The Space:

Welcome to our bright and cozy sanctuary, where authentic Texas accents and modern amenities come together to create a truly memorable stay. From the inviting living spaces to the tranquil outdoor oasis, every detail of this property has been thoughtfully designed to ensure your comfort and enjoyment.



Step into the inviting living room, where authentic Texas accents add warmth and charm to the space. Relax on the plush couches while enjoying your favorite shows on the large flat-screen TV. The open layout seamlessly flows into the dining room, featuring a spacious table for eight, perfect for gathering with family and friends for meals and conversation. Continuing into the full kitchen, you'll find a huge island and stainless steel appliances, providing everything you need to whip up delicious meals during your stay.



Retreat to the master bedroom, offering a comfortable king bed and an en-suite bathroom with a huge walk-in shower, providing the perfect place to unwind after a day of adventure. The second and third bedrooms feature queen beds and share a second full bathroom, ensuring ample space and comfort for all guests. Upstairs, the fourth bedroom in the loft space doubles as a game room, offering a queen bed plus a twin over full bunk bed, pool table, cozy couch for relaxing, and a full bathroom with a walk-in shower. Whether you're seeking restful sleep or entertainment, this versatile space has something for everyone.



Step outside to the spacious covered patio and discover a tranquil retreat overlooking the inviting pool with rock waterfalls. Lounge on the sun loungers, take a refreshing dip, gather around the firepit and enjoy the outdoor dining area for al fresco meals with family and friends. Adjacent to the pool, you'll find a sauna and spa for soothing sessions. For a more private retreat, there's even a spa outside the master bedroom.

-The West End Nest guesthouse is located on the same property right next to the main house and will accommodate an additional four guests, you must rent it separately from the Main house. Please be aware that it may be occupied during your stay by other guests.



Great news for pet lovers! This property is pet-friendly, so you can bring your furry friends along for the adventure. We want everyone to enjoy their stay, including your four-legged family members. To ensure a paw-sitive experience please be aware of the following:

Pet fees & rules:

We're delighted to welcome furry friends! This property is pet-friendly for dogs, unfortunately we can't accommodate cats at this time.

-Pet fee(s) of $135 plus tax will apply in addition to the nightly rate.

-Please check the weight limit and max number allowed for this unit.

-Please keep your pups leashed outside and clean up after them.

-A separate pet waiver must be signed.

-Any and all damages or issues caused by your pet to a unit or furnishing will be immediately charged to your credit card on file.



Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $59.99 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.



To make this process easy for you, we use a secure and very simple, app-free platform. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

1. Check-in instructions, house rules, and property addresses will be available via email.

2. Not all homes have cable; consider setting up a streaming account in advance.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed, and no refunds for disruptions.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.

8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.

9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit (if available) at your vacation rental.

11. Please observe Fredericksburg’s Quiet Hours (10pm to 7am)

12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

13. Only utilize the designated on-site and off-site parking spaces at your rental.

14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
