Set on a peaceful property just off the 290 Wine Trail, this thoughtfully designed retreat features a spacious 4-bedroom historic farmhouse plus three additional guest units, including a 1-bedroom cottage and two beautifully appointed studio spaces—one of which is ADA-compliant.

Together, these four units comfortably sleep up to 18 guests, making Behrends Family Homestead ideal for family reunions, group getaways, wedding parties, or any occasion worth celebrating. With a layout designed to offer both privacy and connection, each unit provides its own unique charm and amenities—ensuring everyone has their space while enjoying time together.

Inside the main house, a full kitchen with name-brand appliances and a farmhouse dining table sets the stage for shared meals and easy mornings. A round game table with seating for eight invites laughter-filled nights, while the cozy living room—with a queen-size sleeper sofa, Roku TV, and fireplace—creates a welcoming space to unwind. The home also includes a washer and dryer conveniently located in the pantry.

Each of the four farmhouse bedrooms offers a unique design touch honoring the property’s heritage. The downstairs king suite includes an ensuite with double vanities, walk-in shower, and private water closet. Upstairs, two king bedrooms share a luxurious Jack-and-Jill bathroom with dual vanities, a walk-in shower, and a charming clawfoot tub. The fourth bedroom features a queen bed and a private ensuite with a walk-in shower and double vanities.

Step outside into your own private compound—complete with a fire pit, covered party barn featuring a hot tub, grill, outdoor Roku TV, dining area, and cornhole setup. There’s plenty of space to gather, laugh, and toast to a perfect hill country evening.

In addition to the main farmhouse, the property features three private guest units, each with its own entrance, outdoor space, and thoughtful amenities—perfect for offering privacy while keeping your group connected.

The Judy is a stylish 1-bedroom cottage that sleeps up to four guests, featuring a king-size bed, a cozy living area with a fold-out sleeper sofa, a full bathroom with soaking tub and separate shower, a TV, a full size kitchen, and a private courtyard with a covered hot tub, outdoor shower, and fire pit—ideal for couples or small families.

The Melvin is a beautifully appointed ADA-compliant studio with a roll-in shower, handrails, wide doorway access, and no-step entry throughout. Inside, you’ll find a king-size bed, gas fireplace, kitchenette with coffee and tea, and a private courtyard with a covered hot tub, outdoor shower, and fire pit—blending accessibility and relaxation with style.

The Cora, a converted granary offers a peaceful escape for two, with a king-size bed, full bathroom, sitting area with Roku TV, kitchenette, and a porch with views of the Texas sky—perfect for sunrise coffee or sunset unwinds.

LOCATION: The Berends Family Homestead sits right along the 290 Wine Trail, placing you in the heart of Texas Wine Country with wineries just minutes away. Please note, the convenience of this prime location comes with some highway noise.
CHECK IN & CHECK OUT TIME: Check in is at 4pm and check out is at 11am. You will receive a code for keyless check in the day before your arrival. We are only able to offer an early check in if there is not a booking before yours as it takes time for our cleaners to prepare and restock the home for each stay. For this reason, we are also not able to offer a late check out when we have guests checking in the same day.

GUEST RENTAL AGREEMENT: We kindly ask all guests to sign a separate rental agreement after booking. This helps us protect both you and our property, making sure everything is in order for your stay. We’ve kept the agreement simple and straightforward, and we’re happy to answer any questions you might have about it.

CLEANLINESS: We put our heart and soul into ensuring the space is sparkling clean and ready for your stay! We invite you to make yourself at home and show our space the same love and care you would your own. Our dedicated team works tirelessly to keep it pristine for every guest, and we're excited for you to enjoy it!

Some of our favorite amenities are outdoors, and while we do our very best to keep everything tidy, a bit of Texas Hill Country dust or the occasional fallen leaf is simply part of the charm. We hope you’ll embrace it as part of the relaxed, nature-filled experience that makes this place so special.

MINIMUM AGE TO BOOK: You must be at least 21 years of age to book. A photo of your government ID is required after booking and we will require you to sign a rental agreement.

WELL & SEPTIC: Our home offers the charm of rural living with the convenience of proximity to local attractions. As we rely on well and septic systems, we gently remind guests to be mindful when using sinks and bathrooms. For those not accustomed to well water, you might occasionally notice a sulfur scent. Rest assured, this is completely harmless, and our filters and water softeners are designed to minimize any odors, although a hint of it may still linger at times.

CRITTERS: Our house is in the beautiful Texas countryside, and like many homeowners around here, we have regular pest control to keep critters and bugs at bay. However, every now and then, a few might sneak in. It's pretty rare, but we just wanted to give you a heads-up that it's part of country living!

In the spring, the front porch at The Oswald becomes a favorite nesting spot for local birds. It’s a lovely sight to watch them come and go, and we think it adds to the charm of your stay. However, their presence may leave behind some bird droppings that are difficult to stay ahead of. Because these nests are active and protected by law, we cannot remove them—and we appreciate your understanding that this is simply part of enjoying an authentic countryside escape.
DAMAGE PROTECTION: Your booking includes coverage for accidental damage during your stay, because we understand that sometimes things happen. We kindly ask that you let us know if anything does, so we can take care of repairs or replacements as needed.

INSURANCE: Given the unpredictable nature of our world, we strongly suggest considering travel insurance to safeguard against any unexpected events.
