Villa Guardia is perched atop a hill steeped in history, dating back to prehistoric times when the valley below was a vast marshland. It is perfect for exploring Florence and Chianti, approximately a one-hour drive away and within easy reach of Arezzo and Siena. The villa is surrounded by a beautifully landscaped garden, complete with a private pool and the nearby town, which is just 1 km away and offers local shops, a supermarket, restaurants, and bars.

The property (380 sqm) spans two hectares, with the garden extending down the hillside into charming olive groves and orchards. A former owner, an expert in botany, enriched the grounds with rare species, including lime trees from Lebanon, ancient cypress trees, and various fruit trees and olives.
The private pool (measuring 8 x 4 meters, open from 04 May to 05 October), is on a sunny terrace near the house and can be accessed directly through glass doors from the ground-floor living and dining area. Adjacent to the pool is an outdoor BBQ, perfect for al fresco dining.

Villa Guardia is well-equipped to accommodate large groups. One of the owners resides on the property in a separate adjacent barn, ensuring privacy for guests while remaining available if needed.

Ground Floor
The main entrance leads into a hallway that opens onto a spacious living and dining room and a staircase to the upper floors. The living area features an open fireplace, satellite TV, and a DVD player, with tasteful furnishings crafted by local tradesmen. Large glass doors connect the space to the garden, creating a seamless indoor-outdoor flow.

The formal dining area accommodates 8 guests, while the kitchen dining area seats up to 12. The professionally equipped kitchen includes a central work area, a large hob, two ovens, a microwave, a dishwasher, and a spacious refrigerator. A laundry room with a washing machine is also located on this floor, along with a bathroom equipped with a shower.

First Floor
The first floor, accessed via the main staircase, features a second lounge with an open fireplace and satellite TV, creating a cozy relaxation space. This floor contains five bedrooms: Two twin bedrooms (one of which can be converted to a double) that share a bathroom with a shower. Three double bedrooms: one with an en-suite bathroom featuring a bathtub, one with an en-suite bathroom featuring a shower, and one with a bathroom across the hall. An equipped bathroom with a double sink, shower, and bathtub completes the layout. This floor includes a well-equipped study with a computer, high-speed ADSL internet connection, and a printer. All bedrooms on this floor are air-conditioned and have screened windows for added comfort.

Tower
The second-floor tower room, originally a medieval lookout tower, houses a charming twin bedroom. With windows on three sides, it offers stunning 360-degree views of the surrounding landscape. This bedroom shares the first-floor hallway bathroom and is also equipped with air conditioning.
