The spacious home, designed as a beach house, provides a perfect escape from city life. The half-acre grounds boast vibrant flora, including Kookaburras, creating a stress-free holiday atmosphere...
THE SPACE
The fully renovated house features new Air conditioning duct system in all
bedrooms plus in the lounge and kitchen, new furniture, three modern bathrooms, and a well-equipped kitchen with Smeg, Miele, and Ariston appliances. Indoor dining opens to an outdoor deck with seating for 12, a bar fridge, gas BBQ, and fire pit—all overlooking a lush palm garden. The recreational living space includes a 75-inch TV and Netflix. Bedrooms, in calming coastal tones, offer comfort and storage. Modern bathrooms with natural light, large basins, and showers enhance the experience. An Electrolux washer and dryer are available for convenience.
While the outdoor beauty beckons, indoor relaxation includes Netflix and Wi-Fi. Explore nearby areas like Shoal Bay Country Club and Nelson Bay for dining and beach scenes. Your stay in this haven ensures lasting memories of a perfect blend of tranquility and coastal fun.

Bedding Configuration:
The house setup has the following beds configuration, linen and towels are provided:
- BEDROOM ONE : 1 king bed + ensuite
- BEDROOM TWO: 1 queen bed
- BEDROOM THREE: 1 queen bed
- BEDROOM FOUR: 1 king bed
- BEDROOM FIVE: 2 bunk beds (we prepare 4 single beds).
Extra beds are available upon request prior to your arrival.
- 2 single sofa beds in the lounge
- 1 Travel cot (linen not provided)
We can accommodate maximum of 8 adults in the bedrooms, 4 kids using the bunk beds, 2 kids/adults using the two single beds in the lounge and 1 baby in a travel cot.
Total of 14 people plus a baby.
ADULTS GROUP: You need our approval for groups exceeding 10 adults, so please contact us before proceeding with the reservation. Kindly provide details on the total number of adults, their age distribution, gender composition, and include the reason for the gathering. This will ensure a smoother booking process.
Terms & Conditions
Guests are expected to respect these terms and conditions to ensure a pleasant stay and to avoid any potential penalties or charges.
Australia's tropical climate means you may occasionally encounter bugs, spiders, or insects, most of which are harmless. We don't accept cancellations due to these sightings but are here to assist you if needed. To minimize pests, we regularly fumigate the property.
No Parties or Gatherings: There are strictly no parties or gatherings allowed at the property. It is also not suitable for "Schoolies" and groups under the age of 25. Complaints from neighbors or the police may result in the termination and potential fines.
A fee of $1,000 per head will be charged if additional people are found at the property over and above the number of guests registered at the property.
Check-In and Check-Out Dates: We do not accept check in or check out on December 25th, 26th, and January 1st.
Property Condition: Guests are expected to leave the property in the same condition as it was upon arrival. This typically includes tasks like removing rubbish, washing and putting away dishes, and cleaning barbecues, vacuuming excess sand. If guests fail to meet these cleanliness and tidiness standards, they may be charged extra cleaning fees.
Damage Reporting: If any item in the property is damaged during your stay, you are required to report it to the host.
Firepit Use: Firepit can only be operated by adults over the age of 25. Guests are responsible for any damage caused by improper use of the fireplace. Fires must be switched off when leaving the premises, and supervision of children around fireplaces is required.
Smoking Policy: Smoking indoors is strictly prohibited. Evidence of smoking inside the property may result in specialized cleaning charges to eliminate odors and residue.
Pets: We only welcome small-sized pets (eg.: poodles). Please provide their age and breed. Due to a family allergy, we kindly request that your furry friends remain outside the house. There is ample undercover sleeping area for your pets in the backyard, always sheltered from the wind. As a common courtesy, please ensure you clean up after your pets. Please be aware that if our cleaners discover evidence of pets inside the house, additional cleaning fees may apply.
Security Measures: The property is fully fenced, and there are security cameras located at the front of the house for added security.
You require a damage deposit from guests:
Your guests pay a damage deposit of AUD2,500 to be collected up to 14 days before arrival. We will return your damage deposit up to 7 days after check-out.
Right to Decline Bookings: The host reserves the right to decline bookings if they suspect the property will be misused in any way.
