This bay front home presents vacationers with a beautiful Balboa Island waterfront getaway.



The Space:

Located on the beautiful North bay front in Newport Beach, this two unit home is a great Balboa Island bay front getaway. This newly remodeled 2 story back and front unit allows vacationers to enjoy bay front living at its finest. A beautifully designed open-air layout, vacationers have found the perfect family home.



This 5 bedroom, 2 unit home is perfect for your whole family or group of friends. The front unit was designed for entertaining and the ground floor patio allows vacationers to enjoy bay front living. The 2 story, 3 bedroom, 3.5 bath front house has a generous master bedroom facing the bay front, with plenty of windows to capture the essence of island living. Each bedroom has their own bathroom to complete the upstairs living space. Downstairs there is a spacious living room with a dining area just off the fully equipped kitchen. The kitchen contains all the essentials with direct access to the garage. There is an oversized one car garage with a washer and dryer included in the space. Located off the garage on the street is an extra oversized parking spot. The back unit is loft style, with 2 bedrooms on the upper level, with a view of the harbor out the floor to ceiling windows of the unit. Please note that with this being a loft style unit, the bedrooms do not have separating doors. The master bedroom, while on the second floor, is open to the living space below. The second bedroom is more private, with an enclosed stairwell tucked away past the kitchen. 2 full baths in the unit, 1 in the master bedroom and the other downstairs near the full kitchen and open living area. There is a 1 car garage, including a washer and dryer at the foot of the stairs of the entry of the home. The garage can also be accessed through a stairway with access from the dining area of the unit.



Explore the beach on the Balboa Peninsula via the ferry off Agate Ave. The Balboa Village and Balboa Pier are also a short ferry ride away. On the Balboa Peninsula you can relax along the pristine beaches, go surfing nearby, check out the Balboa Fun Zone, and grab a bite to eat at one of the many restaurants. The walkability of the property is excellent, and the premises is a close stroll away from the Marine Ave. shops and restaurants that make Balboa Island a worldwide vacation destination.

Vacationers can explore the beach on the Balboa Peninsula via the ferry off Agate Avenue, or just enjoy the walkway around Balboa Island. The Balboa Village and Balboa Pier are also a short ferry ride away. Rent a bike, Jet Ski, stand up paddle board, or Duffy boat. Whale watching and deep-sea fishing trips are available daily. On the Balboa Peninsula our guests can relax along the pristine beaches, go surfing nearby at the Wedge or Newport Beach, check out the FUN ZONE which offers entertainment such as a merry-go-round and other attractions, and eat or drink at one of the many restaurants and bars. The walkability of this property is excellent and the premises are a close stroll away from the Marine Avenue shops and restaurants that make Balboa Island a perfect vacation destination. - We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. City construction hours are M - F 7am to 5pm.

Location was excellent. The main drag was a few blocks away. The ferry was walkable too. The kids played in the water directly in front of the house for hours! We just missed a large table to sit around for dinner & the AC/heater was a bit tricky. But overall would definitely stay here again.

Perfect location

Wonderful location by the water. Great view. Kids loved getting in the sand. Only a few blocks to Marine Avenue with all the wonderful restaurants. Great family vacation.

Beautiful Balboa Island Home

It was a wonderful trip for my family. The house was wonderful and the location spectacular. My five year old grandson played on the sandy beach right in front of the property.

Great home for relaxing

Had the family there for 5 days and enjoyed every minute. Would like to see an earlier check-in, and later check out, such as in by 2:00, out by 12:00p.m. When that many people are staying for a period of time, and you need to be out by 10:00 a.m., that's a little difficult.

Cleanliness was good enough in front unit, but the floors were a bit dirty. The back unit (that you go up the stairs to access) stunk from cleaning chemicals for two days. Internet was not always strong. We couldn’t get the Keurig machine to work. Would be nice it the refrigerator had inside door cubbies one toilet paper role per bathroom is a bit stingy for such an expensive rental. OverallI’ve rented much nicer Balbia units for less in December. I don’t feel you go the extra mile for a high dollar rental.

Overall, I recommend this vacation rental. Reviewer Comments: The house was beautiful, spacious and in the perfect location. Great patio and beautiful view from the master bedroom. We very much enjoyed our trip and would stay here again. The cleaning prior to our arrival could have been better (kitchen trash needed emptying, baby bottle with milk found under a bed, etc.), but it didn't take away from our stay. Also, not the fault of this home's owner, but the people staying in the house across the street were extremely loud one night until about midnight. However, overall, we loved staying here and recommend it.

Overall, I recommend this vacation rental. Reviewer Comments: Great location and pretty easy access. Loved having a paddle board, beach chairs, and a scooter we could use. The patio was also really great! Only problem was the kitchen sink was backing up with nasty stuff and smelled awful. They wanted to charge $400 for maintenance to come, but it was our last day so we had to make do with no kitchen sink. Other than that, great stay. Thanks!

Overall, I do not recommend this vacation rental. Reviewer Comments: Great location on the island close to everything. Never needed the car, had beach cruisers to go everywhere. House needs some touch ups and outdoor furniture is falling apart, house want not very clean upon check in, but we made due. The house lacks some basic essentials and needs to have some investment on simple items like wine glasses etc...
