Entertainers paradise external kitchen with a wood fire pizza oven, grill & BBQ hot plate, double oven, 6 burner commercial gas cooktop, built-in commercial deep fryer, 4 burner BBQ, sink & refrigerated H2O fountain. All under a large patio area paved with plenty of room for seating, games & generally chilling out in Ledge Point.
2 master bedrooms downstairs with an open loft style mezzanine, which sleeps 12 guests. Surrounded by peppi trees & a lawned yard perfect for the kids & doggo as well.
No parties, or excessive noise, complaints will result in termination of booking, eviction and forfeit of fees paid.
No leavers groups.
No extra guests, any extra guests found to be staying at the property will result in termination of booking, eviction, forfeit of any fees paid.
Quiet Hours 11pm-7am.
No washing cars at the property.
No campers, tents or caravans.
Rental Agreement between the âGuestâ and the âHostâ The Guest being the person who makes and pays for the booking on the booking platform. The Host being the person listed on the booking platform as the host. The Premises being the house listed on the booking platform on which the Guest has made the reservation. By making and paying for the booking on the booking platform the guest agrees to the following Rental Agreement for the dates listed on the reservation of the booking platform in the name of the Guest for the Premises listed. The Guest agrees that no more than the maximum number of guests mentioned in the booking listing may stay at the Premises. If more than the maximum number of guests are found to be staying at the Premises it will result in eviction of all guests, termination of current booking and forfeit of any rent paid by the guest including additional nights not to be taken. The Guest agrees that no parties, excessive noise or disregard for quiet times and neighbours will result in eviction of all guests, termination of current booking and forfeit of any fees paid by the guest including pre-paid Rent of additional nights not taken. The Guest agrees to all rules and policies listed on the booking platform. The Guest agrees to leave the premises as listed on the booking platform in a tidy and respected state. The Guest agrees that they are responsible for any and all damages to the Premises or complaints/prosecutions during their stay. The Guest agrees, along with neighbours, shall enjoy each otherâs company in a quiet and respectful manner to each otherâs enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement. HOSTâS LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behaviour shall cause immediate termination of this Agreement with no refund of pre-paid Rent. The Guest agree that any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the Stateâs required time period or two (2) weeks, whichever is shorter, the Host shall be able to dispose of such items as they see fit
