Early check-in: A guaranteed early check-in can be arranged subject to availability at an extra charge.

Late checkout : On the day of departure, we kindly ask all guests to vacate the property by 11AM. A guaranteed late check-out can be arranged subject to availability at an extra charge.

Please note that a refundable security deposit of £1,500 will be charged at the time of booking to cover any potential damages, excessive cleaning, or breaches of the house rules. If no issues are identified, the deposit will be released within 7 days of check-out.
- Please respect the neighbours and keep the noise down between 10pm and 8am
- No house parties
- No smoking allowed
- No pets allowed
- Please remove your shoes inside the property
- Total number of occupants will not exceed the quoted number unless agreed beforehand
- Please do not move furniture
- All trash and perishables must be disposed of and dishes washed before departure
- Losing a set of keys will result in an *£150 charge to get them replaced. (*Plus locksmith charges if used)

We provide our guests with a `home away from home` experience. Therefore, we would really appreciate all our guests to leave the place as close to as how they found it. Any excessive mess that requires our cleaners to go beyond the standard check out clean (changing linen, preparing the property for the next guest and restocking of general house supplies etc.) will be charged to the guests. Please also note that we will charge a penalty fee of £300 if any of our house rules are broken.
