South Plain House was originally a Farmhouse Cottage built in the 1850's. The property has a secure private gated entrance with ample parking and a private outdoor fenced pool (summer only)

It has been extended over the years and now has 4 bedrooms, 2 bathrooms (1 en-suite) a shower/wet room, 2 reception rooms (one with a beautiful Ingelnook fireplace) and private use of the heated fenced pool (mid May-Sept). The enclosed gardens are perfect for children to play.

It is uniquely positioned within the Sussex countryside with the beautiful Leonardslee Lakes & Gardens about 2 miles away. A short 20 minutes drive will get you to the beachside city of Brighton & Hove, the stunning South Downs or Gatwick airport. It is located alongside a B road with direct access into Horsham.

The property is great for every season. Whether you want to enjoy a relaxing summer hideaway or a cosy country retreat in the winter.

Boasting a large triple aspect living area, with patio doors opening directly onto the lawn, this living space features a 56” TV with surround sound and 3D Blue Ray. Alternatively, retire to the snug Ingelnook room that is open plan with a dining area at the far end. Perfect for family meals or a romantic meal in front of a roaring fire.

The fully equipped modern kitchen boasts a breakfast bar, oven, warmer draw, second oven/microwave combo, induction hob, Neff coffee machine, dishwasher and American double fridge/freezer.

The utility room has a washing machine/tumble dryer and a second dishwasher.

As owners we are on hand with anything you need as we live next door on a 5 acre small holding where the dogs, miniature shetlands and horses are part of our family – as well as the chickens who like a cuddle every day! We can welcome you at check in – or if you prefer self check-in is also available. We hope you have a wonderful stay at South Plain House and love our home as much as we do!

Fabulous Weekend

We had the best time staying here; the house was exceptionally well equipped - the owners have thought of everything and the pool and spacious gardens were brilliant for our children and young people. Would stay here again definitely.

Great experience

We were attending a wedding at Nymans which was very close to the property so it was a perfect location for us. Gill was fantastic and accommodated our early check in. Wonderful place to stay with family.

Lovely break

We had a great time staying here- it felt like a home from home. The owner Gill was very friendly and helpful. The house had everything we needed. The pool was lovely and warm and the kids enjoyed it even in the rain. The main living room was a nice place to spend time and hang out playing games.

Great location for a wedding at Knepp.

Gill was a great host and warmly welcomed us and the breakfast welcome pack was a nice touch. The pool was a great place to entertain the children and adults and was lovely and warm. We stayed here as a base for our daughter’s wedding at knepp and it was ideal. Gill was very accommodating with the comings and going’s before and after for which we are very grateful.

Great family holiday

From the start of our visit Gill made us feel very welcome and was the perfect host. We loved the house which is very spacious and homely. Everyone enjoyed the wonderful pool and outside area. Excellent location for trips to London,Brighton,Thorpe Park, Chessington as well locations nearby such as Horsham. The children loved seeing the ponies and Nala the dog. We would return in heartbeat.

Wonderful Christmas

We stayed for four nights to celebrate Christmas! We were a family party of 3couples and two babies. The house was very comfortable and Christmassy , Gill had a lovely Christmas tree in place and decorations. We had a log fire burning throughout our stay. Thank you Gill, we would love to come again.

Cosy cottage with a warm welcome.

Homely stay , pool amazing

We only had 3 nights but so wished we could have stayed longer. The house was comfortable , well equipped and homely. The pool with its group inflatables made the hot weathered stay a godsend and most time was spent there. All the family enjoyed their stay and we hope to be back again. Gill was the perfect host and kindly let us say hello to the ponies and chickens. This was a massive highlight. Thank you.

We enjoyed our stay in this lovely country house in Aug 2022. It is clean, spacious, cosy and provided with everything we need for holiday. Ladies enjoyed cooking in the kitchen. Men chatted in the living room and kids played in the swimming pool and on the grass. We just didn’t want to leave the house! Last but not least, the owner, Gill, is a nice, kind and helpful. Perfect family accommodation!

We had a lovely family holiday and get together at South Plains House! Gill was the perfect host, with excellent communication and was there to greet us when we arrived. We were shown around the accommodation and were very grateful for the generous welcome pack which Gill had kindly provided. Gill was very attentive and readily available to make our holiday just perfect! The use of the swimming pool was great and very welcome in the warm weather during our stay. Wedding staycation- Brookfield barn

My wedding party and I chose to stay at this house both before and after my wedding at Brookfield Barn (less than a 5 min drive away). We got ready here too. It was perfect! Enjoyable family stay

We had a lovely time during our stay in May. There was great communication with Gill in the lead up (eg details about the pool), and she met us on arrival to show us around. She also left us a welcome breakfast. The kitchen is very well equipped, with loads of cutlery/crockery, nice coffee machine and induction hob. We had a great day using the outdoor heated pool and having a BBQ. She kindly offered to bring round her ponies and dog to introduce to the kids which was a highlight! We were never short of things to do in the house, even when we stayed in one day due to the rain. There was a massive TV, DVDs, drawing materials for kids, board games and cards. The house was very comfortable, homely yet spacious. Would recommend!

