BEDROOM:
The bedrooms have queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.

BATHROOM:
The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay, you will have access to:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher
- electric kettle
- toaster

We stock a simple selection of food for breakfast, such as milk, coffee, and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a Samsung 50` smart TV which you can use to access your Netflix and YouTube accounts. Note that we don`t provide Netflix, YouTube, and other online streaming platform subscriptions, so you will have to use your own account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The apartment comes with 2 designated car spaces. Additional paid parking is available at Bunda Street Car Park, with rates starting from $3/hour.

COMMON AREAS & AMENITIES:
You will have access to the building`s BBQ Area and Gym throughout your stay.

The common areas are managed by building management and can be closed without prior notice. We try our best to provide the most accurate information. Please check for building announcements at the time of your arrival to confirm the availability of common areas.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

Your keys are at `Ezymart - City Walk, Canberra` - 50 metres from your accommodation.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

A short stroll leads you to Canberra Centre, packed with fashion stores, cafés, eateries, cinemas, and major retailers. The area is a hub for some of the city’s most loved dining spots including The Cupping Room (famous for its coffee and brunch), Akiba (modern Asian fusion with a lively vibe), and the stylish wine bar Rebel Rebel in nearby NewActon. Whether you’re after breakfast, cocktails, or a long dinner, everything is within easy reach.

Enjoy nature and iconic landmarks close by—Lake Burley Griffin is about a 10–15 minute walk, perfect for morning runs or sunset strolls. Commonwealth Park, home of Floriade, is also nearby. Staying at Allara Street means everything is close and easy. Most of Civic’s cafés, restaurants, bars, and shops are within walking distance. Canberra Centre is just a short stroll away, and Lake Burley Griffin is around 10–15 minutes on foot for scenic walks or bike rides.

Public transport is convenient, with buses and the Light Rail accessible from nearby Northbourne Avenue. Rideshare pick-ups are quick, and taxis are readily available at the city rank.

If you’re driving, the location offers simple access to major roads leading to Parliament House, the Airport, National Gallery, War Memorial, and other key attractions—all generally within 5–12 minutes by car.

Whether you`re exploring the city, heading out for work, or enjoying the lakefront, getting around from here is smooth and effortless.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.
Before your reservation can be confirmed, please note that guest verification is required. Due to local council regulations, bookings remain pending until the verification process is completed. If verification is not completed within 24 hours, the booking may be automatically cancelled.

1. Check-in / Check-out
- Check-in is after 3:00 PM and check-out is before 10:00 AM. Early check-in or late check-out may be available if arranged in advance. Unauthorised late departures may incur a $110 per hour fee.

2. No Smoking or Pets
- Smoking and pets are not permitted anywhere on the property. Breaches will incur a minimum $400 fee plus any additional cleaning costs. Registered service animals are exempt where required by law.

3. Cleaning
- The cleaning fee covers normal turnover cleaning and linen. Please leave the property in a reasonable and tidy condition. Excessive mess may incur additional cleaning charges (minimum $50).

4. Registered Guests Only
- Only the guests listed on the booking may stay at the property. If you are booking on behalf of others (e.g., business or government travel), please let us know in advance.

5. No Parties or Events
- Parties or gatherings are strictly prohibited. The number of guests must not exceed the number booked. Visitors must leave by 10:00 PM, and quiet hours apply after this time. Breaches may result in cancellation of the stay and a $2,000 penalty.

6. Children
- Children are welcome but must be supervised at all times, as the property is not child-proofed.
