A Wonderful property in a great location. It's walking distance to a nice public beach (less than half a mile) and is in a quiet neighborhood away from the main throughfares but still convenient to a Publix supermarket and several good restaurants. The property manager, Isabel, was very communicative the helpful.
Great communication, convenient location, perfect set up for our family of four couples. Hot tub was used every night, as it was pretty cool while we were there. Definitely recommend.
The property was clean, roomy, convenient location both by land and by water. We had a wonderful time. Great space for families including parents, kids, and grandkids. Highly recommend. Very nice management company.
This property was very nice. Pool and home were clean. We could have used better instructions regarding location of remotes and how to use sound system. Overall, met expectations.
This house was perfect for our family of 8! The house was super clean, had everything we needed, and an awesome location on the water. The kayaks were so fun to have to go out on the canal! Only thing I can say is to change the pillows in the bedrooms, as they are super uncomfortable! But that is a minor detail compared to all the beauty of the home!
Just as described. Towels and sheets could be cleaned better or replaced. Seemed worn and not very clean. Due to bad weather the event we were in Florida for was canceled after being delayed. No of our plans worked out and I appreciated the management company giving us a late check out with no extra cost.
The house was nice and clean but when we tried to reach out to the property manager about a pool net because we couldnât find one anywhere and the pool was pretty dirty NO ONE reached back out to us. If you have a pool itâs not rocket science to have a pool net even if you have a pool cleaner person that comes every Friday like a pool needs cleaned more than once a week! There was only TWO bikes not as many that is shown in pictures. Last but not least they or someone took the seats out of the kayaks and they were nowhere to be found so that was very annoying since that was something we all were looking forward to doing while our stay that we didnât get to do.
Iâll start with the good: super clean and wonderful that all bedrooms have their own bathroom. Now here is what needs to happen to make it great:
The kitchen is woefully under equipped -no saucepans at all. I purchased and left 2 saucepans/round cake pan/square pan and rolling pin-youâre welcome.
Bedding-please get some pillows thicker than a triscuit and not yellow from age/use and if youâre going to use king size pillowcases, use the right size pillow.
Towels: might want to replace with towels that are less like sandpaper.
Other: where were the dock chairs? Kind of hard to relax and fish off the dock when standing. Of the two âbeach chairsâ we found, one was rusted so bad, it came apart at the bolts ( I have a photo if needed).
TVs in ALL bedrooms. One tv in the living room and one in a guest bedroom does NOT make the cut.
Again, these are petty things and somewhat subjective to a degree, but if youâre looking for a good house, this is fine. Looking for great? Keep looking.
For our annual spring break getaway from the north, we had the opportunity to rent this home in Cape Coral, and it was perfect! We had 4 couples and each got their own bedroom suites with bathrooms. There was plenty of space for everybody to do their own thing but also space the for the 8 of us to be together as well. The house was clean and obviously well maintained and the amenities were wonderful. Whether we were taking advantage of the beautiful pool, playing games at the patio table by the pool or watching the big games on the TV in the great room, we were always comfortable. We walked down to the Yacht Club a number of times to see the sunset, walk on the beach or pier, or enjoy a meal or a drink at the Boathouse Tiki Bar. A few of us took advantage of the bikes in the garage to check out the community in all directions. During the week, we found time to visit Fort Myer's Beach, Sanibel Island, Matlache and the Wicked Dolphin Rum Distillery (a must see), enjoying each in a different way. Some of us played a couple rounds of golf on beautiful courses (Palmetto Pine and Coral Oaks), without ever having to leave Cape Coral. Our favorite dinner restaurants during the week included Rum Runners, Woody's, the Boathouse, Doc Ford's Rum Bar (Sanibel) and Ford's Garage. We also had some fun lunches at Bert's Bar and Grill in Matlache and the Paradise Tiki Hut. All told, it was a perfect destination, a perfect home and a place we'd go back to again and again. Rick (the owner) was a pleasure to work with before during and after the trip. I would highly recommend the Lincoln Court home to anybody wanting to vacation in the Cape Coral area.
