The living room's balcony overlooks at the tiny beach; the property is really “pied dans l’eau"

The house is an example of the late XIX century holiday villa of the Italian Riviera, built above its boathouse, has always starting point for beautiful canoe trips.
It is ideal for relaxed and refined holidays.
The position is very special between the green wooded hills and the sea, the flat overlooks a small public beach, that can be reached by a short path. It's next to the beautiful Paraggi bay, with its sand beach, amazing green transparent water, tiny village and exclusive villas.
A mild weather all year round, allows to enjoy walks along the sea and on the hills, or to shop in fashionable Portofino and Santa Margherita boutiques to lounge in a restaurant terrace.

From the boathouse below the flat you could appreciate the beauty of Portofino Marine Park in the best possible way: paddling, rowing, with 'outdoorportofino' .
By a short walk (or by bus) you will reach Portofino with fashionable shops, very nice and romantic outdoor cafés and restaurants.

It is included in the natural park of Portofino that features beautiful walks in different environments due to the special biodiversity of flora and fauna, with stunning views on the sea and steep cliffs.
If you like trekking, this is an amazing area with stunning landscapes: we highly recommend the classic trip to Portofino - San Fruttuoso Abbey, which leaves directly from the house or comfortably by ferry from Portofino.

Vue sublime du salon qui donne directement sur la mer et la cote rocheuse. Tous les jours un nouveau paysage car la lumière change régulièrement. La villa est très bien située et dans un lieu très protégé. La charme familial et ancien de la maison nous ont séduits. Et la communication avec Giancarla et Gisela ont été très fluides Nous avons passé un excelle t moment dans ce lieu chaleureux

Maison atypique à découvrir

Nous avons passé une belle semaine dans cette maison idéalement située. Directement sur la plage, vous n'avez que quelques marches a descendre pour vous baigner dans une eau translucide. Portofino et Santa Margharita sont accessibles à pieds. On vous recommande le levé du soleil depuis le balcon !

Relaxation and great spot

This house is located in great spot of the peninsula, 20mn walking distance from Portofino and 45mn to Santa Margherita. Even if the house is down the main road, we didn't hear any car noises. It's quite spacious (3 bedrooms and 3 bathrooms) with a big living space which open on the small cove of Niasca. We loved having breakfast and dinner there, with the sound of the waves on the background and the view through the huge french windows. The size of the house is really nice for 6 to 8 people. We stayed on the lower level of the house (the top level was rented to another family, and below was Watersport services which open at 8am, very nice people). The top level of the house gets the chance to have a private space on a flat rock but we didn't had that chance. Therefore, because there are almost no public beaches in the peninsula, this cove is crowded from 9am to 7pm. We expected that it would be public but not that crowded. So if you don't put your towels and kind of reserve your spot early morning (8am), you won't find any space although you're just in front. We recommend the right side of the beach as you get the sun all day. And you don't have a direct access to the beach, which is a problem for the kids as the can't cross the road alone. The house is very charming but needs a serious refreshment and therefore, I have to say the price paid is really high for the amenities you get: for example, last bathroom does not have a proper water pressure and if somebody takes a shower in the other 2 bathrooms, the water is cold. To be honest for the same price/night, we had a luxury 4 stars hotel in the best area of Florence and for half price, we got 3 big bedrooms in a fantastic agriturismo with high comfort, breakfast included, all modern amenities. Regarding the activities, We recommend to walk toward San fruttuoso by the pathway, it's a lovely journey (lunch at La Cantina there), in Portofino, we liked the beautiful restaurants "Magazin" (wonderful Fish) and "Tripoli" (best Pesto ever) and enjoy the fresh fish market of Santa Margherita (from 5pm). Of course, enjoy some watersport just downstairs in the protected bay.

Very charming house in a marvellous place

We have spent a great week in this unique area where we enjoyed walking in the natural park, going to Portfino by walking, eating delicious sea food and pasta. What else? the view on the sea andthe sound of the waves!

We had a wonderful week at the boathouse- it really is the most spectacular and unique place to stay. The view from the house is breathtaking with a vast kitchen and living area. Portofino and Santa Margerita are beautiful towns but very expensive!

The house is beautifully located right by the beach (which gets crowded early, but you can set out sunbeds) and has a fantastic balcony with a stunning view — great for 3–4 people to sit outside. Inside, the spacious and bright living room is a real highlight. The kitchen is well-equipped (dishes, glasses, dishwasher), though we had to bring basics like toilet paper, soap, and dishwasher tabs.There’s a scenic hiking trail through the woods to Portofino (beautiful but expensive — 5 per scoop of ice cream, 18 for an Aperol).Downsides:We had serious issues with the beds. Though we asked in advance if the house could accommodate 7 adults, several single beds were very short — one so short that feet were sticking out — and extremely uncomfortable. The mattresses were saggy and worn. The host admitted they were “on the smaller side” and offered to buy a topper, but that didn’t solve the core problem.The second issue was parking: the listing implies multiple spots, but only one is included. The host told us just two days before arrival. We had to rent a second space for 250/week — a good rate compared to 80/day ( 480 total) but still an unexpected cost. Parking is very difficult in the area and should be clearly explained upfront.Sadly, both of these unpleasant issues added significant stress to our stay. We filed a complaint with FeWo Direkt and were refunded the service and parking fees.In short: a beautiful place with some major drawbacks.

