- This is a compact lower-ground-floor studio, best suited to 1 or 2 adults
- Access is via a narrow staircase, so it may not suit guests with heavy luggage or reduced mobility
- The flat is smaller than a typical apartment, but efficiently designed and well equipped
- As it is below street level, it may feel more enclosed than an upper-floor flat
- Some guests notice street noise or sounds from above, especially because of the central location
- There is no air conditioning, but fans are provided
- The property is professionally cleaned, but this is a budget-friendly compact London studio, not a large luxury apartment

Guests with REDUCED MOBILITY, please consider:

- The apartment is on the lower ground floor and requires 15 steps to access.

- Ceiling heights may feel lower in some areas.

Travelling with CHILDREN:
- The flat is not recommended when travelling with babies as there is not enough space to set up a baby cot.

NOISE ADVISORY:
- Quiet residential area overall, though some street traffic noise may still be noticeable.

- While properties are professionally cleaned before arrival, we cannot guarantee fully allergen-free environments.

COMPLULSORY PRE-CHECK-IN AND OPTIONAL EXTRAS

To help protect our community and ensure a smooth check-in experience, we use a secure Guest Portal powered by BoomNow (our Property Management System) and Truvi (a leading guest-screening and holiday home insurance provider). Once your booking is confirmed, you’ll receive a link to complete a quick pre-check-in form and securely verify your ID. The Guest Portal link includes check-in instructions with photos, an access code, and an apartment guide.

We also offer a few optional extras, not included in your Airbnb reservation, which can be arranged separately after booking:

Early or late check-out – £15 per additional hour (before 15:00 for check-in / after 10:00 for check-out, subject to availability).

Extra bedding sets – £30 per set delivered by our laundry on your chosen day.

Mid-stay refresh clean – £66 (light clean up to 2 hours, then £22 per extra hour if required, no linen change).

Baby equipment hire – £30 (cot without bedding, baby bath, high chair).

In-person check-in or luggage assistance – fee varies by time and availability - ask for more details.

1. General Conduct

- Only the guests listed in your reservation may stay overnight. Contact us if you’d like to invite visitors.
- Guests under 18 must be supervised at all times.
- Please treat the space with care. Do not move or remove furniture and items—you may be charged for damages or excessive cleaning.
- Lock all doors and windows when leaving.

2. Respect for Neighbours
- Keep noise levels down, especially during quiet hours: 10:00 PM – 8:00 AM (no loud music, shouting, or gatherings).
- Please do not engage with neighbours — contact us via chat or call in urgent situations.
- Drones and other unmanned vehicles are not allowed without permission.

3. Fire Safety
- No smoking indoors or in the courtyard (including vapes).
- No open flames—this includes candles, fireworks, or lanterns.
- Do not cover electric radiators—use the provided airer for drying clothes.
- Keep communal areas clear—these are emergency exits.
- EV charging (including e-bikes/scooters) from domestic sockets is not allowed.
- London Fire Brigade recommends charging gadgets only when you are present and awake.

4. Cleanliness
- Remove outdoor shoes inside the apartment.
- Follow the Guest Portal instructions for recycling and rubbish disposal.

5. Pets
- Pets are not allowed unless agreed in advance.
- Approved pets require an extra cleaning fee.
- Pets must never be left unattended.
- If travelling with pets, contact us for guidance on suitable spaces.
