The property is home to a truly special outdoor space including a large, heated pool and jacuzzi. You can whip up your BBQ favorite on the propane grill located on the back patio. Under a custom-built wooden pergola is a stone fireplace with seating for the whole family to enjoy. A private beach is located right across the street.

The home can sleep up to 8 comfortably. The home features a master bedroom with walk-in closets, a private full bathroom, 2 queen-sized beds, 1 double and 1 twin bed (car bed), a kids' room, a large recreational room with a full bathroom, and a large full balcony to enjoy on your rocking chair.

Inside, you'll enjoy the classic aesthetic with entirely updated furnishings and high-end finishes. Starting at the main level, guests will enjoy the beautifully decorated living room with two couches, a fireplace, a flat-screen TV, a keyboard, and some reading materials. The kitchen is connected to the dining and living room. The dining table seats up to 6 and with more additional seating for 2 at the breakfast counter. The kitchen is perfect to cook and prepare meals for the whole family - with stylish tiled countertops, and stocked with plates, utensils, pots, and pans.

When you book a getaway with us, you are guaranteed essential amenities including WIFI and cable TV. You are free to explore local destinations including vineyards for wine tasting, farm stands to support local growers, a close-knit beach community, and more nature reserves to explore. A 5-star restaurant is just minutes away as well as the Hamptons, Greenport, Montauk, and/or Shelter Island.

Seasonal Availability of Outdoor Amenities
Please note that all outdoor amenities, including the pool, patio furniture, grills, and other exterior equipment, are typically stored away between Columbus Day and Memorial Day. If you have specific questions regarding these amenities, feel free to reach out to us for more information.

Due to the climate of the Northeastern U.S., outdoor pools and attached hot tubs will typically only be available for use from Memorial Day to Labor Day. If your booking falls outside of that time frame and you intend to use the pool/hot tub, please be sure to inquire if they will be available for use prior to booking.

If you are looking for multiple homes that are close by for additional family and/or friends please inquire! We have many other beach homes within close proximity.

IMPORTANT NOTES :
- A security camera at the back of the property faces outside for added safety.
- There is a standard pet fee of $200 per pet, per stay. An additional $100 may apply for dogs that shed excessively.
- For stays over 21 days, please note that any extra utility costs beyond the initial charged amount are the guest's responsibility.
- Properties with a heated pool incur a daily pool heat fee of $45. The property is subject to a $95 hot tub fee per cleaning service.
- For stays longer than 29 days, a refundable deposit is required. Our Team will reach out for further details upon booking.

Cancellation Policy
- Bookings canceled at least 30 days before the start of stay will receive 100%.
- Bookings canceled at least 14 days before the start of stay will receive a 50% refund.
- Please note: This cancellation policy is not applicable for HVMB guests.

Guest Insurance
Please note, as a part of booking we secure insurance for your stay and will require you to sign a Guest Rental Agreement. This insurance is meant to cover any incidental damages to the property that may occur during your stay and does not cover any issues with your trip related to cancellation due to illness or other reasons. We understand that things happen by mistake or accident from time to time, we ask that you let us know when it happens. You’re covered with us - we’re invested in you having a worry-free stay!
