Walk or ride along the nearby bike path to enjoy all the shops, dining and fun in downtown Pagosa Springs, or, in the winter, hit the slopes of Wolf Creek ski resort in 30 minutes. Pets will love playing in the river, hiking along the multitude of trails or just lounging in the sun. With the river right in your backyard and nearby hiking, rafting, golf, skiing, fishing, hot air balloons, and horseback riding, this cabin is the perfect getaway for 4 adults, 2 children and the family best friend.

With two bedrooms and two bathrooms, this home can accommodate as many as six guests, so whether you're traveling with your family, a small group of friends, or another couple or two, everyone will be comfortable here. The main floor features a spacious, fully equipped kitchen and cozy living room with a gas fireplace. Honey toned pine throughout and the babbling sounds of the river only add to atmosphere of warmth.

**SNOW CONDITIONS may arise during your winter season travel days or your vacation stay. Main roads are maintained throughout the day, however, many side roads receive less attention and every driveway has a different terrain. CABIN LAYOUT:

As you enter the home from the front porch you find a spacious kitchen, fully stocked with plenty of counter space and a gas range for the family chef to prepare delicious meals. There is a bathroom with a shower on your right and the open floor plan leads you into the living room, with a sleeper sofa, and out onto the deck where you can grill some steaks and veggies or simply enjoy the river. In the winter, the gas fireplace will keep you warm and toasty and int he summer a refreshing breeze off the river will keep you cool and comfy. While you're here you will enjoy cable TV and WiFi access so you can stay entertained when you're not out exploring.

Upstairs on the second floor you will find both bedrooms and another full bathroom with a shower and stacked washer and dryer. The main bedroom opens onto a second spacious deck to relax and take in the views.

- QUIET HOURS STARTING AT 9PM! NO EXCEPTIONS. LOUD ACTIVITY WILL BE CAUSE FOR EVICTION AS THERE ARE NEIGHBORS CLOSE BY.

- Pets ok with signed pet agreement and payment of nightly pet fees.
- Must be 21 years old to reserve home
- No parties or number of people staying than what is paid for. These are causes for eviction with no refund
- Guests are required to sign a rental agreement and manager may require proof of age
- City and state taxes, in addition to cleaning fee and Standard Property Damage Protection Policy will be added to all reservation fees
