Beautiful newly remodeled 3 bedroom 2 1/2 bath in a quiet residential home on Lake Dunlap (the dam broke in May 2019 so the lake is low but good news, the dam has been repaired and the lake is expected to fill up by Summer 2023, at which point the lake will be more conducive to swimming). Photos taken March of 2020 reflect the water level at that time. The dock is also a great place to relax and enjoy a glass of wine or your morning coffee. There is also a canoe for your enjoyment! This home is only 5 miles to downtown New Braunfels, Schlitterbahn and the Comal River!

Unwind in the comfortable living room with Free WIFI and Roku TV (no cable). Fully equipped kitchen with all the comforts of home. Dining table with seating for 6. There are 4 bar stools at the kitchen island. Half bathroom conveniently located off the kitchen. The master bedroom has a king bed, double bed and Roku TV and en suite bathroom with stand up shower. Upstairs there are 2 additional bedrooms and a lovely coffee nook station with a Keurig so you do not have to down stairs for that first cup! There is a balcony upstairs to have a glass or wine or your morning coffee and breathe in the fresh air while enjoying the lake views. The first bedroom has 2 twin beds and the other bedroom has a full bed and a twin trundle bed. Both bedrooms have a Roku TV. There is a guest bathroom with walk in shower conveniently located between the 2 guests bedrooms. This house sleeps 10 but you are welcome to bring an air mattress to accommodate 2 more guests. Never to exceed 12 guests total. This property has room for 3-4 vehicles.

The back deck is the place to be with seating and a charcoal grill. The back yard leads to the dock, the back yard has a fire pit (firewood not provided) and is a great place for star gazing. Host must be 25 years of age or older to make a reservation and must be staying at the property.
NO Smoking, NO parties. NO pets. No trailers, campers or RV's allowed. No portable grills or open flames. Family friendly home with no tolerance for bad behavior. This house has a maximum occupancy of 12 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500.

Great Family Trip!

The location was fantastic- close to town but also the perfect distance away for some R&R. We enjoyed sitting by the lake and using the lily pad in shed to cool off during the heat of the day. The neighborhood was extremely friendly - we even made a friends or two during our stay!The house was beautiful- very clean- plenty of items provided.Check in / out was a breeze. We would recommend this house for a relaxing family getaway 😀

Christmas Holiday

I love staying at this house. It had plenty of room for our large family. The house was very clean. The property was very well manicured. Enjoyed having the water right outside the house. We stayed here for a Christmas holiday and they even decorated the house for us. Would stay here again.

Spring Break Trip!

This house was perfect for our two families for Spring Break! Easy access to the water and amazing deck! We brought a kayak and paddleboard and fishing gear! Would definitely book this house again!

Very Nice Property!!!

Great property. 3 beautiful rooms with great beds, bathroom facilities, and the AC works very well. Cozy little backyard right off the river with great back porch seating. Firepit was a huge plus. 2 grills that provided all we needed. Just a few miles from great restaurants, Texas Tubes, Rockin R, Gruehne Hall, and all the area has to offer. Great stay. Highly recommend this place if you are taking your family or friends to the river.

Weekend getaway

This property is so cute! We loved hanging out on the lake. They had plenty of things to keep us entertained. Love that the owners provided lots of water activities Ex: slip and slide, tubes, life jackets, canoe, and my kids LOVED the floating foam mat/lily pad. The kitchen is awesome! Lots of room for cooking. And we loved the giant walk in showers. Very nice property. Would love to visit again!

The house was very nice and had most everything you would need to cook. There was lots of stuff to use in the river like a canoe and and river floats. The only thing I wasn't expecting was how much boat traffic there would be. Most of them were courteous when we were in the water. Great place to stay, highly recommend!

Super cute house in a great location

We rented this property for a girls trip weekend of shopping in New Braunfels. House was super cute and clean. It was nicely decorated. The fire pit is awesome at the end of the day! It was winter so we didn’t get in the river or use any of the water equipment. I would definitely stay here again. It is probably better for friends not couples since the rooms all have two beds in them.

Beautiful House!

We had a fantastic vacation with friends at this property! The house and linens were very clean and in good condition. Loved using the fire pit in the evenings and the access to the water was right there. The only thing I would have asked for were steps leading from the side of the lawn down to the concrete ramp (that slope was a little steep) and a small first aid kit to be available. Thank you for sharing your house with us!

No one in the house slept well due to the beds. At the price point this house is at I would expect at least 2/3 star level beds.

Great Location

Overall the property offerings were great for our family. We enjoyed access to the river for swimming and canoeing, close driving distance to attractions like the natural bridge caverns, and enough space for our family of 9. Our only complaint was the cleanliness of the property. We found that our bed sheets were not clean (hair, grass, dead bugs, and other particles covered the sheets, most surfaces where coved in dust and many spiderwebs, and the hall leading to the upstairs balcony had leaves and dirt on the floor and doormat. In the kitchen a number of the cups and dishes had a greasy film on them. The management company did offer to have someone come out to change the sheets but we had already unpacked and did not feel comfortable with someone going into the property while we were away. We would recommend this property but encourage the property managers to ensure the property is properly cleaned before guests arrive.

Wanted to catch the Alamo Bowl in San Antonio, do some shopping in San Marcos, and just relax to bring in the New Year. Down River Haus was the perfect location for my two sons and parents to enjoy all of the things I just mentioned without staying in the hustle and bustle of San Antonio. San Antonio was as easy 40min drive and San Marcos was a quick 20min drive from our stay. The house was decorated beautifully for Christams, the rooms were spacious and clean, the outdoor living area and dock were absolutely perfect for my family and our get away. We enjoyed fishing off of the dock, gathering around the fire pit, and BBQ for dinner on the back porch. Backyard had a wonderful ambiance as well when evening fell upon us. I would definitely come back again to enjoy all this house has to offer.

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The home itself was beautiful. For the price we paid, wr we’re extremely disappointed in the maintenance put into the home. The stove was cracked and we could only use one side. That side did not work. The dishwasher did not wash. The coffee pot button was broken, the refrigerator did not keep any of of items cold enough. We had to freeeze things to protect them, Also, the railing around the deck were loose and leaning. They have a false sense of security, all of these things were a huge inconvenience for our large party. Very unsatisfied and paid a large amount for this rental that these items should have been replaced or repaired to working order.

Everything was as described/expected and I’m glad I picked this house. It’s close to everything and the kids enjoyed the water, although they could not reach the bottom, the shed has a huge lillypad they played on every day. The water was a little merky and there was constant boat traffic that made big waves. I enjoyed fishing off the dock. The only bad thing, and this is not a reflection of the owners, but someone left a large dead fish on a stringer to rot. It smelled awful but my husband got rid of it, and the smell quickly left. Other than that, our stay was perfect and I highly recommend this property.
