The Space:
Located in Koox Moma 42 Condhotel and in one of the most convenient locations in downtown Playa del Carmen! In one of the most coveted neighborhoods, Zazil Ha, and just 1/2 block from the famous 5th Avenue and 3.5 blocks to the beach!
The main spaces of the 4th-floor condo:
- A LUMINOUS OPEN LIVING SPACE with a cozy sofa that can accommodate an extra guest if needed. A flat-screen TV for relaxing downtime at home and floor-to-ceiling sliding glass doors that extend the space a bit to the outdoors.
- A fully-equipped KITCHEN with quality appliances and all youâd need to prepare meals at home.
- A KITCHEN BREAKFAST BAR COUNTER to enjoy your meals or use as a workspace.

Plus, there are tons to see and do; everything from the beach and beach clubs, water sports like snorkeling, scuba diving, stand-up paddle boarding, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private yacht tours and fishing charters, golfing, day trips to Tulum or Cancun and more! The island of Cozumel is just a 45-minute ferry ride!

Getting Around:
The condo is located at the Koox Mama 42 Condohotel, about 55 km | 34 miles from the Cancun International Airport (CUN). However, check your mobile map apps when you arrive, as driving time varies depending on the time of day. When you arrive at the property, if youâre arriving by car, thereâs parking available at the complex.
If not driving, you can get around town via registered taxi, bike, colectivo or walking, as youâll be very centrally located!
Other Things to Note:
We provide a few bath essentials like toilet paper, soap, shampoo, and body wash, but please note that these are not replenished during your stay.
There is no daily housekeeping, but if youâd like the place cleaned, it can be arranged for an additional fee. Please message us at least 24 hours in advance and by 5 pm the day before the service.
Electricity is included for short-term stays (2-27 nights). Please help us save energy by using the AC wisely and keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
Surveillance cameras are located in outdoor common areas and public spaces and are strictly for security reasons to ensure guests' safety.
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed at the property, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the property grounds.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed.
- Pool and common area rules and hours must be respected.
