The Space:

Surrounded by manicured emerald green lawn in a peaceful suburban community, Valley is a sparkling new home with a classic, inviting curb appeal. Featuring three spacious bedrooms and plenty of elegant square footage to spread out, this pristine oasis is the ideal space to make your home base during a stay in Jeffersonville. Come inside and make yourself comfortable!

The front porch leads inside to a welcoming foyer, where you'll find two bedrooms to the right, and the light, bright, and open great room straight ahead. The living space features wide windows that overlook the back lawn. The plush sofa (Also a sleeper sofa) and armchairs face the large, mounted HDTV— so you'll have the perfect space for a cozy Netflix night in with a bottle of wine. This space also includes a small desk area for getting a little work done— if you must.

The kitchen is completely open to the living area and features a convenient center island with bar stool seating for three, as well as a formal eat-in dining area that overlooks the backyard. Dove gray cabinetry and gleaming quartz countertops surround the full suite of stainless steel appliances, and the laundry room and garage access are just around the corner.

The primary bedroom suite is at the other end of the home, and is like its own private sanctuary, with a luxurious king-size bed, large HDTV, and windows framing the backyard views. The ensuite bathroom has a double marble vanity and a spa-inspired step-in shower with a glass door. At the front of the home are the two guest bedrooms, each with a premier queen-size bed and an HDTV. In between the two bedrooms is a full bathroom with a tub/shower combo.

Besides a comfortable spot to lounge on the front patio, this home also features a spacious backyard with a comfortable outdoor living space that includes a firepit, an alfresco dining table, and a high-end gas grill. In the warmer months, this space is ideal for sipping your morning coffee and reading the paper, while in the evenings your whole group will enjoy gathering around the fire pit and roasting s'mores over the flames.

Located in a charming neighborhood and still sparkling with that new construction glow, Valley is far enough away from the crowds to provide plenty of peace and quiet, yet keeps you close to the entertaining downtown Jeffersonville area, the picturesque waterfront, and the hustle and bustle of metropolitan Louisville just across the river.

All guests must sign our rental agreement as mandated by Indiana Law.

🔹 The minimum rental age is 25. A picture ID must be provided to Newman Hospitality no less than 72 hours before arrival.
🔹 An accurate guest count must be provided
🔹 No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction
🔹 Quiet time is from 10pm - 8am
Please note that our vendors, landscaper and pool cleaner (If applicable), visit our homes at least twice a week for service. Our vendors will never enter the home and have permission to work outside.
🔹 No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000
🔹This property is dog-friendly with an additional fee, per pet. While staying with us, you are responsible for the actions of your pet. Please keep your dog(s) off the furniture and pick up all waste. All waste should be bagged and disposed of in the outside trash bin. Failure to comply with our Pet Policy will result in an additional $100 fee. Please let us know if you will be bringing your dog (only dogs are permitted, sorry).
🔹If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. Baby bundles must be requested and paid 48 hours prior to your reservation start date.
🔹 Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle.
🔹 The property must be locked and secured when guests are not in it.

Mail:

Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.

Cleanliness:

This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.

We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.

If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.

Late Checkout:

Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.

If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.

Same-Day Bookings:

Same-day bookings with no past reviews are subject to additional scrutiny and require approval from Newman Hospitality. We will ask you to provide information on your group and the purpose of your stay.

If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your account or we will not be able to honor your reservation.

Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.

Internet/Cable:

Newman Hospitality is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.

The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.

Copyright Infringement:

Absolutely no illegal downloads. We will charge $50 if discovered.

Pest Control:

Please note we have rigorous pest control on all of our properties. Due to the beautiful tropical climate Florida has, it sometimes brings bugs. To find some is not uncommon and is something every south Florida home deals with. If you see a large amount any of our native “friends”, please take a picture or give us a call

Starter Supplies

We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.

This was a beautiful property in Southern Indiana that my husband and I rented. We enjoyed it so muchwe extended our stay. The property management company was wonderful to work with and very quick to respond to any of my inquiries. I would definitely recommend this property and would rent again!!

Nice home away from home

Our family had a busy week at The National Farm Show and was great to go to a comfortable home for a good nights rest and relaxing evenings. The kitchen was equipped good enough for us except for missing an ice maker which wasn’t a big deal just a little disappointed we couldn’t take cold water cups with us for the day at the show. Was really nice to park our vehicles in the garage especially since it was cold weather. Better than a hotel stay for the week!

Check in info re wi-fi was incorrect. Didn't get correct info until 3rd day of 4 day stay. TV info was not provided at check in, so didn't know that we were provided with only Roku and Sling. Neither provided much in way of live TV or sporting events.Front porch and rear patio were not cleaned upon arrival. Returned following day to clean. No propane for gas grill on patio. Right hand sink in master bedroom need plunger (provided) to get water to flow. Silver ware provided was limited in quantity. Dustpan but no broom.This is a nice property in a residential community, however, not having TV, or knowing what TV we did have and the proper Wi-Fi password was particularly frustrating. I don't think we will stay with this corporate owner again.

Thank you for the detailed feedback. We would like to clarify that the Wi-Fi has worked Johns entire stay. When he reached out to us, we gave him some troubleshooting tibs and John didn't reply to us until 4 days later. We are still unsure why he couldn't locate the Wi-Fi name at first, but if we were given prompt replies, we would have been happy to have helped John faster. We have it stated that we have SlingTV and guests are always free to log into their own apps if they choose. The propane cylinder for the grill was replaced, and a pre‑arrival fuel check was added. Maintenance cleared the master sink drain and checked the plumbing; a plunger is still supplied if needed. We also restocked full sets of silverware and added a broom to the supply checklist. I'm sorry john had a mediocre stay with us, but I hope future guests see our commitment to our guests with our other reviews. We have 24/7 staff available and highly encourage guests to reach out for any issue or reply back to us so a situation like this doesn't occur again.
