Summary:
This quaint, lower unit of a duplex is in a prime location of the Balboa Peninsula.
The Space:
This quaint 2 bedroom, 1 bath, lower unit of a duplex is right in the middle of all the Balboa Peninsula has to offer, but tucked away in a cute, quiet neighborhood. With a very large outdoor patio with seating for six and a BBQ, this home is perfect for your next family vacation.
The home has an open concept living, dining, and kitchen area. With ample seating for the family, a long dining table for meals, and a fully equipped kitchen for all your cooking needs. Just off the kitchen is the full bathroom that also has access to the side of the home where there is an outdoor shower. The two bedrooms each have queen beds and the sofa is a pull out bed as well. One of the bedrooms has lovely French doors that open onto the patio.
Off the lower patio is a gated side yard perfect for relaxing, with a bistro table under the shade. There is space in the garage for 1 car (6 foot 6in clearance) with automatic openers and a stacked washer/dryer.
Just a short walk to the ferry for shopping and dinner on Balboa Island, a stroll through Balboa Village or a walk to the end of the Pier. You can even launch your stand up paddle board a few steps down the street on the bay front beach or get picked up for a boat ride off the public dock. Located in the heart of the Balboa Peninsula this property with an over-sized lot has it all!

Other Things to Note:
- Shared garage and W/D but unit is private with your own private entrance. Only 1 small parking spot in the garage. No large S.U.Vs will fit. All other parking is free within the neighborhood.
- 10 pm noise curfew ordinance Strictly enforced by Newport Beach Police
- Must be 26 or older to book
- Must provide your email and be able to access our company online portal for house info.
- No parties or gatherings.
- We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction.
