Beautiful large home. Definitely a great spot for a large group. Gorgeous river views. Everything we needed. We weren’t expecting hotel soap. Bed linens and towels were provided! Ashley was great with communication! We were always polite and bothered her very little!

The house was very easy to find and in a beautiful location on the water. Very spacious and lots of room inside and out. House is a little dated but overall clean. Kitchen had everything we needed except an icemaker. Main TV in living area is older and challenging to use with streaming apps. Communication with the host was delayed with responses. Overall a nice stay with our family!

We had a wonderful stay at Ashley's property! The home was clean, spacious, and well-maintained. The game room was fantastic, and the kitchen was fully equipped with everything we needed.Our only suggestion is to improve the cooling on the top floor during peak summer, as that bedroom tended to get quite hot.Overall, it was a great experience, and we'd be happy to stay here again. Highly recommended!

Outstanding location and million dollar view. Poor upkeep. The property needs TLC which it is not getting. The listing lists inherit dangers of the water and to wear the provided safety vests. Better bring your own, and good luck stepping over the missing planks on the pier to the water pavilion. Beautiful property pictures from 2016 on VRBO. Not so nice now. The property is worth the price for 10 people but beware of the disappointment upon arrival. Someone posted pictures from August 2025. I could add to them in October 2026. If you don’t mind unfinished drywall repairs, doors that don’t work or lock, broken things galore but clean with great views at a reasonable price…..enjoy!

Beautiful property on the Rappahannock River. Can tell it’s a little older. Everything was clean. It was nice that the linens were provided. We did have to make the beds with the sheets that were provided. The water toys were a blessing. Kitchen nicely stocked. Ashley was easy to get in touch with and check in was seamless.

What a nice stay on the Rappahannock River! The home is overly spacious with breathtaking views. Kitchen is fully stocked with all of our needs met. Accommodations were plenty for everyone.

Amazing Stay

We had a Men’s Fishing trip and the house was more than accommodating! We caught Perch and Catfish right from the pier and the views were truly amazing. Everything in the listing was accurate and the host communicated very well. We will definitely stay there again!!!

We enjoyed our stay on the Rappahannock River. The sweeping views and large living room definitely allowed for a nice relaxing weekend. The kitchen is more than we needed. I would definitely recommend this one!

Unfortunately, the condition of the property simply does not match either the listing photos or the approximately 800-per-night price.The house is very odd and, in many respects, appears unfinished or poorly maintained. Some sinks did not work. Multiple lights did not work. Wallpaper was mismatched and peeling from the walls. In portions of the kitchen and bathroom, the ceiling appeared to be bare sheetrock—without even being mudded or painted—and there were holes in the ceiling. Some windows had no blinds. The carpet needed cleaning. One set of sheets was dirty and stained. Even basic conveniences one would expect at this price point, such as readily available shampoo and soap in showers, were lacking.The exterior had similar issues. The yard was overgrown with tall weeds, and although the riverfront and dock are major features of the property, the dock was in such disrepair that it could not be used.Any one of these things might be easy to overlook at a modestly priced rental. At roughly 800 per night, however, the overall condition was difficult to understand. The photographs create a substantially different impression from what we encountered in person. The furniture, décor, maintenance, cleanliness, and unfinished areas simply are not consistent with a premium rental.It is a shame because the location and river view are genuinely exceptional.

Clean comfortable home with amazing views!

We had a wonderful stay in Tappahannock on the Rappahannock River. Everything in the house was clean and well kept. The space the 5 bedrooms offered gave all us an opportunity to relax. Ashley was extremely hospitable and great to work with! Definitely recommend!!

Lovely stay! Can’t be more grateful for all of the space! We enjoyed the deck and view. The downstairs area was the perfect hang out area with space for the kids to play and adults to talk. Kitchen had everything we needed and more. The water boats were a great addition the kids enjoyed in the river. Adults enjoyed taking the chairs out to the dock. A little older home, but everything seemed clean with some updates noticeable and updates in progress. We really enjoyed our time.

River views were breathtaking

Ended up being the two of us so we had a lot of space. Enjoyed cooking dinner and the breathtaking river views. My recommendation is waking up early and catching that sunrise. Would recommend without hesitation.

Completely accommodating

Nice River home that I would definitely recommend to others. The large downstairs kitchen and living room has open space for everyone to gather in the same area. We all enjoyed our private bedrooms. Loved the fire pit and ability to go on the dock. Ashley was very accommodating and we loved the Wind Vineyards Laurel wine! We will be back!

Great property for our stay!

We had a great stay in Tappahannock for the holidays! The home seemed extremely clean and well kept. Looks like there are some recent new upgrades with flooring and furniture as the home isn't new construction, but that was expected from the advertisement. Ashley was very nice to work with and we enjoyed the wine from Wind Vineyards left on the counter. A must try if you are in Tappahannock! This home isn't in much of a neighborhood, but we felt like we had plenty of privacy and felt safe. I would definitely recommend and hope we have chance to return!

Nice property overall - needs some upkeep

Overall the property was clean and nice - lots of room and beautiful location and views. Roofed dock area was nice, but there were no chairs on the dock (like shown in pictures). A number of dock boards were missing (we were warned by the host), but the two dock ladders were not functional in getting out of the water (ended up using the neighbors ladders to get out of the river) and the dock overall needs maintenance and upkeep.
