golden Retrievers, but NO pit bulls or other aggressive breeds are allowed. Cats are NOT allowed under any circumstances!

Vous ĂȘtes reçu par Dave Campbell
2 friends of 20 years (Erich and Dave) purchased this house as we wanted a beach house for our families & friends and to rent when we are not using; wanted to be near the Gulf (1 block), dog friendly beach, and a house that would allow boats, RVs and dogs (even large breeds like our favorite golden retrievers Biscuit & Angie), Gulf County allows dogs on their beaches at all hours, and no permits are required for guests or owners - just have to be on leashes; walk is only 3 minutes/1 block to the beach - across US 98 but it is a fairly quiet 2 lane road in this area; we supply a 2 person kayak, carts for chairs, chairs, floats and beach towels - this beach area is much more dog friendly than Walton and Bay counties! We manage this property ourselves so are very hands on - no management company is involved! We renovated kitchen in 2020 adding a door to outside, quartz counters and new large washer-dryer, there is a private outside shower with hot & cold water - so can leave all the sand and salt outside before going in! Smart TV's in all rooms and on outside deck, safe in master closet, wonderful tiki deck upgraded 2021 for entertaining with quartz counter bar, new wooden table/chairs/cushions/bench, upgraded bar stools Mar 2024 along with 8 new Adirondack chairs for fire pit area; fenced back yard for dogs & kids, small wading pool 6 ft x 2 ft deep for kids and just to sit in on a hot day; sleeps 9 combined in 3 bedrooms and living room - max 6 adults and 3 kids. Area fishing is great with boat launch a few miles north in Mexico Beach; good restaurants nearby especially 10 miles away in Port St. Joe. Scallop season mid-Aug thru late Sept, tarpon season all summer so come stay with us!
Dave has owned a condo on 30A in Seagrove Beach and managed it for 10 years, so is experienced in owning and running VRBO rental property, and we have rented this since Sept 2020. We continually upgrade the house to keep things fresh for repeat and new guests!

Pourquoi avoir choisi cet hébergement ?
single family home with a fenced back yard and plenty of parking for multiple vehicles and even a boat! 1 block/3 minute walk to the beach makes going easy and quick; enjoy all the new extras we added before listing it on VRBO in Sept 2020; great fishing from Mexico Beach and Port St. Joe - uncrowded beaches compared to Panama City and 30A areas - which we love but this is so much nicer since far less people! Optional 1 bedroom/1 bath Mother-in-law suite bungalow in back yard if you need more space.
