Parking : Please be aware that the Community HOA does not allow for parking of Trailers/RVs . When you arrive at Gatehouse you will be provided a Hangtag for access and please ensure you read the back which will provide you all the Parking information.

Welcome to Calabay Parc at Tower Lake

The Gate House at Calabay Parc at Tower Lake has been operational since July 17, 2013. The security staff at the gate house is present 24 hours a day and may also be contacted by phone at (863) 353-2684.

Calabay Parc at Tower Lake is a modern, gated community and has been established with the aim of becoming the finest villa development in the area. It prides itself on the quality of the villas built and the standard of furniture and fittings provided.

The general appearance and maintenance of the development is paramount, all villas are maintained to ensure consistently high standards throughout.

Only 20 minutes from Disney, Calabay Parc at Tower Lakes is a new community, which offers a 24Hr gated entrance, with lakefront amenities , clubhouse, boat ramp, and fishing dock . Just 7 minutes away is the brand new multimillion dollar Posner development, which features dining, Stores including Target, brand new Hobby Lobby , Homegoods, Ross , JC Penny , Best Buy , and Ashley Furniture to name few, and a movie theatre.

There are a number of golf courses nearby, including the Southern Dunes Championship Golf Course adjacent to the community, and Champions Gate Golf Course, home of the David Leadbetter Golf School, which is only a 10 minute drive away.

We are ideally situated on the US27 within easy reach of all major attractions, including Disney World, Sea World, Universal Studios, Epcot Centre, Kennedy Space Centre and Busch Gardens and the New Legoland .

Two beautifully decorated master suites located at opposite ends of the villa provide private quiet accommodations for the possibility of accommodating two families. Two twin bedrooms and a large living room , separate formal dining room , eat in kitchen with counter bar seating for three and table for four. Games room with 60 in HD LED TV , 80 Channels available on Antenna on all TVs and wi-fi throughout. smart Hub available on main TV as well as in upper master suite.

To make the most of the wonderful Florida sun you can enjoy the South Facing Pool /Spa with extended private pool deck , Comfortable pool furniture including sun loungers and Weber Gas BBQ.

Southern View is perfectly located, just 30 minutes from the Disney Gates and a very short drive to local supermarkets.

Our Property management Company is nearby to ensure you have everything you need for a perfect stay with us.

We have a new central Air system providing quiet comfort throughout. Included as well is a remotely controlled separate mini split AC/Heat system in the upper master suite for your added comfort. We have spared no expense and included ceiling fans in all the bedrooms and living room as well. Please Note AC will not be lower than 72 as per the units Installer.

If you love Golf we have many Top Quality courses within minutes of our property . To name a few , Southern Dunes , WillowBrook, Ridge wood Lakes , Providence, Champions Gate and Celebration as well as the Disney courses.

Our uniquely designed villa provides our Guests with an additional 300 square feet of indoor living space which gives us a step up on the typical 4 bedroom home in our community. We can comfortably accommodate 8 people with ample room and privacy during their stay. We also have an additional 350 square foot games room with all the amenities. Our extended pool deck allows for plenty of room with an additional 200 square feet of outdoor living space which you normally don't find in the traditional 4 bedroom villa . Another unique quality to our property that other 4 bedrooms can't boast of is that we have a full bathroom ensuite with every bedroom .

We are located in Calabay Parc at Tower Lake.The villa is situated close to the Interstate Highway 4 making Tower Lake an ideal location to explore both the Gulf and Atlantic coasts and numerous golf courses in this lovely part of central Florida. Tower Lake has a 24 Hour manned gated entrance giving that added sense of security for our guests at Southern View. Lakefront amenities include a clubhouse, boat ramp, fishing dock and picnic area. Water sports will feature strongly on this large natural lake. Southern View is a 4 Bedroom villa with en-suite bathrooms.
The villa main features are:

•South facing pool with hot tub. Extended pool deck. Privacy fence gives us no rear neighbours .

•Sleeps 9 including child in full sized crib

•4 Bedrooms with en-suite Bathrooms , all bedrooms have wall mounted LED Televisions with 80 Channels.

•Air Conditioning with separate remote control for upper master suite comfort with new mini split AC

• Free Internet access

• Free Gas BBQ

• Free High Chair , Pack and Play, strollers and full size crib mattress and bedding.

• Garbage removal. An extra fee may be charged to remove extra garbage to local dump if you have more garbage than can fill the large bin. You can not put out extra garage beside the Large bin as per the Community HOA

Cancellation Policy

Cancellation of your holiday should be advised to us immediately. This must be confirmed in writing and made subject to the following conditions. The cancellation will become effective from the date we receive it. Cancellations are subject to a charge as detailed.

Notice given

A cancellation of a booking up to 4 weeks before you travel-Loss of initial deposit , If enough warning is provided and we are able to find a suitable renter for your time period, the deposit refund will be returned.

A cancellation of a booking after 4 weeks before you travel and after full amount has been Invoiced or paid – Loss of deposit and final payment (Refundable damage deposit will be returned)

Cancellations for reasons beyond your control will be covered by your travel insurance. Any recovery of your losses should be taken up with your travel insurance company.

Travel Insurance

Travel Insurance is vital for you and your party, especially in America. Please ensure you have coverage in place and that it is sufficient to cover your needs.

In the event of the owner being obliged to cancel your booking for reasons outside our control, we will only be liable to refund monies already paid by the guest.

We will endeavour to communicate any shortfall to the Guest as soon as we are aware of the event.

Property Refundable Damage Deposit

We also require a ($300) refundable damage deposit in case of breakage, loss or damage to the villa during your stay. The refundable damage deposit will not be cashed except if breakage, loss or damage to the villa occurs during your stay. The property damage deposit will be returned to the renter within 14 days of the end of your stay subject to the conditions below being met. The Guest party to undertake the following:

• To take good care of the property and leave it in a clean and tidy condition at the end of occupancy.

• Ensure to lock up when leaving the home.

• To report any damage or loss immediately to our Management Company, details are in the property Welcome package and booking form.

• To make good minor breakages.

• To permit the Owners agent or servants reasonable access to the property to carry out any maintenance deemed necessary.

•All food from the fridge and all garbage in the home must be removed and placed in large garbage bins.

• Any stains to the Carpets, Bedding or furniture must be cleaned and removed.

• Failure to do so could result in deduction of Damage Deposit.

• Ensure the BBQ is back in Garage after each use , cleaned and please make sure propane tank valve is turned off.

We reserve the right to pursue the Guest for any damage or loss in excess of this sum.

Balance

The full balance is to be paid 4 weeks before the start of your holiday.

The Villa Occupancy

1.​ Any unauthorised occupancy by people not listed on the booking agreement will be subject to loss of damage deposit and immediate termination of the rental agreement. Contravention to this rule will render your booking void, all monies forfeited and you will be asked to leave the property without compensation. County rules for safety and insurance purposes are strictly enforced.

2.​ Under no circumstances will animals be allowed .

3.​ Inside the Villa is a NO Smoking Zone, no smoking permitted on the property which includes back deck/pool /lanai. Smoking will be allowed on the sidewalk just outside the home .

4. Our home is not to be used as a gathering point for groups renting in the area. Only those listed on booking agreement or agreed to in writing will be permitted on the property.
