Luxurious single-level home set on 2.5 acres in Silverleaves. Cognac Beachfront, built in solid limestone boasts a prime north-facing beachfront location. The 4-bedroom, 2-bathroom residence, along with a powder room, is nestled among the sand dunes in Cowes. Enjoy water views from every corner of the house and take a short stroll to the beach or a 20-minute walk to Cowes center.
The property features two spacious living rooms and a kitchen that opens onto a covered verandah patio stretching the length of the house. With a combustion fireplace and split system air conditioning, this home is designed for year-round comfort. In summer, the sea breezes provide natural ventilation, making it a perfect retreat for relaxation and rejuvenation.
Near new integrated kitchen with modern appliances, including a Fisher & Paykel integrated French door fridge & bottom mount integrated freezer.
* Note: Garage is not available. Exception can be made for Moto GP or other big track events.

PLEASE NOTE: There is a strict NO PARTY policy. The house is located in a residential area and noise and public disturbances will not be tolerated. Guests will be asked to leave the premises without notice should noise or nuisance complaints be received or if the number of guests exceeds the number confirmed at time of booking.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly the tariff rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in loss of your bond and/or additional payments. Disturbance to our neighbours, including excessive noise, is prohibited and will result in termination of rental and/or loss of bond.
Between 10.30pm and 8am noise levels must not disturb neighbours. EPA enforced neighbourhood quiet hours are from 10.30pm - 8am.
At any time there is to be NO LOUD aggressive behaviour, yelling, screaming and or arguing etc.
Excess vehicles are not permitted, general ratio is one car per every two people maximum. Boats, jetski's, caravans may be permitted but must be mentioned at the time of confirmation.
Please - STRICTLY NO SMOKING INSIDE.
