This charming Mediterranean retreat offers direct access to the sea and a large private garden just for you. Comfortably accommodating up to 6 guests in 3 bedrooms and 2 bathrooms, the apartment is perfect for families or a group of friends. Enjoy a spacious sea-view balcony, all the modern amenities (air conditioning, Wi-Fi, full kitchen), and a warm, inviting atmosphere that will make you feel at home by the azure Sardinian coast.



The Space:

Step inside a bright and airy 3-bedroom villa apartment designed for relaxation. Spread over two floors, the interior is decorated in a breezy coastal style with cool tiled floors and plenty of natural light. The main living area features a comfy sofa and a flat-screen TV, plus large French doors that open onto the balcony, seamlessly blending indoor and outdoor living. Adjacent is a fully equipped kitchen with modern appliances (including a dishwasher, induction stove, and full-size fridge-freezer) and a solid wood dining table, making it a joy to prepare meals with fresh local ingredients.



There are three tranquil bedrooms, each with ample storage and air conditioning. All three bedrooms feature comfortable queen-size beds, two are located on the first floor, while the third is on the upper floor. Fall asleep to the distant sound of the sea and wake up refreshed.



There are two bathrooms, both located on the first floor: one is a newly renovated full bathroom with a spacious walk-in shower, elegant vanity, toilet, and bidet; the other is a convenient half-bath. We’ve also added a hot outdoor shower in the garden, perfect for rinsing off after a swim in the sea.



Outside, the highlight is the expansive private garden and terrace overlooking the water. The terrace has a seating area and dining table for al fresco meals with a view of the sparkling sea. Fire up the barbecue grill for a casual cookout as the sun sets. The garden is lush with Mediterranean plants and offers plenty of space for sunbathing, playing, or simply enjoying the sea breeze under the shade of an olive tree. At the end of the garden, a private gate opens directly to the shoreline – you can literally step out and dip your toes in the crystal-clear sea just a few meters from your door. Whether you’re sipping your morning espresso on the terrace or stargazing in a hammock at night, this space provides a peaceful coastal sanctuary for your Sardinian getaway.



Guest Access:

Guests have full, exclusive access to the entire villa apartment and its grounds. This includes all indoor spaces (living room, kitchen, 3 bedrooms, 2 baths) and the large front garden with the sea-view terrace. Feel free to enjoy the garden’s lounge chairs, BBQ, and outdoor shower at your leisure. From the garden, you’ll have your own private pathway to the sea, so you can swim, snorkel, or launch a kayak right from the property. Parking is convenient too – there is free parking for your car on the premises (inside the gate). The entry to the property is via a private entrance; you won’t be sharing any areas with anyone else, so you can enjoy complete privacy during your stay.



(Please note: the only other person on the premises is a neighbor in a separate apartment – see “Other Things to Note” – she has an independent entrance to her apartment. The garden and front seaside area are entirely for your use.)



The Neighborhood:

Capitana is a tranquil seaside community nestled along Sardinia’s picturesque southern coast. Here you’ll find a perfect blend of relaxation and local charm. The atmosphere is peaceful and laid-back – imagine quiet mornings with fishermen heading out to sea, and warm evenings with golden sunsets over the water. The villa is located along one of the most scenic coastal roads in Sardinia, so the drive to and from the property is always a treat with gorgeous sea views at every turn.



While Capitana is a quiet residential area, you won’t be isolated. A small marina (Marina di Capitana) is just a short walk away, where you’ll find a café/bar overlooking the boats and opportunities to rent a boat or book a sailing/snorkeling excursion. Within walking distance or a quick drive, you have the essentials: there’s a mini-market about 5 minutes’ walk from the house for fresh bread, groceries and essentials, and a larger supermarket just 2 minutes by car. You’ll also find a couple of local restaurants and pizzerias nearby to taste authentic Sardinian cuisine (including delicious seafood and wood-fired pizza!). For any necessities, there’s a pharmacy and ATM about 5 minutes’ drive down the road.



Nature and beach lovers will be in heaven – the area around Capitana is dotted with beautiful beaches and coves. The nearest sandy beach (Spiaggia di Capitana/Sant’Andrea) is about a 5-10 minute walk from the villa, great for swimming and sunbathing on fine white sand. A short drive along the coast will unveil more stunning spots like the famous Mari Pintau Beach (about a 15-minute drive), renowned for its “painted sea” turquoise waters, and Cala Regina with its rocky cliffs and crystal-clear snorkelling waters. You can even plan day trips to spectacular beach destinations like Villasimius (around 45 minutes by car to the east) or explore the vibrant city of Cagliari (20 km to the west).



Getting Around:

Getting to Capitana and exploring the area is easiest by car. We recommend renting a car for your stay, as it will give you the freedom to visit the many beaches and attractions along the coast at your own pace. We offer free secure parking inside the property gates, and the main coastal road (SP17) is easily accessible from the villa.



Driving distances are convenient: roughly 30 minutes to Cagliari Elmas International Airport, and about 25-30 minutes to Cagliari city center. If you prefer not to drive, there is a public bus route that passes through Capitana and can take you towards Cagliari and neighboring towns (do check the schedule, as service can be infrequent). Taxis and private transfers are also available for airport runs or evenings out – we’re happy to provide you with local driver contacts or advice.



Once here, you can reach some restaurants, the marina, and a small market on foot from the villa. For broader exploration (like visiting multiple beaches or the mountains), a car is definitely the best way to get around. The good news is that traffic is light in this area and the scenery is beautiful, so every drive is a pleasure. If you’re a cyclist, you might also enjoy biking along the coastal road. However you choose to travel, we’ll make sure you have clear directions and tips for easy navigation.



Other Things to Note:

Resident Neighbor: For transparency, please note that there is a small, separate apartment on the property which is occupied by a quiet, discreet lady. She uses a back entrance and a section of the rear garden path to access her unit. Your space and privacy are our priority – the large front garden, terrace, and all guest areas described are exclusively for you. You might not even notice her, but if you do happen to see her in passing, rest assured she is very respectful of your privacy (and you can always say hello – she’s friendly!).



Direct Sea Access: The garden’s sea gate leads to the shoreline. Please supervise children when they are by the water and on the terrace, as there is open access to the sea.



Amenities & Comfort: We provide all the essentials to make your stay easy and carefree. Fresh bed linens, bath and beach towels, and basic toiletries are included. You’ll also find a starter supply of kitchen basics (coffee, tea, sugar, salt, etc.) so you can settle in comfortably. The villa has a washing machine available so you can do laundry during longer stays. Air conditioning in each room will keep you cool during the summer, and heating (plus a cozy fireplace in the living room) keeps the house warm in cooler months – making this an ideal year-round getaway.



Neighborhood Quiet Hours: Capitana is a peaceful community, and we ask guests to respect the tranquility. Typical quiet hours are from 11:00 PM to 8:00 AM. Feel free to enjoy the garden and terrace at night, just keep noise at a considerate level out of respect for our neighbors. This ensures everyone can enjoy the sounds of the sea and a good night’s sleep.



House Rules: No parties or events are allowed. Smoking is permitted only in outdoor areas (please use ashtrays provided). We love pets, and small pets are permitted for an additional fee. However, please check with us before booking to confirm suitability. Additionally, we kindly ask you to rinse off sand and salt using the outdoor shower before coming inside, to help keep the space clean and comfortable for all.
