About the home
âGuesthouse on Grampianâ is a well-presented single-storey family home in Cowes, offering a relaxed coastal atmosphere ideally located just a short drive from the beach, supermarkets, restaurants and cafĂ©s of Cowes. Some of the many features of this lovely home are detailed below:
Indoor Areas
Entry to the home is via the front Porch, leading into the front Living room (with 55" Smart TV, books and a selection of card & board games), which flows through to the central open plan Kitchen/Dining and rear Living area (with 65" Smart TV) and opens directly out to the rear Pergola enhancing the indoorâoutdoor connection. Bedroom 1 is accessed from the front Living room and features a WIR and ensuite (with shower & toilet). A central hallway provides access to Bedrooms 2 and 3 (each with BIR), which are serviced by the main Bathroom (with bath and shower) a separate Toilet and a fully equipped Laundry (with washing machine and clothes dryer - located in the Garage) with external access. Bedroom 4 (with BIR) is accessed from the rear Living Area.
Outdoor Areas
The outdoor areas are designed for relaxed family use, with the rear Pergola (with Gas BBQ, bar fridge, wall mounted 42" TV and 4 lounge seats) overlooking the enclosed backyard which provides a fantastic lawn space for children & pets to play (pets to remain outside please) and also features a hot & cold shower and outdoor seating for 8 people (with an umbrella). At the front of the home, the Double Garage (with a folding table tennis table & clothes dryer) provides secure parking for 2 cars and space for another car in the driveway.
Please note: The home has external security cameras that do not face any internal private areas.
Kitchen
The centrally located Kitchen is extremely well equipped with cooking utensils, crockery, cutlery, microwave, Nespresso Vertuo coffee machine, toaster, kettle, 6L slow cooker, Rice Cooker, Nutribullet, some electric frypans, sandwich press, snow cone maker, fondue set, chocolate fountain, etc., along with a double sink, fridge, dishwasher, electric oven and gas stove.
Heating/Cooling Systems
There are two wall-mounted reverse cycle air conditioners in the home; one in the front Living Room, and another in the Kitchen/Dining room, along with ceiling fans in both the front and rear Living Rooms, the rear Pergola and all 4 Bedrooms. The home also includes one stand-alone heater for use where required.
Bedding Configuration
This home has 8 beds accommodating up to 12 guests:
Bedroom 1: One King bed
Bedroom 2: One Queen bed
Bedroom 3: One Queen bed
Bedroom 4: One Tri-bunk, One set of Single Bunks and One Single Trundle
Please note: The Tri-bunk has a double bed base with a single bed above it.
Linen
It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed - and we prefer 7 days' notice prior to your arrival to get that arranged.
Peak Periods
Please note that during the peak summer period and other peak times, check in times are set as 3pm unless by prior arrangement. Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.
Functions, Celebrations and Schoolies
Please note that the home is not suitable for celebrations, parties, or large events. The home also does not take bookings over Schoolies, irrespective of whether school-leavers are part of the official Schoolies Program. All bookings are subject to approval, pending Guest verification process. Local council restrictions are in place for this property, and compliance is mandatory.
