La Casetta di Mario - a cosy seaside cottage
Typical local cottage with bedroom, bathroom, kitchen, living room and private courtyard for dining al fresco.
We host up to 4 people, 2 in the bedroom and 2 on a large sofa bed in the living room, both with Air Cond. The bathroom is accessible from the bedroom and the covered courtyard.
All is within walking distance: supermarket 3', bus 4', station 7', restaurant 7', market 12'. In less than 15' you arrive on the beach through the pine forest.
The house is equipped with extinguishers, gas detectors and an external video-camera monitoring the entrance from a side.
A cosy and tastefully furnished space.
The space
La Casetta di Mario, inhabited first by my grandparents and then by my parents (Mario was my father), is where I spent most of my childhood.
The house is an intimate and cosy space, but not that small. It is 51 sqm inside and has a 30 sqm courtyard partially covered.
It has a bathroom, double bedroom, kitchen and living room. The living room can be transformed into a second double bedroom via a large sofa bed. Bedroom and living room have air conditioning.
Ideal for a family, but also for two couples who have no problem sharing the bathroom, which is accessible both from the bedroom and from the covered courtyard but not directly from the living room.
The furnishings have been partially renovated to meet the needs of the guests. We have a brand new kitchen with dishwasher, microwave and every accessory you need to feel at home.
The courtyard allows al fresco dining with its own table and chairs. A barbecue is also provided.
The whole house and courtyard are available to you in a exclusive way.
We have a 43-inch smart TV connected to the internet (not to the antenna) and high-speed WIFI throughout the house, including the courtyard. A small laundry room provides access to the washing machine and a sink.
La Casetta di Mario is one of the traditional "casette in fondo allâortoâ (little houses at the bottom of the garden) an integral part of the urban history of Viareggio. It is accessed from a "porticina (small door)" on the street and through a long partly covered passage, called "il passetto", which leads you to an internal courtyard where the house overlooks.
The distance from the road, in addition to isolating from noise, gives the feeling of being protected and enveloped in the "historic" urban fabric of the city. Almost all the houses on the street have the same structure: âla casa davanti (the house on the front)â and âla casetta in fondo allâortoâ. Most of the houses in the street are 1 or two storeys houses.
In the Viareggioâs tradition, families huddled together in these little houses in the summer to rent the house on the front to the tourists.
The house is located in a strategic position less than 10 minutes walk from the main services: there is a greengrocer on the corner, Esselunga 3 minutes away, bus stop (4'), pine forest (perfect for children) (5'), station (7'), pizzeria/restaurant (7'), market square (10'). In less than 15 minutes you arrive straight on the promenade and the beach passing through the pine forest.
Parking is on the street in front of the house. You need a permit which can be purchased at the newsstand.
I take care of the relationship with guests via internet and telephone, while Luciana (my co-host) will take care of your stay on site.
I practically grew up in this house in the company of my maternal grandparents and I am truly happy to be able to make it available to other people who can benefit from the dearest places of my childhood and youth. I'll let you know about my favorite places to get the most out of your holidays in the area at any time of the year.

No area is shared with the owner or other guests.
The house is all on the ground floor, there are no stairs.
The entrance corridor (the "passetto") is 18 m long (9m indoor and 9 m outdoor) and has a minimum width of 74 cm and a maximum width of 1m..
The bathroom doors have a width of 76cm (from the courtyard) and 68cm (from the bedroom).

*Smoking*. If you are a smoker we ask you not to smoke in the house but only in the garden. Please be sure you are comfortable with this restriction before booking.
*Pets*. Pets are generally welcome (Luciana loves them!). However, we want to know about them beforehand. We would not allow snakes, lions and tigers! Also when pets are around we kindly ask you to keep all sofas covered with suitable protections. We charge a little pet fee to cover the additional time of cleaning.
*No Party Rule*. Our vision of hospitality does not include partying with alcohol abuse, people getting drunk, shouting and loud music until the early hours. Please be sure you are comfortable with this restriction before booking.
*Parking*. The house is in a parking scheme area and you need a permit to be able to park nearby. The council sell seasonal permits that we can help you to have ready when you arrive if you give us the right info about your car. Please note that the price for this permit is not included in the rental fee.
*Council Taxes*. The council of Viareggio requires that each person on a short stay pays a daily fee to them. Please note that this fee is not included in your rental price and you will pay it in cash before leaving.
*Communication of your stay to the security office*. Italian rules require that the presence of every guest in town is communicated to them. This is why we need the details of each of the guests at booking time. We will do all this bureaucracy for you.
*Cleaning fee*. To keep the daily rental fee low, we prefer to charge the cost of the cleaning in a one-off way, as it is paid only once for each period. You will find this specified at booking time.
