Welcome to The Charlton Suite - a stylish 2-bedroom garden flat in Harrow, designed with families, workers and groups in mind. Recently fully redecorated, it features a modern living space with a 55” Smart TV, fast WiFi, and a fully equipped kitchen. Relax in the private enclosed garden or enjoy the convenience of free off-street parking. With Queensbury Station just minutes away, you’ll have quick access to Central London while staying in a peaceful residential area.

The space

This stylish ground-floor flat has been fully redecorated and offers a comfortable stay for families, groups, and visitors to London. With two bedrooms, a living room, a modern bathroom, and a fully equipped kitchen, the home sleeps up to 8 guests.

Bedroom 1 features a double bed and futon, while Bedroom 2 has a bunk bed with two full-sized singles. The living room includes a double sofa bed, dining table, and desk workspace. Guests can enjoy a 55” Smart TV, fast WiFi, and gas central heating for comfort.

The private, enclosed garden is perfect for relaxing or dining outdoors, with a BBQ and seating area. Off-street parking for one car is available, and the property includes a house alarm, key safe for self check-in, and external security cameras for peace of mind.

Located in a quiet residential area close to shops, cafés, and supermarkets, the flat has excellent transport links, with Queensbury Underground Station (Jubilee Line) and bus routes offering easy access into Central London.

Guest access

Guests will have full access to the entire flat, including both bedrooms, the living room, fully equipped kitchen, and modern bathroom. The private enclosed garden with outdoor dining and BBQ is also exclusively for guest use. One off-street parking space is available on the driveway.

Check-in is via a secure key safe for convenience, and guests can enjoy complete privacy throughout their stay.

Other things to note

- Check-in time is from 3:00 pm. Last-minute bookings made within 48 hours of arrival may require a check-in adjustment to 6:00 pm.

- Only the number of guests listed in the reservation is permitted. Unregistered guests are not allowed to stay overnight.

- All staying guests must provide a government-issued ID within 48 hours of booking and at check-in.

- The lead guest must be at least 21 years old. Exceptions may be considered upon request, with an additional security deposit of £450 per booking.

- No parties, gatherings, or events are allowed.

- The property is in a residential area with quiet hours from 10:00 pm to 8:00 am. Guests must keep noise levels to a minimum at all times, but especially during quiet times.

- Guests must leave the property in the same condition as when they arrived.

- Check-out is by 10:00 am. Late check-out must be arranged in advance and is subject to availability. If no prior agreement is made and check-out occurs after 10:00 am, a £100 fee will be charged due to disruption of the cleaning schedule.

- Early check-in, late check-out, and bag drops are not permitted under normal circumstances due to tight cleaning schedules.

- If required, early check-in or late check-out may be arranged by booking the night before or after, at a reduced fee of £70 per option, subject to availability and payable in advance.

Check-in

- Check-in is via a secure key safe at the property.

- Remote assistance is available for check-in until 10:00 pm.

- Check-in after 10:00 pm is still possible using the key safe, but remote assistance may not be available.

- Full check-in instructions will be provided before arrival.

House Rules & Penalties

- Strict no-smoking policy – a £250 penalty will be charged if smoking occurs inside the property.

- Guests will be charged for any damage caused during their stay.

- By booking, guests agree to abide by house rules to ensure a smooth and enjoyable stay for all.

Linen & Cot

- Bedding and towels are provided according to the number of guests on the reservation. For 4 guests, this includes bedding for the double bed and the 2 bunk beds, plus 6 pillows.

- A linen charge will apply if additional sets are required beyond the number of registered guests:

- Single bed linen & towel: £20, Double bed linen & towels: £30

- A travel cot is available on request, but guests must bring their own cot bedding for hygiene and safety reasons.

BBQ use (garden only): bring your own charcoal/fuel; adults (18+) only to light/operate with children kept away and supervised; never leave unattended; after use let it cool fully, clean thoroughly, and dispose of cold ash/charcoal safely—£25 charge if used and not left clean/ready.

Parking

- One off-street parking space is available on the private driveway.

- Additional cars may need to park on surrounding streets, subject to local restrictions.

Guest Consumables

- All guest consumables must be purchased by guests during their stay.

- We may leave some starter toiletries, bin bags, toilet tissues, washing capsules and coffee. But please expect to buy your own supplies for your stay.