Wonderfull stay in Plummers Plain

We had a wonderful break at Gill's property. They house was perfect for 2 families of 4. The housenis ideally located for trips to lots of local national trusts and beaches. The pool was beautiful and our children adored it. It was kept lovely and warm. Gill was so communicative and kind throughout and so helpful. We really appreciated the welcome pack on arrival and the top up of coffee beans for the machine halfway through the stay. The house is so well set up and stocked. Even down to pool/beach towels (always a relief not to have to lug them around). A truly special part of the visit was when Gill brought her miniature Shetland ponies Shiraz and Meredith and her huge dog Nala. The children loved it. Would love to come back. Great NY Break

We booked South Plain House for a New Year's getaway for 7 friends coming from various parts of the SE. S It has a lovely rural setting within easy reach of Horsham for train stations and is well-connected to main roads as well. Gill was communicative and helpful before our arrival and during our stay and made sure we felt comfortable. The property itself was perfectly-sized. We had 7 adults in the 3 double and 1 twin room, but there was plenty of space with the three bathrooms, two living rooms and well-equipped kitchen. The house was warm during our stay as in addition to heating there were two fireplaces in the living spaces and wood was provided for the one that needed it. In terms of activities, the property is well-situated to access both gardens, castles, vineyards, pubs and estates nearby - we walked past Leonardslee and had excellent lunches at both the Bolney estate and The Crabtree Pub. Additionally, Brighton is a drive away and we spent half a day there too. Hope we can come back some time for the pool, thanks!

A Holiday Home which need a lot of attention.

Probably cos we were the first guest of the season, it wasnt kept as it supposed to be for a Holiday home. Please note that this property sits on the edge of a national speed limit country road which means you can hear cars cruise past your bedroom wall.Though the description says its a 5 Acre farm, its not a place where you have a serene and relaxing.atmosphere. Listing says there is a outside pool but a £200 for 3 days use of pool is a rip off. Listing also mentioned about a Hot tub but it is OUT OF ORDER and we couldnt use it. We couldnt turn on the heating other than the Electric heating in the lounge. In Kitchen there is an induction hob but not all the cooking pans avaialble were suitable for Induction. It was a pity that couldnt find a 2 set of cutleries in same kind. You will find a lot of old utensils and kitchen tools but not all were in good working condition. Would have been nice if there was atleast a sharp Knife to cut some veg. Toilets cisterns are tricky as you have to spend 10-20 mins to wash down your waste. Overall its an old cottage with all the vintage deco and interiors. An upkeep and maintenence reccomended. Though there are a lot of areas to improve, we enjoyed the cozy lounge with some comfortable Sofa.

We are very disappointed to read your review which includes a lot of errors and incorrect information. The property description clearly states that the property is on a B road, so we are not trying to mislead as your review indicates. The description says that the owners live next door on a 5 acre smallholding which is true. It does not say that house has 5 acres which it sounds like you were expecting. The listing says the outside pool is available from May to September. You booked at the lower nightly rate at the end of April which is why the pool was not ready for you – which you knew in advance during our extensive communication prior to your arrival. The energy and chemicals to heat it to temperature are extremely expensive, so the summer nightly rate reflects that cost. In the information pack that was sent to you well in advance it says that the hot tub is out of use because it is leaking, but when repaired it is available for booking at extra cost to cover the cost of the electricity to heat it and the chemicals. So you were also fully aware in advance about this. When you messaged that you wanted the heating on, I responded immediately and gave you direct access to turn the heating to constant if you so desired. You then text me at 2am in the morning. I woke and responded at 5am because I was concerned that everything was ok. If you hadn’t come to the property and opened all the doors and windows as soon as you arrived, then the house would have been warm for you because we had turned the heating on to make the house cosy prior to your arrival. You then kept all the windows open as you were cooking, and also smoking – so the house smelt of cigarette smoke after your departure. We had to clear up your cigarette ends which were scattered everywhere outside the property – it is clear on our listing that it is a non-smoking property. All the cooking pans are suitable for Induction hob so we have no idea how you could possibly say that these did not work – we have never had any complaints about these pans or the cutlery and knives. In fact our last guests were extremely positive about the facilities in the kitchen. From all our guests, you are the first guests to complain about the amount of time it takes to refill the cisterns. It does not take 10-20 minutes. All have been tested thoroughly and some internal plumbing replaced last year, so that is almost new. If you would like to talk about your concerns, please feel free to call.

