Summary:
This brand new townhouse is tucked away in a friendly cul-de-sac, but remains close to all of Falmouth's best beaches and amenities. Sleeping up to six guests, the modern property has ample space for all guests to spread out and relax. This property is located in a brand new development just outside of Falmouth's town centre. You can expect to find all the best mod cons inside; from new kitchen gadgets to clean carpets and freshly painted walls.

The Space:
Split over three levels, the first floor is comprised of a large open-plan kitchen and dining room, as well as a cosy living room with double French doors to the garden. The comfortable L-shaped sofa is the perfect place for all the family to relax after a busy day on the beach, and you're spoilt for choice when it comes to films as there's a smart 4K TV with apps and speedy fibre internet. In the kitchen, you will find brand new mod cons for cooking: a gas hob, oven, microwave, fridge-freezer, kettle and toaster. There's also children's dinnerware and a high chair. The farmhouse style table creates a sociable dining area for dinner, or stick the Roberts Radio on for a soulful breakfast. Additionally, on the ground floor there is another WC and utility room.

Upstairs to the second floor there are three crisp, clean and homely bedrooms. The master bedroom features a comfortable king-size bed with wardrobe and dressing table, as well as a private en-suite with shower. The two further bedrooms have a double bed and bunk beds - both share a family bathroom with a shower and bath. A travel cot with proper mattress is also available. One of the properties best assets is the large, paved garden which gets glorious afternoon light. On the ground level is a large outdoor table and chairs, ideal for evening BBQS, and up the steps you will find a pair of wicker chairs perfect for reading. With free parking on the driveway and within close proximity to Falmouth's beautiful beaches, this is a fantastic holiday house for families and groups in need of a fun-filled coastal getaway.

The house has also goes the extra mile to cater for families - especially those with younger children. There are stair gates, a bath tub, a high chair, a travel cot with proper mattress (available with bedding), children's dinnerware and black out blinds in the bunk room. There's even a utility room with washing machine and dryer for when the kids dive head first into the sea fully clothed!

For the surfers or those with bikes, there is access to the secure garden from a side gate.

The Neighborhood:
The property is located in the vibrant town of Falmouth, but tucked away in Swanpool's leafy suburbs. The pretty Swanvale Nature Reserve is situated just behind the property, and is a delightful place for a walk. Swanpool Beach is only a five minute drive or around a 10 minute walk, and offers calm waters perfect for swimming. There's also SUP and kayak hire for the more adventurous! Gyllyngvase Beach is another great beach just a little further round the headland. On sunny evenings, Hooked on the Rocks is an idyllic place for a tipple at sundown or fresh seafood overlooking the water.

The harbourside is around a ten-minute drive or 25 minute walk, boasting ample seafood restaurants, pubs and bars. We'd recommend trying Five Degrees West and The Wheelhouse for excellent local beer and delicious, fresh food. The Star & Garter on the high street, around 15 mins walk, and is also worth a visit for its award-winning menu. A little further, you will find the Falmouth Docks and within half an hour you can walk all the way to Pendennis Point - a must-see for epic views from the castle.

The town is loved for its creative feel and maritime heritage. If you love food, the annual Oyster Festival in October is the perfect time to visit. The festival marks the start of the oyster dredging season and celebrates the very best Cornish seafood.

A short drive from Falmouth, you'll find National Trust-owned Trelissick Gardens, with a woodland walk that’s free to enjoy and takes you right down to the banks of the River Fal. For a post-walk pint, we would recommend heading to The Pandora Inn (around 15 mins from the gardens). Its sea-front location makes it one of the prettiest places for a pint this side of the Tamar.

Getting Around:
Given the remote nature of Cornwall, a car is recommended for getting the most out of your stay here. That said, Falmouth has very good transport links with trains running from London Paddington all the way into the town centre. Falmouth Town station is a 20 minute walk from the house, and from here you can hop on for one stop to the end of the line at Falmouth docks or to Penryn in the other direction - a quaint fishing village.

Other Things to Note:
The property is split over 3 levels, so may not be suitable for those with mobility limitations. Stair gates have been fitted to help ensure safety for those with younger children.

