This luxury country house is a newly restored ruin with original stone walls, which have been standing for approximately 500 years, giving it a rustic yet elegant feel. We preferably accommodate up to 8 guests, due to the size of the outdoor area and the parking space (2 cars), the guests can choose among 6 spacious bedrooms, 5 with a double bed and 1 with a wooden bunk bed (2 singles). There are 5 bathrooms (one en suite), 2 kitchens (a large kitchen on ground floor and a kitchenette on first floor), and 2 spacious living rooms.
The downstairs rooms open on to the wonderful main terrace with a pergola and barbecue. On the terrace you can have picturesque 'al fresco' dinners!

DESCRIPTION OF THE PROPERTY
As you enter from the main door you walk into the main kitchen which is a gorgeous rustic cooking space, with a fully-equipped kitchen and a large wooden dining table (can seat up to 8 people). The kitchen access to the downstairs terrace with a lovely pergola covering the dining table seasting up 8 people; this is one of the most livable areas of the property, with barbecue, direct access to the pool area and the garden, and wide views of the hills and the medieval village of Campello.

After the kitchen is a study/connecting room with a desk, antique chair, and a computer which the guests have access to. Walking further you enter into the first living room with a grand fire place (wood available on request at an extra cost), 2 white sofas, a TV and 2 doors one leading to a bathroom with a steam shower and toilet, the other leading into a corridor with 2 bathrooms (both with a shower and toilet) and 3 double bedrooms with ceiling fans. Every bedroom and bathroom is done to the highest standard without losing a bit of the Italian charm.
At the end of the corridor is a staircase leading up to the second floor, where you find a kitchenette (again fully-equipped), and another beautiful living room. There living room features a wall of large windows to admire the incredible and undisturbed valley view, this area has a direct access to the upstairs covered terrace with dining table and an astounding view. Both terraces have dining tables and wifi coverage.
The sleeping area on the second floor, consists of 3 more spacious bedrooms, 2 of which are double and one of which has a bunk bed. 1 of them, the master bedroom, has a gorgeous en-suite bathroom.
All the bedrooms have ceiling fans; due to the thick stone walls and elevated location, the house is well insulated, A/C is not needed.
The house could theoretically accommodate up to 12 people (6 bedrooms), but we'd rather have a smaller group, as the outdoor spaces can comfortably accommodates 8 guests and the parking area a maximum of 2 cars

GARDEN AND POOL
Infinity pool a few steps from the house, with 4 sunloungers and umbrella in the terraced garden. On the back of the property there is a ping pong table.
Two large and covered terraces with al fresco dining tables and a barbecue, provide the perfect spots for guests to wine, dine and leisurely lay about, enjoying the enviable setting.
The outside area with a variety of flowers and herbs, is on different levels, with multiple lounging areas in the front of the garden and in the scenic terraces.
Safe parking just out of the property, up to 2 cars (medium sized).

LOCATION AND ACCESSIBILITY
The home itself is located high up, which allowes for the most amazing views day and night, it is inside a typical tiny village, very quiet, some of the houses are empty or are second homes. Bellavista enjoys privacy and undisturbed views.
In the last 5 minutes, the road to access the property is a paved country road, with with various curves, uphill and through the woods, with some narrow points. It is not required a specific car but some attention in driving uphill in the very last part of the road. The parking near the house is outdoors, along the road, that ends just after the property, there are 2 reserved and safe parking spaces.
Casale Bellavista is perfectly located being only 11 kms outside the famed historic city of Spoleto and a stone’s throw from beautiful Umbrian towns such as Trevi, Montefalco (and its wine area with famed wineries!), Assisi Unsesco world heritage site and Spello. Nearest restaurants are around 10 minutes drive (excellent ristorante Le Fontanelle is the nearest one and one of the best of the area), nearest supermarket 10 minutes drive, nearest train station 15 minutes drive. There are lovely walks in the area, through woods and olive groves.

Umbria delights its guests with its stunning natural beauty and rich cultural heritage. Local truffles, olive oil, asparagus, funghi porcini, and famous Sagrantino wine, will ensure food lovers will be in for a treat when visiting one of the region’s many excellent restaurants.

The villa is not ideal for people with severe mobility restrictions (steps), some bedrooms are preferable for people with some mobility limitations, please enquiry