Family Easter Weekend

From enquiring about the property until returning home Gill was the most helpful, informative and delightful host. The communication was fantastic from beginning to end, Gill greeted us upon our arrival and made us feel at home. The home was beautiful and perfect for our party (6 adults and 2 children aged 9 & 12). All 4 bedrooms were spacious and gave a good amount of storage to put away our things. With two reception rooms and large dining table and chairs there was plenty of room for us all, whether we wanted to spend time together or spread out. Some lovely bonuses were the wood fire in the second reception room, we had a fire each night and either watched a movie, football match or visited. We also were delighted with the selection of board games and card games which we used as well. Kitchen was very well equipped, we cooked each night of our stay and we were never short of anything. Gill included even things such as dishwasher tablets, sponges, dish soap, kitchen towel etc which you don't often find with other holiday rentals. She also had a lovely complimentary package with much needed breakfast essentials (milk, eggs, bacon etc) along with an Chocolate Easter egg hunt bundle for the girls!! This was an added delight for our children, along with Gill & Steve (just as lovely and friendly of host!!) introducing them to some of their beautiful animals!! Our youngest is the biggest animal lover around and she was over the moon to be able to pet the ponies, horses and Nala their fluffy, gorgeous dog. The girls also enjoyed some football in the garden and I know would have lived in the swimming pool if we were to have come in the summer season. The location was great too, shops and pubs near by, Leonardslee Gardens a mile away and Brighton a short drive or train away was perfect. All in all, our experience and Easter weekend in Plummers Plain was perfect!

TLC required

Owner who lives next door very friendly. Property requires some TLC which it may have got away with if it had been clean. Dishes and glasses grubby and needed washing before use. Taps and mirrors in bathrooms dirty. Dirty marks on carpets. Generally grubby. Would question if property had been cleaned before we arrived. Main issue however was downstairs walk in shower which did not work. Owner tried to resolve on the Friday (partner in work) which didn’t work, partner had commitments on Saturday so could not spend time on resolving the issue. On the Sunday problem resolved simple issue valve had been turned off. Shower therefore available on the Monday morning we left property. Had specifically booked property re walk-in shower due to recent operation. Left with one shower over bath for all 5 adults to all use in morning before going out together. If shower had been cleaned before our arrival problem would have been identified! We had a busy schedule arranged for time we were at property so basically little time spent there. In 2 bedrooms unable to adjust radiators rooms were cold. Would also advise given location shortage of taxis available for Friday and Saturday evenings so would recommend pre booking. Shower issue only problem brought up with owner as on short break with family do not want to spend valuable time on raising issues particularly when shower problem took so long to resolve.

Dear Norman. We are very disappointed to receive your review, the first negative one we have received. I can confirm that the house was professionally cleaned before your arrival so it is surprising that you comment the cleaning fell short. The downstairs shower was cleaned and the amount of water in the system was enough to rinse it so therefore we sadly did not notice that the valve had been turned down by half a turn which meant the pressure was not so strong and therefore did not give you the full power shower experience. There is also another bath in the en-suite that you could have used on the morning this occurred. Regarding transport, there are many taxi companies in the Horsham area so I do not believe you need to prebook. Thank you for your feedback though and we are sorry your stay did not meet your expectations.

Grande et belle maison avec jardin agréable et piscine

Nous avons passé un excellent séjour dans cette très belle maison durant 4 jours. Gil, la propriétaire est très prévoyante et disponible à tout moment pour faire en sorte que le séjour se passe pour le mieux. La maison est grande et très agréable, bien équipée. Les 3 salles de bains sont appréciables, ainsi que les 2 salons. Le seul bémol est que la maison jouxte une voie passante et que le mur de la maison est à 2m de cette voie et que l'isolation phonique n'est pas au top. Ce n'est pas rédhibitoire mais cela peut gêner les gens qui ont le sommeil léger. La situation est idéale, à 10min d'une ville (Horsham), 30 min de Brighton et 1h15 de Londres en train. Je remercie Gil de sa gentillesse et je recommande vivement cette belle demeure.

We had an amazing holiday, Gill is a perfect hostess, she made our stay really comfortable. The house is spacious and clean and the pool is an absolute clincher! 10/10, 5***** for Gill!
