Welcome to Rutland House, a spacious 4-bed townhouse located in the prestigious Golden Triangle of central Norwich. This recently renovated property combines comfort and elegance, whilst maintaining our eco philosophy. It’s ideal for both short and extended stays in and around Norwich & Norfolk.
Conveniently situated just a 2-minute walk from the bustling Unthank Road with an array of shops, cafes, and pubs, it is a perfect place to relax after enjoying local nightlife and cuisine.
With a background in Fine Art and Interior Design I have lovingly designed Rutland House using natural materials and minimising plastic usage to create a stylish, yet eco-conscious home from home for you and your family & friends.
The house has ample storage in every room to help maintain a clutter-free environment and features 2 full bathrooms as well as a WC.
Each room is equipped with a smart TV, and the living room includes a soundbar for an enhanced viewing experience, so you can relax at the end of a day exploring Norwich!
Flexible bed arrangements are also available upon request to suit your needs.
The fully equipped kitchen comes stocked with local produce and basic toiletries for your convenience and you’ll find all the utensils you need to cook up a storm!
Parking is available at the front of the house (permit required) or at the back on a first-come, first-served basis. An EV charger is also available for guests with electric vehicles.

You have free parking at the property and a self-check-in option to make sure you can schedule your time according to your own plans.

The house is located in the central part of Norwich and is within walking distance to the majority of restaurants, fresh markets, supermarkets.
Located in the heart of Norwich, our property offers proximity to some of the city's most iconic landmarks. Just a short distance away, you'll find the impressive 2 biggest Cathedrals in Norwich which are "Norwich Cathedral" and "Roman Catholic Cathedral", both towering testaments to the city's rich history and architectural heritage.
You will always check in to a clean apartment and don’t have to worry.
By the time you arrive, you’ll receive an email with a key code for the key box and all necessary instructions on how to access the property.
While you may have the house to yourself, you won’t be alone when it comes to planning your trip. We are more than happy to help you with local activities and recommendations.
We do have several rules to make sure we keep our properties in the best condition for your arrival.
1. No smoking, please. (apart from the outside areas - use the ashtrays provided)
2. No pets please.
3. Maintain the property in good condition during your stay (as you find it upon entry).
Quiet hours are between 9 pm and 8 am on weekdays and 11 pm and 8 am on weekends.
And you don’t have to worry; we know that accidents occur from time to time, resulting in damage (we would not charge for one-off crockery breakages, for example). We kindly ask if anything does get broken to let us know before check out. We are very understanding and responsible for keeping the property in good condition for all our guests.
Latest check in is at 22:00
This is a quiet residential area, and therefore we ask all guests to respect the quiet hours after 10 pm. As such, this property is not suitable for any kind of party, regrettably, this includes hen or stag groups.
