Welcome to your North Fork escape, set on the peaceful grounds of Palmer Vineyard on the North Fork of Long Island. This spacious vineyard home offers beautiful views and a comfortable layout, making it a great fit for families or groups of up to eight people. With four bedrooms and 4.5 bathrooms, guests have plenty of space to relax and unwind. The interior features an open floor plan with multiple sitting and dining areas, creating an easy, laid-back atmosphere for gathering and spending time together.
Step outside to the large deck overlooking the vineyardan inviting spot for morning coffee, casual conversations, or simply taking in the scenery. The surrounding yard offers ample space for outdoor activities or enjoying the quiet setting. Free parking on the property makes coming and going simple and convenient.
Inside, the homes open layout connects the living room, dining area, and kitchen, allowing guests to move easily throughout the main level. Large windows bring in natural light and highlight the vineyard backdrop. The kitchen includes essential appliances, a coffee maker, and basic cookware suitable for preparing everyday meals. Utility Disclaimer: Utility fees are included in the total rental amount. Guest shall be responsible for the costs associated with excessive usage of utilities during the term of the Reservation.
Cleaning Disclaimer: One end of stay cleaning is included in the reservation total. For reservations longer than seven nights, one cleaning per week is mandatory. In-stay cleanings are the guest's expense.
Special Use Policy: Reservations that involve hosting events (small or large), commercial activities, or other non-traditional uses -- including rotating groups of guests during the same stay -- require prior written approval from the host. Additional fees and/or an increased security deposit may be imposed.
Off-Season Disclaimer: It is typical that spring cleanings and updates do not take place until late April / early May. If your booking falls outside of Memorial Day to Labor Day, please inquire as to whether or not outdoor furniture and equipment will be available for use prior to booking.
Payment/Refund Policy: Unless otherwise stated on the property listing, all payments are non-refundable, however, should the guest elect to cancel its reservation, Marquis will use best efforts to work with the owner of the property to reopen the dates of the reservation in attempt to re-book the property (please note the decision to reopen dates is the owners'). Should Marquis be successful in re-booking the property for the original dates at the same or higher price than the original reservation, a refund less a 20% penalty, calculated as 20% on the total reservation amount, will be issued to the guest once payment is collected in full for the new reservation. If a new reservation is not made, the guest may use the property for the dates of its original reservation so long as payments have been made in accordance with the payment schedule established at the time of booking and Marquis is notified in writing 72 hours or more prior to the start of the reservation.
Note: All payments must be made prior to check-in.
VRBO charges the guest directly for their service fee and applicable taxes, while StayMarquis charges separately for the rental rate. As a result, you will see two separate charges at the time of booking-one from VRBO and one from StayMarquis.
If there is a second installment, it will be collected directly by StayMarquis shortly after the first installment.
Payment Method: Balance payments made with credit card are capped at $3,500. Payments over $3,500 shall be made by check, ACH or wire.
Security Deposit Disclaimer: Although rare, accidental damage does happen during a stay. In lieu of a security deposit, guests can rest easy knowing that this property is covered with up to $25,000 of damage protection. Coverage details are provided in the booking agreement.
While StayMarquis manages this listing, the guest experience is managed by the owner of this property, meaning all property preparation, arrival coordination, in-stay communication, and requests for maintenance tasks are performed by the owner. However, StayMarquis will provide you with a "Guest Experience Manager" who can help facilitate any request, from grocery shopping to organizing a private chef.

Great stay! We didn't hang around much as we mostly used the house to sleep and visit family nearby, but it was very comfortable. Could fit us all and every bedroom having a bathroom was amazing. The showers in particular are great - water pressure, hot, etc.!

The house is spacious and beautiful. All the facilities are clean and well-maintained, and I especially appreciated that each room had a nice bathroom. The host is incredibly kind and welcoming. And the wine – absolutely amazing!

We loved our stay at this property! The space was spotless, cozy, and inviting. Being right on the vineyard was the highlight—it made it so easy to stroll over for wine, enjoy live music, and grab a bite to eat. Patrick stayed in touch throughout our visit, offering helpful recommendations that made our trip even better. We’d happily stay here again!

I don’t think you need to read past the headline but just in case you did here are a few words about this amazing property. On Palmer Vineyard property, this spacious antique beauty has 4 bedrooms and they’re ALL en-suite. Yes. Perfect for turning off the interwebs and connecting with those around you (yes there is WiFi and a tv but you won’t want to turn it on. ) Everyone at Palmer is so warm, welcoming and just so hospitable. They go the extra mile to take care of whoever is staying at the house (thank you Patrick!). I can’t say enough great things about our stay.

Great home
My wife’s family was visiting family and friends in Riverhead. We chose this house due to the location, pictures and layout. The house was great, exactly as shown. The owners were fabulous, communicated great and were responsive to our needs. We definitely will use the house again in the future

As a group of 8 friends visiting the Hamptons for the weekend we had a lovely stay at this renovated farmhouse! Every room came with an attached bath, which is always helpful when sharing space with a large family / group of people. We very much enjoyed the on-site wine tasting at Palmer Vineyards, as well as the local food spots. Patrick was quite hospitable & helpful with local recs. I'd absolutely stay here again!

We had an absolutely amazing stay at Palmer Vineyard Farmhouse. The house was perfect, clean and so well kept. We loved that it was restored with many original fixtures. The property is beautiful right on the vineyard and central to so many breweries, farms, vineyards, and restaurants. Each bedroom has its own on suite bathroom, so every couple had their own private space. What really made our stay truly great was the property manager Patrick. He met us the minute we arrived, showed us around and ensure we had everything we needed. He even went out of his way to help order pizza and a charcuterie board for dinner and personally brought it over when it was ready.

We had the most lovely weekend stay on Palmer vineyard in this beautiful farmhouse. We celebrated our daughters first birthday and rented for the weekend with our extended family to enjoy the vineyards and a stay outside of the city. The grounds were absolutely gorgeous and being right on the vineyard made things so convenient with our group. Live music and pizza upon arrival was magical! The house is so homey, clean, and has views of the vineyard. Each room has its own, private bathroom and are newly renovated which was so nice to have. Patrick, Jennifer, and Michelle couldnt have been better hosts and were so friendly and accommodating of the needs of our group and made us really feel at home. We will certainly be booking again for another stay as soon as we can! Thank you Palmer vineyards!
