Welcome to Four Zero Six @ Ryedale House - This fabulous 2 bedroom property, showcasing a beautifully designed interior, is situated in Ryedale House. This is an exclusive, private development in the heart of York’s historic core, beside the River Foss.

Entering into the apartment you immediately know that you are in for a treat - from the beautiful light fittings, large comfortable beds, two ensuites and the fabulous dressing area in the master bedroom, the finish in the apartment immediately provides an air of luxury.

A perfect place to stay

This was visit number 6, I will never stay in a hotel in York again. Ryedale House offers so much more, good location, comfortable , spacious , well equipped kitchen, I will definitely be back

Great location, with parking!

Very comfortable accommodation in a great location for all of the main attractions of York. We parked the car in the secure car park next to the flats and didn't move it until time to go home. Apartment was generally very well equipped and having a Netflix subscription included was a bonus. Was a bit of a hassle gaining access on arrival, although instructions were clear, also some window fastenings were rather fiddly. Prompt responses from Stays York staff when I had queries prior to arrival. All in all a positive experience and I'd be happy to book again.

Our stay was in a fantastic location. All in walking distance to all the local tourist attractions and Christmas markets. Stunning apartment ... Beautifully furnished and decorated. Spacious and very comfortable. I would definitely recommend and would stay there again.

Our 5th stay at Ryedale House in one of the various apartments on offer. As is always the case the apartment spec and design is very good and location/amenities excellent. Only points that i would highlight in this one, curtains in second bedroom - a few of the eyelets appear broken. Not a massive deal but makes the room quite light quite early because of the gap. Travelling as a family too with young kids it would be useful to have a hoover in the utility cupboard. For a day or 2 no big deal but by days 3 and 4 it would be good to hoover. Minor points aside another excellent stay and will be back again.

Comfortable and well located property with added extras like concierge facility and secure parking

A well furnished property and generally well maintained .The added bonus of the property decorated for Xmas was a nice touch as our visit was primarily for Xmas markets and Xmas shopping.we would use Stays York again when sourcing holiday accommodation in York Minor issues were only 2 teaspoons ! and Found it difficult to regulate the underfloor heating ..A minor maintenance issue was swiftly rectified by the Management company.

Great Location, few problems

Fantastic base for York Centre. Great appartment. Parking gate fob did not work, and either did the replacement fob. No working fob for complete stay. TV remotes or TVs problematic. Think mostly down to batteries although one of the bedroom TVs maybe faulty.

Lovely apartment

This is a lovely apartment and is in the heart of town. 5 min walk and you’re at the town centre or Museum. 2 mins to the Wall. It’s also very quiet - no noise from people/pubs etc as it’s just far enough away. Bonus is secure car parking. Only one negative is the floor to ceiling windows - if you go when it’s the height of summer-heat wave, it’s very difficult to cool the flat down. Temperature inside sat at a constant. 29 degrees and that was with the windows open and curtains pulled during the day. Two fans available which helped a bit. Would definitely stay again!

Good but not Great

Property position great ,found heating control didn’t work properly turned it down but we had to open windows to get temperatures down,we set the thermostat to 16 degrees but the apartment stayed at 25 degrees. Main TV didn’t work had to buy batteries for the remote control. Carpet under bed needs a good hoover. Car park gate remote not working.

Excellent Location, Could do better with the little things

We stayed for a week, and were generally happy with the flat, the location is great, within easy walking distance of the city centre, and having secure, allocated parking is a huge benefit. The flat was clean and comfortable (although the mattress in the main bedroom is due for an update) . As others have mentioned, only a single tea towel is provided, and a single, very cheap and flimsy dishcloth. We were left just 2 dishwasher tablets. I assume that the assumption is that most people don't intend to cook or eat in the apartment - there are a lot of glasses but very limited amounts of cutlery! In light of the emphasis on the cocktail 'bar' area it would have been nice if there was an ice tray in the freezer or ice cube bags available. Given that the flat is marketed as a higher end option it's a little disappointing to find that these small things are being skimped on. We also noticed that the info about the flat, check out details etc were slightly inconsistent in the information in the pack in the flat and that emailed to us, and the check in was a bit stressful - instructions refer to collecting the keys and parking permit from a key box in an internal cupboard, but fail to mention that there are two large cupboards, each filled with dozens of keyboxes , arranged apparently at random, making it hard to find the correct one , especially at the end of the long journey! So overall, it's a nice place to stay, and I would be happy to stay again, but it would be even better with a little more attention to the small details.