Location Location Location!

The location absolutely makes this house! It is perfectly and uniquely situated between Portofino and Santa Margherita. You won't find anything else like it- with such close access to the beach, beautiful views, and spacious home. PROs: Beach access right across the street. Owner provides beach chairs, umbrella, towels, toys. View & balcony! Unique, old, spacious house. Well-equipped kitchen. Washer/dryer. Perfect location! Bus stop right outside. Paved, safe walking trails to Portofino. CONS: Have to cross a busy road (with kids) to get to the beach. Beach can get very crowded at busy times of year. Mold in bathrooms. AC doesn't get much above 27C/80F on hot summer days (owner provided fans upon request). Strong musty smell in bedrooms- had to run dehumidifiers constantly. Our family stayed for a week and had a wonderful time (though a week was a little long for this location)! The kids loved the beach and paddleboarding. Portofino and Santa Margherita are very easy to get to for shopping, meals, exploring. The bus is very easy (if you can get the bus drivers to stop for you). Warning: if you go during the heat of the summer, make sure to tell the owner to start the dehumidifiers a day or two before you get there or else your sheets and towels will be wet and musty. Otherwise, we had a wonderful trip!

1900 vintage house in fairly good condition near Nature Preserve and overlooking a small public beach. Boat house offers kayak, paddle board, and snorkeling equipment. Peaceful and quiet early morning; became crowded throughout the day. Located at the trailhead from Niasca to Portofino and Paraggi, a beautiful short hike.

Perfecto!!! a truly unforgettable Stay!

We had the most amazing three nights stay at this unique and beautiful apartment perched above a boathouse near Portofino. The place was perfect for a group of six- spacious, comfortable and full of character. From the moment we arrived, we were blown away by the million dollar view of the Liberian Sea with boats and yachts passing by and the hand painted walls. The location couldn’t have been better just steps away from a gorgeous walking trail that led to Portofino and beach access only a short stroll away and the sound of the waves breaking just below us was pure magic 24/7. This is truly a one-of-a-kind experience on the Italian coast, we wished we stayed longer and one day, hope to return!!!

Fantastic Location and Apartment

A beautiful villa next to Portofino in a fantastic location. A 10-minute walk to Portofino for dinner, or up the hill 10 minutes to Hermitage of Sant’Antonio of Niasca…a 1317 building turned into a restaurant where everything is home grown and you eat immersed in nature! The villa has a private entrance and reserved spots for the provided chairs on the beach below and there are hiking trails right out the front door! Check-in and check-out were seamless, the provided parking spot is a must, and the pictures of the villa are very accurate. Overall, we loved the location and would highly recommend.

Wonderful stay, beautiful, charming, old house full of character. Giancarla is a lovely host, extremely helpful and made our stay so much better. Wonderful view of the bay, great for long swims. We loved it. The house sits right on a fairly busy, narrow road, beach access is across this road. For those looking for modern, up to date, hotel style amenities, this house is not for you. The house is secluded and not very close to any restaurants or businesses, we saw this as an added bonus. You will need transport to get around.

We had a marvellous stay! Spectacular.

Giancarla was a wonderful host and even helped us arrange a really special birthday at the villa with a local private chef. Cannot rave enough about the natural beauty of the location, nestles amping at the trees of the coastline. We found the buses and walking sufficient for exploring Portofino and other local areas. Highly recommend to any family or a group of friends seeking a fun and secluded getaway on the water. Thanks!

Amazing location, views and more

We were traveling as a family with three young adults and two grandparents - and this was a fantastic find! The bus is a bit expensive (5 Euros per person/trip) but if you don’t have a car, well worth it. We had two cars and had to search for parking for the second, but I think we just missed that info. The house is gorgeous and totally unique and we had everything we needed. Lots of hikers to Portofino (and it was the off season!) passing by, but I would take the trails instead of the road if you are sure of foot. Thanks for the travel books and advice!

Brilliantly authentic

Stayed over Easter. Fantastic location if you like something near to town yet feels a world away. 15 minute walk to Portofino. 40 minute walk to Santa Margherita. Waterfall in the back. Amazing hikes just behind. So quiet though ride in the road. Beds were very comfortable. Great host! We hope to be back.

A magical place to stay!

We all loved staying at Niasca. The view from our balcony; proximity to Portofino; walking trails; ease of accessing the bus and train. All made for a magical nine nights. Not to be missed: A meal at the former monastery nearby Camogli (as beautiful as Cinque Terre, and much less crowded) Old Town Genoa A wine tasting at Caduferra Dining in Portofino and Santa Margherita

My great-grand-father, from Genoa, built the flat with the boathouse to give to his ten sons the opportunity to grow up healthy and strong, swimming, rowing and hiking in stunning landscapes. In the XIX century, Portofino was a little fisherman village, unknown from the newborn tourism. The only other tourists were two English brothers and their family, living in the two castle in the area: Castello Paraggi, in front of Niasca and castello Brown immediately above Portofino. Nowadays a natural park and the protected bay of Paraggi bring it back to the enchant of those days. Much like my grandfather my mother, my sisters and I spent all the summers growing up in Niasca
