Welcome to The Bird Nest! This 3-bedroom home also includes a separate bunk house down by the water. It's a perfect family vacation home which includes a variety of entertainment areas providing fun for the whole family. A pickleball court that can convert into a basketball court will allow for a friendly competition of horse; grab your friends and challenge them to a game. Prefer to be on the water? This home includes 4 complimentary kayaks for guests to use; so, jump in one and go explore!

The Space:
This home has 3 bedrooms and 2.5 bathrooms inside the main house. One bedroom includes a queen bed and shares a bathroom with the bunkroom. The shared bathroom has a dual shower/tub combo. Just off the bathroom is the bunk room with a twin over a full-size bed. Head across the living room to the primary bedroom with a King bed. The en-suite bathroom also has a 2nd entrance from the hallway off the kitchen. Inside you will find a jetted soaking tub, fireplace and walk-in shower.

Once you head back out towards the kitchen there will be a laundry room with full size washer and dryer along with a half bath. Head into the kitchen to find it fully stocked with your cooking needs. Grab a cup of coffee and enjoy the back patio and ease into the morning. The backyard includes a hammock, firepit, basketball goal and pickleball court! Take a walk across the back yard to the river bunk house with a full over full bunkbed and a full bath or sit along the water and enjoy the patio! This home is perfect for everyone to stay entertained for hours!

Guest Access:
Guests will have access to the entire house, sports court, and bunk house.

The Neighborhood:
It's located on an Inlet of the Colorado arm of Lake LBJ & close to local restaurants, wineries, a variety of local attractions such as Longhorn Caverns and Inks Lake State Park!

Getting Around:
You will need a vehicle to get to this property and to the local attractions.

Other Things to Note:
We are available by email, text, phone, or can be available in person if need be.

This is a now a pet friendly home. Pet fee of $200 per dog is required along with a copy of the vaccination records and pet agreement form.

In lieu of a security deposit we require a $75 damage waiver fee through Safely that covers guests up to $5000 in damages to the property.

As part of our effort to help you relax and enjoy your stay, we insure the property against guest-caused, accidental damage with the Safely Protection Policy. The cost of this protection has been included in a Fee on your reservation.

The Safely Protection Policy covers the cost of repairing damage to the property up to $5K for content and dwelling combined.

The fee for this protection is refundable if the reservation is canceled in writing at least twenty-four (24) hours prior to the arrival date. Any deductible, minimum claim amount, or cost of repair in excess of the coverage limits will be the responsibility of the Guest, and Hill Country Stays will process the payment using the form of payment on file for Guest.

Quiet Hours are from 10PM-8AM!

All refunds will exclude a 5% credit card service fee.

This home is at the end of a shallow cove. Please ask us prior to bringing a boat.
