Beautiful detached early Georgian country house, pool & 2 bedroom cottage.
Beautiful 5 bedroom early Georgian country home dating back to the 17th century with an additional modernised 2 bedroom cottage on site.
Perfect for extended families (up to 3-4 families). Sleeps 12 (max 14-16). The main house can sleep a max of 10-12, and the cottage 4. The main house comprises of a Master bedroom (Super King with ensuite), 2 child single bedrooms (additional trundles (pull out) possible, a double bedroom which can accommodate a child(ren) or adults and a downstairs annexe King bedroom, ensuite. The adjoining annexe day room can accommodate a further 2 child single beds if needed, by converting the day bed.
Large garden with trampoline, swings, playhouse, cricket net and football goals.
Cosy well equipped kitchen with AGA (winter only), electric oven, wine fridge, nutribullet, nespresso and snug tv room. Games rooms with table tennis, pool table, t.v. playstation and gym. Open fire (main house) and log burner (cottage).
Heated outdoor pool is seasonal (April - September). Outdoor/Poolside power shower and loo.
Walking distance to local pub with Italian restaurant.
Close to an abundance of lovely sites such as Arundel, Petworth, Vineyards; Nutbourne and Nyetimber, the South Downs and South Downs way, Beaches; Witterings, Climping, Lancing, Littlehampton, Ferring., Goodwood.
Billingshurst is the nearest station with routes into Gatwick, and Central London (Clapham Junction, London Victoria and London Bridge).
A welcome pack is provided for arrival.

Ground floor
Large entrance hall which leads off to a downstairs loo, hall, the annexe, as well as the kitchen. There is a well equipped kitchen split into 2 parts, with both an AGA and electric oven, induction hob, dishwasher and 2 freezers. This is a family home so is very well equipped. The kitchen has an island and a kitchen table which will seat up to 8-9 as standard. The kitchen table has x 2 extension ends that can be added to make seating up to 12-13. In this case, the table would sit at an angle should you wish a larger seated number on occasion. There is a utility room with washing machine and sink, which leads into a day room with t.v. and two single child beds (converted from the day bed). This further leads into a bedroom (King) with ensuite. Perfect for one family unit.
Also on the ground floor is a boot room, sitting room (with open fire) and snug with both a t.v. and functioning desk / office space. French doors lead off the kitchen making the kitchen/sitting room open floor with steps down into the sitting area.
First floor
Master bedroom overlooking the garden and South Downs with Super King, ensuite bathroom with both large bath and shower, 2 basins and w.c. Walk in wardrobe/dressing space.
Double bedroom (can be for adults or children.
x 2 Single bedroom with pull out trundles.
House bathroom with bath/shower (shower in bath), basin, w.c.
Garden
The kitchen leads out onto a patio with garden table and soft seating area. The games room entrance is also accessible here. The garden is large and areas such as the pool and pond will require full supervision.

Large games room with table tennis, pool table, t.v. and mini gym. It is also equipped with kitchen space, kettle and fridge. There is a loo and power shower.
Pool
Large heated swimming pool with changing house. Large outdoor poolside dining house. Pool heating is typically April - September when the pool is open for us. October on request.
