This charming ground floor condo has everything needed for a couple or small family to thoroughly enjoy their time in Newport. Just a few houses from the beach with a side ocean view patio and two car garage, this rental is walkable to Newport Pier and its surrounding amenities.

The Space:

114 31st St. A is professionally managed by Newport Beach Vacation Properties. This charming lower level condo has everything needed for a couple or small family to thoroughly enjoy their time in Newport. Just a few houses from the beach with an ocean view patio and two car garage, this newly updated rental is walkable to the Newport Pier and amenities plus steps to one of the best beaches on the Peninsula. Larger families can add on the upper unit to add two bedrooms, two baths and the fabulous rooftop deck! Ask about the listing for both units for larger groups.



The living area has a couch that converts to a queen sleeper sofa, a dining table that seats 4 and a flat panel TV. The fully-equipped kitchen has granite counters and a breakfast bar with seating for 2. The spacious bedroom has bright, beachy décor, a queen bed and a wall mounted flat panel TV. The adjacent hall bath has a tub/shower combination.



The property has a ground floor patio with beach and ocean views and a barbecue. 2 car tandem garage parking is provided for the lower unit. A shared full-size washer and dryer is located in the garage.



The Newport Pier area is a quick stroll away with shops, local eateries, beach rentals and amazing sunsets. The area has no shortage of options for exploring and enjoying!

Perfect location ! Steps away from the beach, close to bars, restaurants and a large grocery store . Very comfortable space , nice patio out front. We would definitely recommend staying here.

Proximity to the beach was outstanding. In many ways being 1/2 block from the beach is better than being on the beach. Overall condition was as advertised and very good. We were in the first floor unit, and there is no soundproofing between the first and second floor. So if there are noisy people upstairs, you will hear it all.

We loved our house, especially the location - super close to the beach. The 1 bedroom is super roomy. The unit provided everything we needed. I only wish the couch was a sleeper sofa but a queen size air mattress was provided. Manager responded on 8/17/2017: We look forward to seeing you again on your next getaway!

Great time in Cozy Rental

Overall, I recommend this vacation rental. Reviewer Comments: The family had a great time in the vacation rental. The place is clean and updated. The weather was great. A bit Hot in the back bedroom with no A/C. Only a couple small hiccups but nothing crazy. The toilet kept running due to a bad flap. Burr White sent the plumber right out to fix it. Thanks The pictures on the website show that the house has bikes and a bikes or SUP when we were there. A little disappointed about that But there are alot of rental places around.

Beach stay in 1 bdrm condo

Rating Details: I was very satisfied with the condition of the vacation rental. I was very happy with the location. The vacation rental was very clean. The property manager was very helpful. Overall, I recommend this vacation rental. Reviewer Comments: The stay was wonderful...could not have picked a better location. Property description was accurate regarding the location, layout, etc. The property was well-maintained. It looked very clean, only complaint was we have a crawling baby who's knees were black within 5 minutes of crawling on the floor. So although it looked immaculate...the floor obviously needed mopped! Another watch-out is if there is a group staying in the apartment above you...the walls are VERY thin. You will hear everything. And since there is no air conditioning, you leave the windows open (which is fine from a coolness perspective), but if your upstairs neighbors are having a (really) good time on their roof deck until the wee hours of the morning...you might have to close the windows (and therefore not be as cool as there is no fan in the bedroom)! Overall excellent stay and would rent again in a heartbeat! Manager responded on 8/2/2017: We are so happy you enjoyed your stay, we will be speaking with the cleaning staff to find out why the floors were not cleaned properly. If you ever have issues with other guests being loud, please let us know in the future and we will make sure they comply with our noise policy to allow everyone to have an enjoyable vacation.

Little disappointed

Rating Details: I was somewhat dissatisfied with the condition of the vacation rental. I was very happy with the location. The vacation rental was clean. The property manager was adequately helpful. Overall, I do not recommend this vacation rental. Reviewer Comments: I've used Burr White Realty in the past and have been satisfied with all interactions up until this latest experience. When arriving at the property this past Saturday, I noticed the home only had one window fan (no a/c)for the entire house and the BBQ was rusty and not working. So I sent BW an email on Sunday and never received a response. I also called their IT support line on Sunday evening for support with the TV and never received a return call. As far as the property, there were many things that I was disappointed to find on arrival. Some include the dishes being dirty (pink lipstick on glasses...had to clean them all before using), the fold out mattress in the sofa was so aged and worn down to the coils that it was unusable which meant we had to sleep on the tile floor, the vacuum didn't work and there were no additional supplies such as a scrubby brush for dish washing, tp, paper towels and soap. I know a few of these things are petty, but when you spend a decent amount of money for a rental, its nice to have the bare necessities like fans and a mattress available.

Reviewer Comments: Very accommodating the bikes ate in need of some maintenance and the cable didn't work called twice and never got fixed other then that it was great !
