Villa Rosmarino is a traditional oak-beamed Umbrian stone villa, sympathetically renovated and restored with all the modern up to date expectations but still retaining the old stone, wooden beams and charm. Standing on a hill just south of Todi, in the Tiber valley national park, it lies at the centre of one of Italy’s areas of great historical, artistic and cultural interest, not forgetting outstanding natural beauty.
The villa is surrounded by its own olive grove, vineyard and woodland with century old oak trees and is perfect for families, friends holidaying together and in general, for people who love privacy.
From the large picture window you can enjoy an uninterrupted view of Todi and the farmland in the valley below.
Todi, is the nearest town (a 10 minutes drive) one of the loveliest ancient towns of Umbria, with all facilities for shops, food (excellent restaurants) art and culture.
Some of Umbria’s most famous sites are a short drive away – Todi, Perugia, Orvieto, Spoleto, Assisi, Bevagna, Montefalco (the wine area of Umbria), Narni, Marmore Falls, Carsulae Roman Ruins and Lake Trasimeno are all within 15-60 minutes’ drive. Further afield, Rome is 1 hour 30 minutes, Siena 2 hours and Florence around 2 hours 30 minutes by car.

DESCRIPTION OF THE PROPERTY
As you enter the property from the front door, there is a traditionally tiled staircase which leads you to the first floor, bedrooms and bathrooms.
On your right from the entrance is a spacious air conditioned lounge with fireplace and an open view through to a second sitting room with a picture window and doors, this room has a wonderful view to Todi and the distant hills.
This area is completely open planned with a dining area and table that seats 10, leading through to the kitchen. The kitchen is fully equipped.
from both the inside dining area and the kitchen are large doors opening onto the covered terrace outside.
To the left as you enter the house is a smaller ‘snug’ room, with fireplace, sofas and a wall mounted satellite television. From this room is a downstairs toilet and wash hand basin.
There is a Utility room, with a washing machine, tumble drier, extra drinks fridge, microwave etc.. to the back of the kitchen.
All rooms downstairs and upstairs have Wi-fi connectivity.

BEDROOMS
5 Double bedrooms, 2 of the 5 bedrooms can be made into twin rooms.
All bedrooms are upstairs on the first floor. All bathrooms have a window overlooking the outside garden or front of the house area.

Bedroom 1:
This is the master bedroom, it has access from the house and also a separate outside staircase down to the garden/pool area. It has air conditioning. It has a large picture window overlooking Todi.
It has an en-suite bathroom with a walk-in shower, large shower head and also hand held shower. There are two sinks. The window overlooks the rear garden/pool area.
The bed is a super-king. 180x200cm mattress.

Bedrooms 2: Access from the house only.
It has air conditioning. It has an en-suite bathroom with walk-in shower, large shower head and hand held shower, there are two sinks and one window overlooking the front of the property.
The bedroom has two windows, one overlooking Todi and one overlooking the front of the house.
The bed is super king. 180x200cm mattress.

Bedroom 3:
Access from the house only.
It has air conditioning. This bedroom had a super king bed, 180 x 200cm, this bed can be split to offer two twin beds if preferred. The window in the bedroom overlooks the rear of the property, pool area etc.. This bedroom shares a bathroom with bedroom 4.
The bathroom has a bath with a separate hand held shower. It also has a walk-in shower, large shower head and hand held shower. The window overlooks the rear garden/pool area.

Bedrooms 4:
Access from the house only.
It has air conditioning, this bedroom shares the bathroom with bedroom 3, details above.
The bedroom has two windows, one overlooking the rear of the property, garden/pool area, one overlooking the side of the house/ countryside.
This bedroom has a superking bed which can also be split to provide two single beds if required.

Bedrooms 5:
Access from the house only. It has air conditioning. This is the largest bedroom in the house.
It has an en-suite bathroom with a walk-in shower, large shower head and also hand held shower. It has two sinks and has a privacy window and also a window overlooking the terrace. The bedroom has an old traditional fireplace which is non-functioning.
It has a superking bed. Mattress is 180x200cm.
The bedroom has a window overlooking the front of the house. It also has french windows to a large private terrace with views to Todi, the countryside and pool area. There is a small table and chairs and two relaxing loungers.


BATHROOMS

3 En suite bathrooms, two bedrooms share one bathroom. There is one bathroom downstairs.
There is one bathroom outside which serves the pool and garden.

Bathrooms 5: This bathroom is downstairs of the snug/T.V room. It has a toilet and sink.

Bathroom 6. There is one outside bathroom which services the pool, garden and outdoor kitchen/ dining areas.

Notes on air conditioning: There is air conditioning throughout the whole house. Each bedroom has an individual thermostatic control so guests can adjust to their own individual needs. The air conditioning units can also provide heat if required.

Heating: There is gas central heating throughout. Two systems, one upstairs, bedrooms and bathrooms and one downstairs with radiators in each room, which can function independently.

GARDEN AND POOL
The garden immediately surrounding the property is approximately 1250 square meters.
There are lawn areas and areas where you can relax both in the sunshine or if you prefer in the shade, however, outwith the main garden area you will find upper and lower olive groves, fruit trees, herb garden and vegetable garden…
Our olive groves, lower and upper, consist of approximately 90 olive trees. We also have six rows of vines, with red and white grapes.
Steps lead up to the upper Olive grove where you will find fruit trees, cherry, apple, nectarine and walnut. We also have fig trees at the front of the property.
There is a herb garden beside the outdoor kitchen area, a few steps from the house. There is a vegetable garden, beside the lower olive grove, which we invite guests to use when the vegetables are in season.
The pool has a salt water system. It is 12 x 6 meters, with a depth at the deep end of approximately 1.70 metres. The pool is located about 15 metres from the property. There are steps leading into it. It has sun on it all day, it is not overlooked.
There are loungers for sunbathing, an outdoor shower and a shaded pergola with seating beside it for reading or siestas in the shade. There is wi-fi connectivity by the pool and in the gardens around the house.
There are two floating beanbags and some water games to be enjoyed by the guests.
We also have some outdoor garden games.
There are ten sunloungers. There are also various wicker and metal chairs settled at various points around the garden.
At the back of the property is a large tiled terrace covered with a wooden pergola. There is table seating for 10 people and a lounge area for up to 10 people. From here you have views of Todi and the surrounding countryside including amazing sunsets.
This is the perfect spot for long alfresco lunches or dinners with unforgettable views over the Umbrian hills, and the beautiful hilltop town of Todi. An aperitivo when the sun is setting behind the Torre in the distance is a wonderful end to the day.
There is another pergola area which is to the right of the pool at the bottom of the garden with an outdoor fire pit and some seating. It also has a small traditional BBQ.
There is an outside kitchen area to the left of the shaded pergola near the house with a bar top and stools, BBQ - wood or charcoal Pizza oven, worktops and sink. The herb garden is just behind this