Very clean place in a nice, convenient area. Fully stocked kitchen with all the cookware you need. Nice bedrooms, two king beds, which was nice. The only problem we had was with the extreme cold temps in FL, the pool was not warm at all. Also, the master bedroom has no heat source, so was pretty cold the beginning of trip at 64* inside (not too big a deal for us as we are from MN and like sleeping cold) and once it got warm, the rest of the house was really warm as we could not get the rest of house AC to turn on - it seemed to be programmed to heat mode only?? The door handle in front door falls off in your hand, which was OK because when we shoved it back on, it worked fine. You just had to put it back on after shutting the door as it always fell off. We did call management who said they would send someone out, but the guy did not come for the 7 days we were there. Also, the front door key/lock is very temperamental. There were son=me nights we considered just leaving the key in the lock (outside the house) because no one could get it out. Eventually one of us was finally able to extricate it, but it was iffy. Overall, a super nice place B+ OR SO, and if they would fix the front door lock and handle, and switch the HVAC mode, it would be an A+
This property was amazing and to my surprise it was close to shopping, restaurants and others. We could not have asked for better accommodations not really experienced the Cape Coral area before. Met many friendly people as well.
There were quite a few Service Feeâs that we really didnât understand and could have used some clarity on those. We had to reach out to the property manager because the lock to the front was acting up (not locking /locking) at times. We really did not want to leave the property unlocked, but we also wanted to get back in upon our return. We really never heard from the property manager regarding this issue. We had to improvise! Considering the service feeâs paid, we should have received a fairly quick response. Had we received a response fro the property manager we were also going ask to increase the Spa temperature a couple of degreeâs.
The responses that we did get in a quality manner were for Check-In and Check-out. Those notification were great.
All in all, it was an awesome week. I would definitely recommend to others and possibly return for a stay. I thought that I would miss the crashing waves but the pool and the channel worked out well.
Observations:
1. Kayakâs could use some new seat straps (holds the seat up). We were going to purchase a pair but couldnât find them locally. $20.00 for 2 pair.
2. Garage door code not available, in the event of front door issues. Owners stopped by and provided garage door code. Saved us on Friday evening when front door wouldnât unlock.
2. Guest bedroom by pool, mattress seems to roll towards the center when 2 people are in bed.
3. TV in living was challenging to use. We eventually figured it out but maybe some simple instructions to get to channels. HDMI 3 was the right source but that was by trial and error.
Our family absolutely loved this property - proximity to the beach, the beautiful pool/lanai, the open nature of the property and the large, spacious rooms. We loved kayaking as well. Will absolutely book this property again!
This was a very nice house. Spacious and clean and the property management was very responsive when we needed anything or had any questions. The fees were very high and not sure how warranted they were. The only complaint I have is that the location was not quite as I imagined it would be it was more in a neighborhood rather than close to the actual beach. That is my fault for not properly checking out the listing. Overall I give it a four star rating because of over $1000 in fees and location.
The house was clean and spacious.
The kitchen needs a lot of basic things, such as baking sheets.
I am not sure if it is the property owner or management company that set out some ârulesâ that were not very hospitable.
Take the trash down or you may have an additional charge.
Run the washer and the dishwasher before you leave and take your trash out or you may be charged.
Shouldnât the property management company do this?
We certainly paid a high service fee and cleaning fee.
We wonât be coming back or renting from Rolens property management company.
A group of 4 couples stayed at this house. We had our own rooms and bathrooms which was nice. It was cooler weather part of the week and we tried using the gas fireplace, but it was not working. It had a propane tank outside so we attempted to try it. We called to report this but was told it was only decorative. Normally Florida does not have cold nights, so I am sure most of the time it would not be an issue. Overall it was a good place.
Perfect location to gather the family for the holiday. House was perfect. Pool and hot tub were wonderful. Management company was extremely responsive.
It was fabulous. Loved having the outside in with the screened in lanai & the large lanai doors. Great that everyone had their own bathroom. The property was conveniently located to all our needs.
We had two couples come down and it was an amazing place! The rooms were nice, and the location is awesome! There are definitely restaurants within a very short distance and also the beach is pretty close as well. We shouldâve rented a boat and went out to Fort Myers Beach, but maybe that would be for next time. The property manager was amazing, she is definitely highly recommended! The only issue we had was with the pool, it was a little chilly at times. Overall it was a great stay and we will definitely be back! Thanks for having us!
This is a beautiful property in a quiet neighborhood with all of the amenities as it was listed. The pool and hot tub was clean and we enjoyed spending time there. There are bikes and couple of kayaks as well. The house is walking distance to a small beach and a tiki bar/restaurant. We would highly recommend it!
This property is great and fit our group perfectly. The ONLY complaint we have is that the A/C for the main house is not good. Even with us being super aware of not leaving the outside doors open and not lowering the temp below 74 the A/C still struggled to keep the house cool. The other A/C which is just for the master suite worked flawlessly.
