1. It is essential for each guest to have a continuously co-operative attitude and be sensitive regarding noise levels within and around the premises at all times, day and night. THIS IS NOT A PARTY PROPERTY. WHOEVER REQUESTS QUIETNESS, ANYWHERE ON THIS ENTIRE COMMUNAL PROPERTY of 225 – 227 Cope Street, Waterloo, has RIGHT OF WAY. With courteous respect, you may request that any person inside this entire garden sanctuary, whether indoors or outdoors, reduce or remove their noise, whether it be human or technical noise.
2. For the security of the entire property, the gate must be left locked at all times, unless there is a sign from the landlord or other tenant, requesting it to be left unlocked for a short time.
3. Due to silence requirements, this property is unsuitable for children under 5, unless they can be very quiet. All youngsters of any age, must be guided by the tenant to be exceptionally quiet, both indoors and outdoors.
4. No cigarette smoking, extreme alcohol intoxication, nor illegal drugs are permitted anywhere on this property
5. Please ask any of your visitors or couriers to NEVER knock on the front gate. Instead, they must TEXT you to come and let them in. NEVER give the Front Gate Code to anyone.
6. All business rubbish of the guest, must be kept inside their own premises, until they have it removed from the property. The Council Bins in the Bamboo Room & the compost bins in the Back Courtyard, MUST only be used for domestic rubbish.
7. To avoid cockroaches and other creatures, washing up all utensils and pots etc. plus table/bench wiping, MUST be done IMMEDIATELY after each meal or snack. Lighted Mosquito Coils (sitting on a large ceramic plate for fire safety), at your front door, are a wonderful deterrent for cockroaches and spiders & flying insects, especially during the warmer months.
8. The Bathroom Fan must be turned OFF every time after vacating the bathroom, to prevent noise disturbance & energy wastage.
9. NEVER give the front gate code to anyone, who is not living on the property. Guests must never knock on the gate, but only TEXT, to be let inside.
10. No washing may ever be hung in any outdoor area of the property. All washing and drying must be done at the excellent and low cost local Laundromats.
11. Never park your vehicle behind the driveway area at 227. Thank you.
12. FOR FIRE SAFETLY & ENERGY SAVING: All electric & gas appliances MUST be turned off at the power switch, when the tenant is not on the property. Internal Lights must also be off, when no one is inside the Granny Flat.
13. No live flame is permitted anywhere on this property, due to serious fire danger: Never ever have candles anywhere. Incense or mosquito coils are only permitted when on a large ceramic plate.