First impression

The booking of the holiday house was different than usual . After the booking and payment I did not receive a message that the booking had gone through. After various calls I was connected to a firm in the Netherlands . They called the UK and after 20 minutes I got a verbal confirmation. An unnecessary worry. The house is in a pure residential area. There is no infrastructure in the near surrounding. The busstop for the bus 64 is a long walk and one has to conquer a steep hill. You need a car to get around. A taxi into the town of Falmouth is around £14.00 A day before the arrival we received a very detailed email with information about the house, including names of restaurants and sightseeing spots which was very helpful. The house has steep steps to the first and second floor. Groundfloor holds laundry and guest toilet. 1st floor living room and kitchen 2nd Floor 2 bathrooms, one with a tight shower one with a bath. Three bedrooms . Masterbedroom, second bedroom and third with children bunkbeds. Beds are comfortably Kitchen is equipped with standard items for selfcatering. We did not miss anything Dining area for max 4 people. Dishwasher, Gasstove and combined electic oven, microwave and electric cattle. All in excellent condition. Livingroom has a sofa which was not really useful for us as it is far to low and very uncomfortable. We could use the two armchairs instead. Flatscreen TV with Netflix option. Various Kids DVD in storage. DVD Player Bed is

Lovely property

Enjoyed our stay here. Everything we needed was there - well equipped kitchen; games, books and local information available too. The walk to the beach was lovely. Well equipped for a baby which was very useful for us. Very comfy beds. Quiet neighbourhood.

Beautiful house in the ideal location

We thoroughly enjoyed our stay. The house had everything we needed for a very enjoyable stay. It was quiet, the beds were super comfortable, easy to park two cars (one on the drive; one on the road). There was a small play park a stone’s throw from the house. The best bit was the lovely walk through the nature reserve to Swanpool beach which took around ten minutes, depending on how quickly one walked. It was also possible to walk to Gyllyngvase Beach (18 mins) and into Falmouth (20 mins). Overall we had a fantastic stay at the house and would definitely recommend it.

This is a lovely, spacious house in a great location. We were visiting family for Christmas and found it a very comfortable base - clean, well-equipped and plenty of space for visitors! Highly recommended.

10 min drive from 2 lovely beaches. 40 min drive from Perranporth Clean and tidy. We were only in 9pm-9:30am as out during the day but suited us. Property is within a new build housing estate which we didn’t realise but we would happily book again if going to Falmouth

Comfortable, clean and easy.

This was a very comfortable and clean town house. The interior was everything we expected and the kitchen was decently stocked with equipment, which I have found lacking in other properties we have rented. Close to the beach with a 15 minute or so walk on foot paths through the neighborhood. Close to the train station and amenities. The only negative we experienced was being told by the neighbors to shut our windows during a time that the temp was in the high 30’s ( 90’s) because they could hear us talking through their open window. So chatting over dinner became awkward unless we wanted to eat in a sauna. Obviously that had nothing to do with the rental, but we felt like interlopers having our vacation around people who were still working a 9 to 5. We felt we had to tip toe around to avoid getting a knock at the door at 9.30pm. Overall however, we were very pleased with our stay.

Great location with woodland walk to Swanpool beach. Easy to visit nearby attractions. Pendennis castle was an interesting visit. Also well worth visiting Mutton Cove to watch seals from the coast path. .A cosy warm house even without using the central heating. Greater attention to details by cleaners was the only small issuel For example hairs in bath plughole and snack food in corner by tv and under tv bench.and behind chairs In lounge. Baking tins and grill pan were dirty. We had a lovely week with our daughter and two young children. Hooked on the beach restaurant was so good we visited twice. .

on the whole a really good property

The property was on the whole really good with good space and facilities. It was let down by a few minor problems and I only mention them in the spirit of improvement. We had to wash all the cutlery to remove rust marks on the knives, we had to supply our own tea towels, we asked for a travel cot and had to find it in the garage which wasn't explained. Everything else was great.

McKay Family Holiday

Family of 5, 3 teens, 18,15,15. Convenient location for walking to beaches, my husband and I passed 3 beautiful beaches on a 5.5km coast path run straight from the door! Easily accessible for all of the Cornwall attractions. North coast for surfing, south coast for paddle boarding. House was clean, well equipped and comfortable. Shop within walking distance. No BBQ provided which would have been a bonus. We had a great time.

Practical base for exploring a great area - recommended!

Everything you'd expect from a new build - very clean and nicely decorated. Walking distance from lovely local beach and a longer walk into gorgeous Falmouth - heaps of shops, restaurants and even the museum for a rainy day. Gully beach also nearby and well worth visiting. Only disappointment was not being able to get a table at local restaurant - need to book in advance of your holiday week as so popular!
