Hawthorn Cottage, Barbrook (Devon) is a spacious and beautifully converted semi-detached Grade II listed barn within Exmoor National Park, just a few minutesâ drive from Lynton and Lynmouth. Set in the peaceful hamlet of Ilkerton, close to Ilkerton Ridge, it provides the perfect base for exploring Exmoorâs moorland, valleys, and the North Devon coast.

Hawthorn Cottage combines rustic character with modern comfort. The bright, vaulted living space creates a sociable atmosphere for family and friends, while the bedrooms below offer peaceful retreats. Outside, the enclosed garden is ideal for dogs and summer dining, and the dark skies above Ilkerton make for breathtaking stargazing.
Perfect for walkers, cyclists, and riders, this is a superb location to enjoy Exmoorâs landscapes and nearby coastal adventures. For larger groups, Hawthorn Cottage can be booked together with neighbouring Bramble Cottage (sleeps 4).
Strictly no smoking or vaping indoors.
Indoor Description
The well-equipped kitchen includes a fridge and freezer, dishwasher, washing machine, microwave and electric oven plus hob. Other equipment includes toaster, kettle, a variety of cookware, kitchen utensils, cutlery, crockery and glasses. The kitchen area is open-plan through to the farmhouse dining table, which has space for seating 6 guests with comfort. A high chair is available on request. The living area has three comfortable sofas set around the Smart TV and an electric flame-effect fire.
Stairs from the living area lead both upstairs and downstairs, there's a stair-gate fitted on the stairs. Upstairs is a mezzanine level overlooking the living area, where one of the king-size bedrooms is located along with an en-suite shower room.
The other two bedrooms are located downstairs; there is a twin bedroom, family bathroom with bath and separate shower. The third bedroom has another king size bed and en-suite shower room. A travel cot is available on request.
There is a drying rack in the downstairs cupboard, together with an ironing board and iron. The owners can provide access to a tumble dryer on request.
Electricity and heating costs are included in the price of your accommodation. The property is fitted with underfloor heating and radiators which can be adjusted to suit your preferences. Excellent Wi-Fi is provided.
The water is supplied by a private supply, it is treated onsite. It is tested regularly and is very pure and safe to drink.
Bedding, bed linen and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. Toiletries are provided in the bath/shower rooms. Cleaning materials such as washing up liquid, and surface cleaner will be present in the property. One or two toilet rolls will be provided per toilet.
Outdoor Description
The garden area directly outside the property is enclosed and includes a gravel patio area with table and 4 chairs. A gas barbecue is available for your use during the summer months - please leave it clean for the next guests.
Hawthorn Cottage is semi-detached, the other half of the property is another holiday cottage, Bramble Cottage (sleeps 4). They can be booked together for a larger groups. Each property has its own private access and outside areas, the parking area is shared.
The owners live in the house next door, so will be available to assist if you have any questions, but are equally happy to respect your privacy.
Please note this is a quiet rural area and the owners ask that you respect the neighbours and the wildlife by not playing loud music in the garden, and fireworks are strictly prohibited.

Off-road parking for 2 cars
There are no EV charging facilities on site. Car charging is available at Lower Lyndale car park in Lynmouth via Osprey fast chargers. Guests are not permitted to charge cars from the sockets in the property.
Pets Description
Up to 3 well-behaved dogs (over the age of 12 months) are welcome for a supplement of ÂŁ30 per dog per stay. Dog bowls and some treats are provided. Please do not leave them alone in the property at any time. We would be grateful if you could keep your dogs in the living areas only and out of bedrooms. There are stair gates in place to assist with this.
The owners may have pet sheep and horses in the paddock adjoining the cottage. The garden is enclosed and reasonably secure (fenced with post and rail and stock fencing) however, if your dog is an escape artist who may try and get in with the animals, please let the owners know before your arrival so that they can move the sheep and horses further away.
Restricted mobility
Due to steps and gravelled paths, this property is not suitable for guests with limited mobility.