Last Minute Short Stay

We had a last-minute stay after dropping our daughter off at university. The location was excellent, and while our view was of a building site, it didn’t bother us. Access instructions were clear and easy to follow, which made checking in hassle-free. One of our priorities was secure parking, which was available, though the space was very tight. Luckily, no one parked next to us, as that would have made using the space very difficult. We stayed in the larger bedroom for the extra space, but the mattress was too soft and could definitely use replacing. The bathroom was generally clean, although the shower grout could do with a good bleaching. The kitchen was minimalistic—just the essentials—but we would have appreciated more cutlery. In terms of entertainment, Netflix was only available in the lounge, which was a bit annoying as my husband likes to watch the news, and we couldn’t do that in the bedroom. Overall, great value for money compared to other properties in the building, and with a few small improvements (mattress, grout cleaning, and kitchen equipment), it would be perfect for future guests.

A decent stay but short of luxury

The place had pros and cons. The place was only superficially cleaned, we had to wash the interior of the fridge ourselves as well as all the dishes and the cutlery holder. Our stay was longer than 12 nights which entitled us to one weekly clean - we had to email multiple times (at first to no response) to have someone come and clean a day before we left. The beds weren’t very comfortable and the place had no A/C (two fans were provided) which in the summer isn’t enough. The river views shown in the brochure aren’t anywhere near the reality of the mossy green swamp next to a construction site it really looks like. The kitchen area is spacious and I was able to work from home with my screens there for two weeks, the building looks nice and the parking is convenient. The storage space inside the apartment was very good and the bathrooms well kitted out. The Location is very good - close enough to the city centre and right next to supermarkets and restaurants. A good solid apartment with decent amenities but I wouldn’t rank it luxurious.

Really enjoyable stay! Will be back!

The whole set up is fantastic and the customer service was consistently reliable throughout. We received an early check in and regular communication when needed. The instructions to access were clear and accurate. Location is perfect and car park space so useful! The apartment building is safe and so elegant. The actual apartment is beautifully designed and decorated and has everything one would need for a luxuriously, relaxing stay in York. It was decorated for Christmas which really added to our experience. Our negative feedback would be to do with cleanliness- the tiles in the bathrooms require bleaching/treating with a mould and mildew spray to remove the dirt in the grout. This is on edging, floors and walls by showers. It lets the place down and reflects months of not tending to it with a scrubber and bleach - so easily fixed too and the rest of apartment is spotless. The towel rail was broken in our en-suite which was a little unsightly and inconvenient but we were communicated with about it in advance. Long story short - we will be booking again and coming back to stay in this apartment - we loved it.

Perfect in every way!

This place is incredible - a real home away from home and so luxurious! All of the details are amazing and I honestly cannot fault a single thing! Location is perfect - so central but away from the noisy streets. The apartment we stayed in was beautiful - immaculate and cosy. A fabulous stay for families, couples or groups of friends. We’ve already stayed 2 weekends in a row and cannot wait to stay again. Thank you

Location location location

We had a lovely 2 night stay here at 406, everything was clean and worked as expected. The views were great, although there an empty lot to look over and the river during our stay was not in the best condition. Still, we were busy during the day and it was not a problem for us.

Hot water issues

Our stay, would have been better if we hadn’t had so many issues with the hot water system. I have explained all this to stays York , and am currently awaiting their response, which is looking highly unlikely! It is a very nice modern flat with some lovely features, just one or two cleaning issues and some items missing. It seems to be very new and is a shame , for the amount of money it cost , to not be spot on. I could write a bad review on Vrbo, but let’s see what explanation stays comes up with. There are only 2 reviews on there, I wonder if that’s because people give up because it seems pointless!

Wonderful Apartment

Everything you could want and more. The bedrooms both ensuite were a real luxury. The kitchen was fully equipped. The only thing I would suggest is printing clear instructions for using the washer/dryer. I found it difficult to use. Also more towel hooks in all the toilets. Other than that I would say it was a10/10 The location is great. Just outside of the extremely busy centre. Five to ten minutes to walk to everything we wanted to see. We had a great time watching the swans and geese on the river. If we come back to York I would book it again. Also the staff at Stays York were very kind and helpful especially Flora
